Found this so useful, I’m building my own singles storey rear extension, 10m x 4m … never built one before and everyone I know has doubts I can do it and they are all worried! Just to see you break down the schedule of works with a rough estimate helped me to align with what I need to think about! Just waiting for the architect to finalise the technical drawings before we submit to building regs … I estimate my build to be about £25k minus kitchen if I do majority of the work! £70k plus kitchen If pay someone else minimum! This channel is priceless for someone like me right now 👍🏻👍🏻👍🏻

Very useful video Scott, thanks. I’m currently pricing builders for a kitchen extension (based in NI). We’re knocking through an existing wall (galley Kitchen) into an old fashioned side return for a more open plan look. Size of job is probably 2/3 of this. 5 x 1.2 is the size of side return. The first quote I received back was 53k….I couldn’t believe it. I know building materials are expensive but I didn’t imagine it would be over 50k…..hoping a local trusted builder can come in with a lower quote and I can reduce cost by taking on a lot of the interior works myself (qualified years ago as a commercial pipe fitter). This video has given me hope. Cheers

@@betaplanltd5967 fantastic. Based on the quotes weve had for a much smaller extension and no big beam, you'd think prices have 10x in a year. Slightly overdoing it there but quotes of 46k for a 1st floor ext, assuming no foundation work.. seems a lot.

Im looking to build a small extension on to my barratts house glamis design. The kitchen patio doors would be where the extension would start. You're getting concrete for £80 a cube ?? and a builder skip for £195..and screed for £20 a cube... your sand in the calculation above was £75 a cube !! other items on here that don't ring true either. Suggest you look at these costs again !! I know you put this as an estimation but hey, get real please !! ( there is no way planning would allow a flush finish extension either...it would have to be subservient to the main building at both ends.) Love the presentation though, cheers.

Thanks for your comment, in my error I was supposed to change the screed price, but overlooked it. In terms of the conc, I found prices ranging from £80-120 per cube (see the foundation conc). It was difficult give a 100% accurate cost for that as project will probably done a different way each time with pumped conc or barrowed in conc, ready mix or mixing on site. As mentioned in the video this is a desk top exercise with info gathered from the web, so am happy to stand by what I have found. Sand blinding for example is £75 per bulk bag in Wickes. I found several skips around the £200 mark for an 8 yard builders skip. Again, how the excavated material is disposed of on site is different for each project. The aim of the video is to give a fair insight into approx costings involved. In respect of planning (not that this is aimed at going through planning rules) this design would be acceptable up to 4m in depth under Permitted Development on a detached house, flush with the sides (assuming the PD rights are in place and it is not in a conservation area, AONB or a listed building). If an extension is off the original house (rear elevation in this case) it would be compliant with PD rights. Subservience is not generally mentioned in the context of PD rights, as to be inline with PD requirements by default things are generally subservient. can't comment on other prices but in the area where I live a 8yard skip (with an access door as well) is £180, so price in the video is quite accurate
