I love your perspective! I now have my home on Long Island on the market since July and want to move to San Diego California, however, I can't justify dropping the price another 20K. I'm thinking of taking it off the market, until the " correction" works in the seller's favor. thank you

I currently live in Orlando, FL and I'm curious to see what the market will be like once all the houses have been fully built. Currently, I'm trying to get my credit score above 750 and have money set aside for emergencies/closing costs.

For now, Orlando is #19 on the list of declining metros with -6.5 points off their price per square foot (PPSF) and -3.1 points off their list price to sales price ratio according to the Redfin report. That makes a lot of sense. A credit score over 750+ is incredible! Check out my friends at the link below. How do you figure? By your logic, a 500k home should sell for 50k??? That wouldn't cover the cost of materials, infrastructure, and certainly not be in line with modern times, even 2016 numbers. 🤔

@@AndrewFinney yes when you compare the average persons wages of 30k a year these 3 bedroom 2 bath homes that are going for 500k should only be worth around 50k. That's what happens when you are in a bubble and home values have 10 folded wages in the last 50 years. The greatest bubble.of the last century is about to pop and the economy will be worse than the great depression nobody can afford gas, food, housing and wages have stayed low the next 10 years is going to be brutal just watch.

How about you put your money where your mouth is. $10k that you are wrong...this is a real estate crash and the prices are already bad...the median to income in my area is at 8.3 and that's with the recent price drop. So yes we are in the first stages of a recession. Like I said...talking is cheap

@@AndrewFinney Like I said talking is cheap. Facts are facts and they cant be changed. Data never lies....numbers dont lie. I understand your income depends on selling homes but that is over now... I guarantee that your numbers are down in tbe last 6 months and declining every month even more. This had to happen. Prices in some places went up by 1x which is unheard of. If you agree to take my bet I'll have my attorney reach out we'll sign a contract and the proceeds can go to a charity. A good deed for both of us no matter the outcome.

Andrew, I live in Frederick MD and have been monitoring the sales of homes in my local community. Everything has been selling above asking price, for the time being. According to Redfin, the market remains very competitive (Score: 85). I'm hoping the market will remain competitive next year around April/May timeframe, when we are potentially going to sell the home. I'd be interest in seeing your analysis of this area. Great video, as always! Your videos help build my confidence in purchasing our first home using the VA loan. Thanks!

It's possible certain areas on the East coast, including Frederick MD will remain more competitive vs. other housing markets are around the country. Once consideration is if Apr/ May fits your life plan or if you're trying to gauge a better market timing? It seems likely we might see mortgage rates crest 9% if the FED continues the rate hikes as it seems they are probable to do since the inflation rate didn't come down as much as they hoped by now. Time reveals all. The good thing is using your VA loan should be able to get a better rate than the average at the time. VA loans are like a rolls royce of home loans.
