Last year we moved 2 km to another apartment near Lisbon. Because of the pandemic I tried to change contracts as much as possible online or by phone. But, in Portugal you need to go *in person* to change the contract details of services like electricity, water, gas, bank, etc. For decades I used to do this online, in another european country, so it´s a bit of a shock these visits to physical stores and agencies. Very nice apartment and great view. Hope you enjoy living here!

Then Loja do Cidadão was created and you could lose only one morning and take care of all four issues under the same roof. Bliss, pure bliss. Even in this full blown internet age Loja do Cidadão is still quite useful, as: 1) there are times when you do need to solve complicated issues face to face with someone 2) some people are not very proficient with the internet, or with the Portuguese language...

Our new landlord has been extremely gracious and helpful and we adore our new neighborhood. Time has flown! We luckily signed a 3-year lease so we are staying put at least that long. We were so resistant to the 3-year commitment but now we are so glad we did. Good luck with the search, we know it's tough out there now.

They do some crazy things in Europe in general. I lived in Italy and in my lease it says if the appliances break or malfunction, I will be charged for repairs or replacement whereas in the U.S. if appliances break, you actually have the landlord repair or replace them or you withhold the rent until they do.

It's actually the same in Portugal - by law, the landlord is responsible for fixing any appliance that was included in the lease. These two guys just didn't bother to learn the local law, and ate it up.

Great video. This is the thing I dread the most about moving there... Great to hear you can break your lease early though. With the current D7 requirements of a year lease if after 3 months you don't like where you're at, you can leave which is outstanding. We'll probably be looking to buy something but not at first. Don't want to end up with something that's got a lot of the problems you pointed out about your last place.

From the rent perspective for a country with such low median wages the rents seem very high. I guess its the expat invasion is driving the rental values.

Yes, it is high compared to the average rental. Most of that is location, Lisbon has the highest rents in the country. Portugals new popularity definitely plays a role In the increases. The agents we talk to representing apartments like these always say they only see foreigners interested, mostly from other European counties. Lots of French, Spanish and Germans moving here.

@@HoneymoonAlways Unfortunately the high influx of wealthy foreigners in Lisbon will probably end up "killing" the city soul. Lisbon is already seeing problems with filling teacher and doctor jobs because of how expensive and hard it has become to rent an apartment. It’s a shame that the authorities don’t do anything meaningful to control the market.

@@ppietrap3876 This is why when people ask us how long we will stay, we say we do not know. The city is transforming and we don't know what it will look like in 5,10 years. Everything has its drawbacks. On the good side, there is tons of investment coming in, the population is not decreasing as much and so much progress has been made in infrastructure since the Golden Visa started attracting investment, but the cost of living increases are going to have an impact on the city as well.

@@HoneymoonAlways Don’t get me wrong, I do see the advantages of foreigners coming to live here (though I would not say infrastructure is one of them, unless you are talking about building renovations). My problem is with regulation in the housing market, that is what fundamentally affects locals. The rents are truly "criminal".

We just signed a 3-year lease and paid 4 months up front (2 rent payments and 2 months worth for a security deposit). It was kind of a scary commitment, but we knew it was just something we were going to have to deal with. In addition, one thing we realized is that we will be paying rent on an apartment we can’t live in while our visa is in process. Can’t wait to join you all in Lisbon soon!

Most property managers or landlord are accustomed to showing you the apartment twice. Both times we gave an offer and said in the email that we wanted to see the apartment again before signing. We also walked around the area ourselves before moving in.

For this apartment it was about a weeks and a half. Last apartment it was 3 days. So just depends on the landlord and the negotiations.

Excellent information - thanks! I've been hearing about landlords wanting 6 or 12 months rent up front - which made me reconsider the whole D7 idea. If I do come to Portugal, I'd rather have an unfurnished apartment. So glad to hear that's more common. The Lease length and the fact that you can get out of it, is a Plus. I lived most of my life in NYC where a 1- or 2- year lease is normal. In Italy - I am gathering documents for my Italian Citizenship by Descent claim - the leases are 4 or 5 years! It's possible to get out of them - but I can't imagine committing that far ahead, in a city I've never lived in and don't know. Portugal is still very attractive to me, but I'd rather come with Italian Citizenship and an EU Passport. I'll continue to watch and learn from your experience! All the Best in your new Home!

Portugal is a popular place for people who come here after learning how hard it is to move to other places in Europe like Italy. I tried to get Irish citizenship by birth but was not eligible. I later learned that because of brexit the wait would be years anyway and I could get Portuguese citizenship easier and in 5year.

Hi Dan and Michelle! Awesome video, I’m always checking back on your channel eager for the next upload. Thanks for all the info you share. We applied to PT’s D7 visa as well and one thing that we’re researching extensively are the taxes. I know in one of your most recent videos you mentioned taxes and how you guys are still figuring out the whole situation for that. My question is, before deciding to move to Portugal did you have an idea of how much your taxes would be in PT or if you were going to qualify for the NHR program? I know you may not have all the tax answers but we most likely won’t qualify for the NHR due to the nature of our remote jobs. We’re worried our taxes will be close to 40%, more or less. Are you in the same boat? Or does you get taxed differently because Honeymoon Always is your own company and you are paying yourselves as employees or on the other hand sole proprietors? We want to create an LLC before we hopefully arrive in PT but we don’t know what’s the best way to not be taxed a fortune. Hopefully these questions are not too intrusive or personal. Would absolutely appreciate if you could share some insight if you yourselves have been able to obtain that. Thanks again for the awesome vids!

Very strange indeed. The good thing is the property manager treats other people the same way, very stern so when she needs to send a plumber or someone they are here in no time and things get done so there are positives and negatives to that type of person.

Hi guys, good to have u back in 🇵🇹. What a beautiful apt you got!!! 😳 😱 It is gorgeous, but be careful with central AC. I have it in all rooms. I live in Santarém which is blazing hot and on a last floor, large apto. If you run your AC like in the US, it can be incredibly expensive. I use it only when I am in the bedroom and I cross ventilate during the day with windows open, as I have 5 huge sliding windows. Enjoy Estrela, it is a wonderful neighborhood. 🤗❤️🇵🇹

Negotiation? in cities close to the beach? In big cities or in Algarve? Good luck with that. the market is completely crazy. Everyone want to come to Portugal lots of retirees from the EU because the cost of living have increasingly grow this past year (inflation) in north of Europe. Our Government estimates inflation at 4% in the end of this year (most because the cost of housing) and maintains deficit forecast at less than 2%, even with this war. And normally they dont fail their predictions, and last year they had better numbers then predicted. My brother work in a local parish council (Junta de Freguesia) and he tell me about the record numbers they issue in certificates of address for other nationalities within the EU. If you buy a house last year, now the house have grow in value about more than 20%.

We've got our appt. in SF next month and then hopefully moving to PT in August! We're working with a Remax realtor to help us find a year long lease to satisfy the SF office (because it sounds like we need a year lease for SF), but I keep wondering about Flatio as it seems like such an easier option. I know you guys went through DC and housing requirements are less strict there, but can you speak at all about us potentially using Flatio for a short term place for when we first land?

My boyfriend and I have been homeowners for almost 2 years now in phoenix az. The housing market is crazy right now and if we sell our house we can make a huge profit. This apartment would actually sell for 800k€ up to 1 million€ based on what I see other apartments listed for. Which is pretty crazy since the rent is so low compared to the value of the apartment.

Took us a couple of months to find since we were picky. Transferring money comes with a small fee.

Great video guys 👍 thanks for sharing and congratulations on finding a place that works for you. It's very interesting about the time frame and negotiating the other terms of the lease. My take away is that you have to read it all. Here in the US we tend to look at the term and rate and just sign it. Hahaha Do you think you would get a better deal by paying a year in advance?

Saying you would pay a year in advance would definitely be a strong bargaining chip to pull the price down. Really depends on the owner.

Not if you give proper notice and stay the required portion of the contract.

We did, but Visa requirements have changed since this was over a year ago so you need to look into that.
