Very sad, but I find many people all over the world are leaving their home countries for a myriad of reasons. Where ever I go, everybody wants to leave and settle elsewhere. Many people are leaving Europe, many people are leaving other countries in Asia. This is a global issue, because of the geopolitical situation around the world.

I was raised in mainland China, yet I'm a fan of neither CCP nor autocracy, but i don't think you should blame unaffordable housing in Hong Kong just on Beijing. As life expectancy increses, many countries or regions are becoming overpopulated, especially those places that is prosperous. Unaffordable housing is not only a problem of young generation in Hong Kong, but a problem being faced by young generation all around the world.

Then my next question is, does the government do anything alleviate the problem? No, she doesn't. There is no capital gain tax in HK which makes it a heaven for property investors. There is no rental index issued by the government and the landlord can increase the rent for whatever they want. There is no protection for the tenant and the landlord can expel the tenant out of the property once the lease expires. There is no control on foreigners buying properties in HK and there is no vacant tax for landlord who leave the property vacant! And there is even a non-stop influx of immigrants from China. Jesus Christ what has the government done? Nothing! All the policies are in favour of landlords. How can HK people survive in such environment? How can the society be sustainable? I don't know, just don't know.

Yes maybe London is similar to HK, but at least there are some laws to protect tenant and the landlord can't force the tenant to leave the property unless the tenant agree to do so. but in HK, not to mention buying a property, even if you just lease a property, you would expect a 10% increase in rent per year and if you can't afford it, you will be kicked out of the property! I understand in France and Germany, they actually issue a rental index (almost the same as CPI) the landlord can only adjust the rent annually based on the index. At the end of the lease the landlord needs to renew the lease based on the same terms so literally the tenant can live in the property until they want to leave and they need not worry about unreasonable increase in rent. This is a much fair system and it balances the interest between the tenant and the landlord very well. In Germany people need not worry about finding a place to live. Even they can't afford purchasing a property, they can lease at a reasonable rent. The stance of the Germany government is very clear, they treat property as the basic necessities of life, not a mean of investment!

I've been born and raised in Canada all my life and came to Hong Kong to work after I graduated uni. I've been here for two years and I love the city. Yes, it can be stressful, difficult and expensive for sure, but to suggest that there is no future here is preposterous. In fact, many of my friends back in Toronto work much harder, putting in longer hours than people I know working in Hong Kong doing the same jobs at the same companies. And at the end of the day, they lose almost half their income in taxes. There is little flexibility in switching jobs or careers whenever they want, unlike the ample job market in Hong Kong. Most of my HK friends and colleagues were initially completely boggled by the fact that I would make the choice to come to Hong Kong and somehow love it here; coming from a country that most of them dreamed of fleeing to. Even though they pay little to no tax at all, have more public holidays, access to one of the best subway systems in the world, some of the best food from almost every culture and ethnicity and beautiful mountain trails and beaches to enjoy. The grass is after all, always greener on the other side. Hong Kong people sometimes forget that they themselves are Chinese and prefer to paint the mainland as ignorant and close minded. It's easy to subdivide and adopt an "us vs them" mentality, but I urge the people of Hong Kong to actually converse with and try to reach common ground with people from Mainland. Any ignorance I have personally encountered from the mainland stems from the lack of proper infrastructure and widespread access to higher education and facilities, that the Hong Kong people have had access to for more than a generation and we shouldn't forget that. It was not that long ago when British people looked down on Hong Kongers, treating them as second class citizens and essentially, cheap labour. To redirect that attitude towards your own brethren in China is simply foolish and short sighted. Regarding corruption, please. Where there is power, there is abuse and corruption and that holds everywhere in the world. I couldn't tell you whether living in Hong Kong is better, or moving to Western countries like Canada, Australia or the states would yield better lifestyles because it's really all up to how you interpret experiences. All I can say is that Hong Kong is far from perfect, but if you open yourself up to the city, it could surprise you in so many positive ways.

Immigrate on your own, like me (from Europe) and many others, and you will also have a choice. But unless you are a refugee, or you come as an investor, Canada Visa requires high education, work experience, language, (some) money in the bank, and of course health and no police record (which more and more HKers who get arrested will have). The argument that colonial Hong Kong was "better" is questionable at best, utterly irrelevant at worst. The world has changed, China has changed and become very competitive. The whole world has a part in Hong Kong's problems today. The Brits built a nice airport but failed to break the property monopoly, Chinese officials always talk about punishing HK "traitors," but most of all the HKSAR government is always at a deadlock and unable to institute effective land and housing policy.

Hgo S that’s because the HK people didn’t have competition from China back then, that’s why they have all the advantage of growing so manificently. But now China is giving them a run for their money and of course the billionaire legislative club didn’t make things easy for them. So you have competition, a legislative council just working for rich and China, what can the commoners do about it? Protest is the only way to vent their frustrations.

HK land area is 70 to 80 percent green. There are many national parks and hiking trails. HK is surrounded by water so there is plenty of water activities. To say HK is only a concrete jungle says they get out much. Housing has always been an issue with HK. Affordability and lack land supply has always been an issue. Families used to live in single rooms. Shanty towns existed not long ago and public housing only came about after great fire in Diamond Hill where shanty town in heart of Kowloon caught fire and many people died. For families getting a single room on an public estate was like wining the lottery. Youngsters now have high expectations as they grew up with most things given to them. Some young couples safe up money to buy flats is not an easy tasks. Sacrifices have to be made - no holidays, no latest phones, no clothes, etc. Good luck to the youngsters who think they can have better live abroad. Going on holiday is not the same trying to live in a country.

While Hong Kong does have some nice green spaces preserved through its Country Park System, those just aren't the same as proper "wilderness" or nature. Almost any park you go to in HK and if you climb up a hill you will invariably see skyscrapers not far off in the distance, never more than a few miles from an urban development.

I think the root cause of the issue is not due to “one country two systems”. It’s basically economic mismanagement by the policy makers in HK. HK probably allows the big businesses, especially the property developers, with entrenched vested interests to exert too much influence over their policies.

Properties in all major cities are expensive, not just in HK. Try London, Singapore, Taipei, Sydney, New York, Auckland...etc. Sure, properties are cheaper in smaller cities and rural townships but jobs are scarce to come by in those places.

Seriously, it’s not even close to as bad as the video detailed here in HK. Yes, the government is still terrible at grasping what the people want, but the youngest and brightest of this young generation is growing and they are going to be the new government officials. Plus, don’t think that those teens that were protesting with those umbrellas are noble, they just sat and blocked the road in one of the most busiest districts in HK and brought a lot of inconvenience to everyone. As the roads were blocked, my school closed for a whole week because no school buses or private vehicles could transport us directly there. My father couldn’t go to work either, because they blocked the train stations’ entrance and exits with rubbish bins and junk. But of course, just my personal opinion. You can say that I’m brainwashed by the Chinese government but I can just assure you that it’s not only me who thinks like this.

Seems to me that young Hong Kongers are unhappy not because they lack political freedom but because they find housing on the main island so very unaffordable.... and so they vent their frustration on China and the Hong Kong government! Yet, ironically, there is so much undeveloped land in the New Territories.

Yes you hit the nail on the head. Western media will like to portray the situation as being about 'democracy', because they insist everyone must follow their system, no matter the culture. But in all parts of the world, discontent is ALWAYS about bread and butter issues. In HK, the #1 issue is HOUSING!!!!! Nothing else is relevant. HK's property prices are the highest in the world. The only way to reduce it is to increase supply. This is easier said than done. The undeveloped land in New Territories is owned by other people, and it's also not as much as you think because most of the territory is mountainous. They need to reclaim more land and build on it, and make rules that it can't just be luxury condos for rich people - a set number of units has to be targeted at a certain price range people can afford. Also, a lot of problems in HK will actually go away if 2047 was brought forward and the border removed. That instantly solves the housing problem.

Until there is a major shift in focus of what happiness is, hkers will continue to distancing themselves from happinesses. HK is an extremely materialistic society, it also heavy focus on academic achievements, personal wealth, and condescending altitudes. For the less achievers, less fortunate ones, HK is a miserable place to live, but then again they have to decide what is best for them. Being one of the most efficient and competitive city in Asia do come with a price.

Agreed. HK culture expects material wealth without the competition. The city had been spoiled by its advantageous position in the past. Now it needs to work hard to fix its problems, and that is up to the HKSAR government. HK needs a visionary long-term housing policy, not these silly little pieces of tape to fix each symptom.

It's the illusion of the grass is greener next door. Once on the other side they will discover it's tough everywhere. Hard work remain the only solution to success. As the young couple pointed out however, housing in HK is a huge challenge.

I'm barely a teen and my family recently left. It was never my choice, we used to go to rally and fight for a future but China's tightening grip makes our blood boil. On one hand I want to leave and find hope in a different society, on the other hand same as the couple I don't want to betray or leave my home this place that I grew up in and fought for. I wish that I could come home to this country but I just can't tolerate the mainlanders

Hong Kong's housing shortage is because of an informal understanding between corrupt politicians and monopolistic real estate companies to keep supply limited while demand for housing keeps increasing. They wanna earn super profits. There is no reason why land cannot be released for constructing affordable 2 bedroom houses for local first time home buyers. Its just lack of political will. This is also the case in India's housing market, my country.

Didn't Hong Kong citizens treat mainland Chinese as lower class people for many years from the 70's to 00's? Watch some of those Stephen chow movies and you might get the idea. So to be ruled by China now may probably seem they have lost their power (colonial) and degrading to them. This is just my opinion from my observation and I might be wrong though as I'm neither a citizen of China nor Hong Kong. I just happened to pass through Shenzhen around 09's

Empty Bottle like I said.. it is my opinion from my own observation as an outsider. I traveled a little around the hk-Macau-Shenzhen area during 08-10 and it was rather obvious how the people of hk treated the mainland Chinese then. If it were isolated cases I might have dismissed the notion but it was the same everytime I see interaction between hk and mainland Chinese people. Always full of sarcasm, downplaying their abilities, foul language and their behavior. Mind you these experiences were exclusively in Shenzhen and i don't see it elsewhere. I understand people of hk are not the most polite of people (my colleagues then were actually denied service at a souvenir shop because he was Indian) but the level of misbehaving by hk people I saw back then was rather outrageous ( in Shenzhen). As for donations for quake victims, people from around the world all chipped in and helped (I did , as did my grand uncle from the USA as we are Chinese descendants) so that gesture was not exclusively Hong Kong's. I will not comment of the politics as that is non of my business.

Many people may have misunderstood the relationship between these two groups, mainlanders were not “looked down” to, but they are being rejected to, they were not viewed as lower being but equal beings but with different culture and opinions that simply doesn’t match ours.

@Asterisk* Those people do exist, but more so with Hong Kongers whose ancestors originated from Hong Kong (as contrasted to immigrants from the Mainland during WW2, for example). My (horrible and extremely unfriendly) mother exhibits this, she would always demean and insult the Mainland and Mainlanders constantly, in fact, having a toxic narcissistic behaviour, she would indoctrinate me and my siblings on the dangers of China, "Made in China", and even lied once, telling me that Chinese people would abduct me when we were in China visiting my grandparent's (father's side) extended family. She's just the typical dumb bitch with severe insecurities and decided to take that approach, as some Asians who grew up in the west tend to do, specifically teenagers, except that my mother's an adult. Racists, as you might find, tend to be stupid and primitive, and deep there, there are insecurities that their soft brains are unable to handle even with decades of experience, and, as their insecurities surface, everyone else suffers so they may enjoy temporary gratification with karma building against them.

This is actually a good thing. Hong Kong is way too overpopulated. The protests and recent wave of people leaving the island actually drove the rocket high real estate prices down. Those who want to leave should leave so the rest can afford a home.

Hong Hong people have a sense of superiority over other Chinese. While in actual fact, they are the least capable. China have created new heights in the world in aerospace, high speed rails, telecommunications, construction, e-commerce etc, what have Hong Kong people achieved? Zero. Yet they demand a lot and cry too much, while the Chinese dig down and work and work and work. Hong Kong took advantage of being China’s front office during 1970-2000. After entering WTO, foreign companies set up facilities directly in Beijing, Shanghai, Shenzhen. And Hong Kong has been in decline ever since. Shenzhen turned from a fishing village to the second biggest technology center outside Silicon Valley. Hong Kong people cannot compete, and now blame Chinese for everything. There is only one way out for Hong Kong, change to “One Country One System”, then China can bring it forward. Otherwise this tiny economy don’t stand a chance against China. But you know what? I hope Hong Kong go on its own, it’s now like the fuse to a bomb for China. Western power can’t enter Chinese Wall, they set fire in Hong Kong. Hong Kong contributes zero tax to China, and now becoming a burden for China.

As a fellow Hong Konger, I’m quite aware of the situation and I know what’s going on. Yes, someday in the future it’s gonna change, and there’s a lot of problems. But when you look on the good side, Hong Kong is a nice place actually. I’m also an exchange student in Canada, I also considered having homes both there and here in Hong Kong. Can’t entirely blame China about these problems.....

The biggest myth is mainland China depended on Hong Kong talents or industries. Actually the reason Britain took over Hong Kong is it can be used as a choke point to control China's wealth and resources. Hong Kong has nothing to offer in terms of manufactured goods nor natural resources. The G8 had imposed sanctions and only allow trade and investments to flow in and out of China via British controlled Hong Kong since WWII. The "talents" of Hong Kong are just trained civil servants to serve the British financial institutions and banks. Hong Kong had not produced Nobel Prize winners, nor multi nationals like Tencent, Huawei, Xia Mi, DJC, Alibaba etc which even USA considered them as a challenge and threat.

Young HK citizens ought to ask yourself, what can you do for HK and not expect HK government do everything for you. You feel the grass is greener in other countries. Singapore living standards are high also. A young graduate will not be able to buy a house even government subsidised HDB flats. Owing a car is also beyond a young graduate means. Mind you there are many racisms in Australia, Canada, UK and US. Presently the HK government and mainland government are strict in the governance of K because of the fear of external forces trying to destabilise HK. The former umbrella movement and student riots in 2019& 2020 were instigated by US and UK. The British promised to accept HK BNO immigrants but never provide them jobs and housing. As such many HK regretted migrated to UK.

Emigration is a universal issue, not confining to Hong Kong. Young people in Taiwan also complain that they cannot afford to buy a decent place to live after graduating from the university. The change of the global economic structure is one of the major reasons contributing to the rising dissatisfaction among young people and the growing gap between the rich and the poor.

I visited HK and loved it (even made videos about it) but as with everything, living somewhere is completely different to being on holiday there. How long have they had this problem, did it start it 97 and grow from there or was there already an issue? Would going back to the previous system solve the issue or does a completely new system need to in place to cater for the “today”.

Thank you, I am unfamiliar with what happened in 1984? I don't know too much about it, but it was my understanding the British owned hong kong island and Kowloon, but the surrounding areas were under lease and started to become an integrated part of "Hong Kong". So when the lease run out in 1997 on the surrounding areas China made quite clear that all parts should be returned as one. If the British had decided to try to hang on to HK island and Kowloon, it could have got pretty nasty and potentially destroyed the city and all its connections. Of course by letting it all go, it looks like it has had a slower negative affect. I wonder what would have happened if the British had kept hold of it, would it be any better now or is it the buzz dying down from the many tax free years that is slowly fading due to global markets being more accessible.

The Sino-British Joint Declaration was signed by the UK and the PRC in exactly 1984. Hongkong was promised for at least 50 years of unchanged system, customs and culture. Not just 50, but at least 50. Not less than 50 either, as it's happening right now. If you track the history of the whole thing further, you will find the way the United Nations define colonies. After the PRC entered the UN, the UN took Hongkong and Macau out of the colonies category, meaning the recognized right of self-determination was taken away. The PRC also threatened with military invasion more than once, several of them happened when the old Hongkong government was planning to give more rights to the people.

Not many. There were some good options a few years back, but they didn't work out. For now, Hongkong is basically surrounded by the PRC and the US, in terms of Realpolitik. Not sure what the government of Japan or Russia, or the Taiwanese ROC has in mind.

We have the same problem here in Serbia. The population is not a problem, but the economy is. Even as a University graduate, your salary will be around 500 USD, or maybe 700, 800 if you are lucky. A person who earns that much money a month cannot afford to buy an apartment in Belgrade that costs like 80 or 100k dollars... It's just not possible. Only people who have support from their (rich) parents can buy property. It's sad.

The ones who want to leave HK are right. The region is too crowded, too over-populated, too expensive, too polluted and no forested areas. China controls it too much, and does things not in the interest of HK residents. China wastes money and does not improve the living conditions of the vast majority of residents. The exodus should continue. Australia sounds like the best place to go.

Singapore's nominal GDP exceeds that of Hong Kong's - GDP PPP per capita is even bigger as Singapore has a smaller population than Hong Kong - yet Hong Kong's property market is more than twice as expensive than Singapore. So yes, think about it, stop being arrogant!

Hong Kong's plight is not directly related to Chinese rule but an institutional structure set by the British long ago, while your PAP-controlled media outlet likes to use the HK's less educated class to generalise the whole situation, like how your parliament twists PJ Thum's words on a hearing of your own history in SG for political gains and a PAP-approved whitewashed anti-communist version of SG history. So why didn't you interview people in HK from the other side of the aisle, like pro-gov or gov officials? Cos you dun even do that in SG with the Workers' Party and other "democratic" parties. Thus you can even get the facts straight for a non-HK audience. The local government in HKSAR has a lot to do with lack of policy planning and effective execution, not with Beijing or lack of 'democracy' so like your so-called full of democracy in SG.

A combined household income of ~1.5-3k USD a month in one of the biggest cities lol. Yeah Hong Kong is a difficult place to live in, but these folks aren't gonna make it in any other big cities.

Go anywhere you want. Hong Kong is a free city and you are free to go anywhere with people who welcome you. China does not restrict people from going to another country either. We all live in a free country. In turn, you should respect the host country and learn their language and culture. There are plenty of people around the world who dream of coming to live in Hong Kong. Living in Hong Kong is a privilege, not a right.

Hong Kong has too many immigrants and people coming from the mainland that's why its so unnafordable.My home was listed at about 3 to 4 million dollars but now,it might as well be "considered as expensive as a gigantic house" not exactly a mansion but considered that expensive

HK is not so different, look at SF, look at Seattle. It’s just the sensitivity of its history intertwined with mainland China, that cause them to point fingers at China. When the city is a finance hub, it’s real estate will rise. Up your game, work to get into better paid industry. It wouldn’t be reasonable to expect a blue follower worker in NY to buy a flat/house in Manhattan, so either invest in yourself to get higher skill for a better paying job, or move to NJ to other places more affordable

And we are not expecting blue collars to live in Manhattan, we are talking about blue collars have no place to live in HK. No affordable place in anywhere in hk, not only in the central area. Even professionals can't afford, ANYTHING. many young people now are relying their parents pension and saving to pay for their downpayment, because as a young professional, despite I make decent money, I still can't afford to live even further away. Because we don't have options. We have no New Jersey like Manhattan. Period. how i wish we sth like NJ to move to really.

Leung Joyce I’m sorry to hear about that situation. But note that you are not the only one, people in Singapore are facing similar issues, again that goes back to my point that because Singapore is a country by itself, they don’t have a China to point their fingers to. People move out of NYC and go live in other states because they know they won’t be able to afford a house or even apartments in the city. Manhattan is not the only example here, DC/northern VA are expensive, even looking for houses 1 to 2 hours outside starts at $500K. My point is that when the real estate goes up high enough, there is nothing that keeps you tied down to that city. Being a Chinese myself, I know most Chinese don’t travel far from their home, even when they go off to college, but if people can be more flexible with their willingness of being mobile, they’ll end up much happier down the road. There is so much land up north, don’t think of it as HK vs China.

kwfown the problem with your assumption is that you think all is level playing field. but in fact these price rises are artificially created so it's not based on what in average worker could afford.

I have British friends working as senior consultants and developers in HK. They make far less money than they'd make anywhere in America, or even Europe. The rents in turn are massively higher yet the apartments are tiny and in run down buildings. The landlords keep increasing the rents annually. Healthy food is very expensive, the city is rather polluted, noise pollution is very high. I'd say they'd be better off nearly anywhere else.

Somewhat similar situation here in SG. I'm already 28, still single, can't afford a house of my own,even when I reach 35. Good thing I work on merchant ships; feels like a rented room, workplace, socializing place and all without the fuss of commuting. (SG is just too packed with people, although the frequency of public transportation is getting better recently)

I absolutely agree on what the last guy said, and when I left Hong Kong to study in the UK, I found that I absolutely hated living there, and now, I just hope to finish my degree and go back to Hong Kong soon, sure, the weather is hot, things are more expensive, but my family is there, and there is nothing more important than family.
