Greg and Wilma - you made the right choice in building your home in Dauin. I talked a lot about Dauin among Filipino friends here in the US, telling them that we have everything. We have beaches, farm lands, mountains, and jungles. Dumaguete City is just 15kM away and has lots of restaurants that offers world cuisines. Dauin itself has plenty of restaurants too. You can dine in at any of the 15 resorts at least or at some native design restaurants such as Dauin Dive Cafe (my favorite) and FINBAR which boasts of locally brewed beer. Greg, I don't know if you golf but if you do, over an hour away, the Tanjay Plantation Golf Course reopened last July. There is still the Angtay Golf Course, a nine hole golf course in Dumaguete as well as the executive par 3, 18 hole golf course in Sibulan.

Yes, I agree with you 100%. We looked for land in Leyte, Panglao Island, Cebu, Bohol & Negros Oriental. We found Dauin to be the best area (in our opinion) to build our Dream Home. Thanks for commenting.

Hello Greg & Wilma. Caught your interviews with Every Man/Woman has a story and found your channel. My wife of 16 years and I are planning something very similar. She is from Cebu and we're planning to retire in 7 years or so. We will be following your progress and hope to visit that area on our next visit.

What a thrill it must be to finally find your dream property. My wife is from Southern Leyte, which part of Leyte is your wife from? Can I ask how much/sqm the asking price is up there? Hi 293, Wilma is from Palompon, Leyte. Property costs vary greatly in the area. Lots of variables. View, no view, cement road or dirt road etc. Go on Facebook marketplace and all the detail is right there. Pictures, costs etc. Good luck in your search and keep us updated. Yes fscebook marketplace philippines is a good source for property but make sure to go through a reputable lawyer to do all the checks and necessary paperwork. Good luck . I found a nice 600sq.m. lot in Tagum/Davao for 270, 000pesos. These are now 400, 000 pesos so costs are increasing and will continue to do so. My house is doing second floor now while I am in London working.

Looking in that area as well, prefer overlooking as well. Plan to review your previous videos as well. Appreciate any help.

Hi Brian, So difficult to answer, so many variables. Cemented road or not, View or no view. What's directly around the property. The easiest way I'm telling everyone is use Facebook marketplace. Put in area you want to search, expand radius from that area and type in Land for sale. Basically, everything that is available in that area is right there. Photos, cost per square meter etc. Good luck with your search. There's one lot left in our subdivision, but its pending. Once I find out the status I will update everyone. Hello Greg and Wilma. I am reaching retirement age, unfortunately will not retire in the town where you are building your house. I grew up in Dauin, traversed almost all of the barrios, walking to attend fiestas during the time when there was no electricity, no roads, and only one municipal high school in the whole town. I never once imagined that my Dauin town will turn out to be a haven for tourists, magnets for foreigners and Filipinos from abroad to build homes there. I watched with envy and pride of videos such as yours. I though live in a nice community here in New Jersey, surrounded by two beautiful golf courses but nothing compared to the beautiful Dauin. I wish I can just pack up and move back there permanently. Enjoy your life there and if you have time, maybe you can get involved with the community. I still visit once a year there and there is an organization of Locals called "The Legends", 60 years and above.

Hi Ilona, I lived in NY most of my life. However, I lived in NJ about 12 years. South Jersey, down by Philly & Sussex County up North. Dauin is a very beautiful area. Close to Dumaguete, but in a very quiet area. We love it. Once we get moved in we will certainly get more involved with the community. Thanks for the comment and hopefully you will visit Dauin soon.

Smaller ones they pull ashore and tie down. The larger ones ride it out as I understand it. Anchor and hope for the best.

Chris, my name is Rene. I grew up in Dauin but live in NJ. I recommend Dauin, beautiful town, close to Dumaguete. There are many expats living in my town including Filipino Americans. I am 61, unfortunately will not retire in Dauin but will plan to visit Dauin every year as long as I am able to.

Hello Greg and Wilma... I am wondering if there is an artist's or engineer's drawing of you proposed house... It shows in the opening thumbnail, however I want to see it and maybe I just have not come across it embedded in one of the videos. Could you give me a video where you have the drawing? Or if there is not one published yet, if you could show us all what the final house will look like? I like the open front concept with just windows all along the front to see that view. Whew! It is nice!!! Thanks and keep up the good work!

Hi Scott, yes we are working on that video. Several subscribers asked us to shoot that video. The original drawings I did, met with our architect and he created a 2d version with proper floor plan. We made a few changes, one structural and one not. He redid floor plan, I approved it and went to blue print. It went pretty fast actually. Look out for that video. Thanks for watching.

Greg and Wilma you are similar to us. We are from Phoenix and is originally from the Philippines. Her mother lives in Leyte and we also added on to her house. We also just retired last year and moved here 7 months ago. We have been married for many years and met in the US. We have been doing some search for property to build but not really impressed with much. We currently rent in Zamboanguita in the beach with a pool and guest home but we would like to find a property like yours to buy and build. We want to build a one story house with a pool and entertainment yard. In Arizona our house was on the golf course with pool and we know that we will not be on the golf course or beach but a great view would be cool. If you could please share the real estate agent you used and the subdivision you are building I would really appreciate it. Barry and Joy Barton

You said the typhoons come from the west there. I'd say the opposite. It's both. But moreso they come from the pacific(east) moving north and west.

Hi Martin, yes you are correct. Another blunder, I realized during the playback. The Typhoons typically come East to West and normally North of here. Then they usually turn North or North West and go out to sea. Let's hope this years season will be quiet.

Hi George, we are not disclosing our costs yet. However, prices are rising and vary greatly on location. Property beach front is extremely high, out of reach for someone like me. Cemented road leading to property raises the cost per square meter. Overlooking mountain or ocean view drives up price. I suggest to go on Facebook market place, enter the area you are interested like, "Dauin" dial in how many kilometer search radius and you will see 90% of what is available, as everyone is using Facebook marketplace these days. Good luck with your land search.
