Great break breakdown! I ran into a similar appraisal problem. Luckily the second appraiser cleared it up. I agree, seasoned appraisers will always recognize quality builds.

Wow I hope one day I can live in a house you’ve flipped! :) I remember going to so many open houses pre-pandemic where the homes looked beautiful in the photographs, but once I got there in person, I felt like it was all going to fall apart in a few days

How much actual cash vs hard money do you typically use when flipping $1m properties in the bay area? Do you try to avoid hard money when possible or is it more of a risk reduction strategy?

I live in another state. I Googled my city, state, and added "cabinet refinisher" and found one I'm very happy with. The house we bought a few months ago was built in 2009. The dark cabinets were worn looking, without knobs or pulls. We painted the cabinets white and added black contemporary knobs and pulls. The cabinets are now beautiful and very up-to-date looking. It's expensive to paint cabinets but it's lots cheaper than buying new ones. There are approximately 18' linear feet in our U shaped kitchen, a 5' island, and two 5' vanities. It cost $5700 to have them all painted. New custom cabinets would have cost $25,000 or even more Through a classified ad I found an entire kitchen (including appliances) that someone had ripped out and was selling for $2800. The cabinets were stock maple ones that we had the same company paint white (it was around $3700). I put on a granite top and the basement kitchen looked luxurious. I'm sure it was one of the reasons we sold our previous house in 48 hours, for full asking price, and before it was even on the market. Unless you're extremely skilled, I don't recommend painting cabinets yourself.

To be honest, renovation job is fine, but mainly thanks to hot housing market in that area, no way to make this kind of profits in any other areas and special timing and low interest rates.
