i would not of thought many locals could afford that price so all geared up the expats market. In popular areas i think it's wiser to buy to safe guard against the huge rent increases going on. People on tight budgets will feel the squeeze as years pass and more will end up in financial trouble if not taken into account in their plans.. Nothing wrong with the home, it's a good size for most.

The fancy homes have this dirty kitchen inside but I can understand the lower income homes having it outside like outside bathrooms. Nice place if an expat can afford it. Locals can't.

You get way more for your money. Seems to me most people avoid Thailand because of the language barrier, but that is getting to be less-and-less as more Thai's are learning English, there are tons of Thai classes you can take, and now there are a number of outstanding voice translation devices you or someone of another language can speak into and it will provide voiced translation back. The visa issues for Thailand are designed to keep low income expats out (which is why a whole bunch are leaving Thailand for the Philippines, driving Philippine prices up and Thailand prices down). I'll be mid-sixties when I come, and looking seriously at Thailand's 5 or 10 year elite visa. And healthcare? No contest. Thailand wins hands down. Being an atheist, a secular country also appeals to me. I don't need god shoved down my throat. I get enough of that in the US.

$710 a month is a little too high for a home that lacks landscaping appeal and any view. Also the bars in every window indicate that it's not a safe place at all. I am sure that there are better deals available in Dumaguete. Do you guys showcase homes for rent in just Dumaguete? I'm interested in renting near Negros Occidental. Leah is an amazing lady.

Dont know why the owner thinks he can get 40k a month, the space inside is nice but its outdated ( even renovation) there is no dining terrace, yes there is space outside but it is no garden ( saw no plants) the way to the house is maybe 2 meters( not wide enough) think 20 ore 25 is enough fore that house but maybe he asks 40 because its near to the airport
