Kevin's CARES Act updates--living in my 🚗, scared 24/7, working in a factory that let me go as the world shut down--were an authority. He read everything daily, scoured every bill new program and encouraged people to apply w/o shame for mortgage relief: for all of it. You could hear he cared in his voice. They "invest in the guest" all the time on Shark Tank, while passing on humans they don't trust. While yes, our comments should be about the start-up itself; or Kevin's track record of correct predictions; maybe how thoroughly he researches and shares what he sees... Some of us have followed for years, seeing so much of what makes him a good and decent family man. That's who you'd be investing in. I wish I could shake his hand and thank him. -Justin

It's very common in a business for small investors to have zero voting control in the startup. $25k sounds like a big investment, but if the company is worth $200M, it's not efficient to have so many small investors have any control that can slow down the business from making decisions quickly.

I agree that the biggest question mark is his ability to recruit a great team around himself. I know he doesn't need it for the first ~30/40 homes, but if he wants to scale the business to hundreds of homes this will be necessary

Our current staff can support 200 to 500 homes. We just have to grow into that slowly to ensure we don’t grow too fast. Employee expenses are dangerous as are vacant properties

I can not find anywhere on the househack website how to ask a question. I do have tax question, especially if the company goes out of California to acquire properties in other states - that could make my taxes very complicated if in future we get cash flow or we make profit in multiple states. But right now there is no way to get an answer! That is making me hesitant to invest.

Hey Yan, I recommend checking out his website. Per your question, you don't have worry about that because you're not the one receiving the cash flow, the business is. There is no tax liability on an investor's end until the company is sold/goes public.

Yes and no. The company either needs to go public, be acquired or pay out dividends. Most likely it's going to be one of the first two.

I’ve thought about starting a similar company in the past so I think the business premise is solid, but I don’t like the name (a house hack is something very different than wedge deals), don’t like the structure of the deal, & don’t like Kevin’s timing or status as the front man, given his flip-flopping. Do the whales have enough interest & Capital right now? Given the down year most investors have had this year, it’s an open question!

Kevin refusing to give up KZbin and his other endeavors illustrates to smart money that House Hack was designed as a publicity stunt to help Kevin's viewership on KZbin. I expect Kevin to file bankruptcy as an exit strategy by 2023. Kevin is like a trained politician and will point the finger to others rather than take responsibility.

This qualifies as a scam! After reviewing the prospectus, Kevin himself is considered a risk for company. He is undisciplined, constantly flip flopping, and unwilling to focus on this company. Kevin has refused to give up making courses and his KZbin videos to focus on House Hack. In the prospectus, Kevin is allowed to create future companies that compete against House Hack. Kevin is using House Hack as a publicity stunt to increase viewership on this channel. My prediction is Kevin uses funds raised to pay compensation for the original staff (family by marriage) and social media advertisement to his products (courses, discord group, video subscription). Then Kevin will deliberately invest the remaining 10% in bad deals to file bankruptcy as an exit.

Thanks for watching! To offer an idea why someone would consider House Hack, Inc as an investment: it's a way to diversify into real estate with a small portion of an investment portfolio. Most accredited investors have a net worth far above 7-8 figures so dropping $25-100k of "fun money" is not the same consideration as a more traditional retail investor investing $100-500 in a growth stock.

Hey Steve, I gotta back Kevin on this one. I don’t know him personally, and he didn’t sponsor this video but what he’s doing here is actually pretty common when it comes to raising funds for a startup. The thing that’s a bit weird is how he’s actually personally putting so much of his own money into the startup. That’s a very positive sign when someone puts their own skin in the game this early on. Having interviews hundreds of Founders raising money, most of them do not have nearly this level of conviction. Ordinarily entrepreneurs raising this much funding will raise 98-100% of the funds from outside investors.

Should you invest? 1) No team 2) No AI experience 3) Company premise is counter to Kevin's own personal real estate premise of buy near you, i.e. Kevin has no experience outside his local market 4) Decades of falling mortgage rates with rising home prices probably not in the cards for the near future. This has consequences not just for future profits from sales, but fundamentally all AI based decisions given all training data will have come from a period of falling to rock bottom mortgage rates 5) If you've taken his class, he is now your competition 6) As a founder, he seems thin-skinned unwilling to directly answer criticism. This is a big red flag as I see it is an indicator of someone willing to lie to cover missteps. As the say, it is not the crime, it's the cover-up.

Great video. I’d expect someone raising money to give more specifics about how their company is uniquely positioned. AI software needs to be demonstrated to be believable. As Kevin O’Leary would say, what’s to prevent me from just doing the same thing building my own software.

This is a great question that a lot of people seem to overlook. If you have watched any shark tank video, there is usually a value that the company provides before they raise money. This here just seems like Kevin is the only value that his company can offer. There is no intellectual property or other tangible assets or services that this company owns, that makes it valuable. I like Kevin but, I am very critical about this fund raise approach. This looks like he is just raising money just because. He should have been able to demonstrate at least once how his AI was able to make him money. As far as valuation goes, will the company be valued based on the number of home they have acquired or their AI tech. so many questions unanswered.

@@Residentalien2637 Correct. Those are real estate investment funds. This is a company. I've raised three rounds from the public for my company. If someone asks for what a short-term return/dividend looks like, I advise them not to invest because it's not the right opportunity for them. There should be NO expectation of any return for 5-10 years when investing in a private company.

To sugar coat it a bit he MAY work on an AI software that will likely never happen.. technically what he's doing is trying to pool funds to buy properties for management fees with a chance at the upside if it ever happens, how is this different then every other syndication?
