House #2 makes the most sense. It's quaint, sturdy, with a wood-burning fireplace, FIVE bedrooms, and a private backyard. And she'll be saving so much money. Who cares of someone's lived there before? It would be more well built than anything new.

I agree. I found that she was focusing too much on all the "bells and whistles". Houses that were built back were 10 x built better than most new construction. Now everything is made from laminated sawdust lol. This show is 7 years old. I wonder if she's sick of that 40-60 minute commute? That makes a big difference

I think she should've gotten house 2. For that price she could've combined 2 rooms to make a master bedroom, add an on-suite, and done landscaping with money left over. Not to mention a great location.

Yep, 15 mins away from 3 small kids rather than 45 mins is huge. Besides 100k under budget solves every problem she has with bathroom and front yard. So her boys are sharing a room, she's 40 plus mins away, she has less privacy in a townhouse, and she spent almost 300K (293) for no Real Yard! Silly decision.

Not everyone wants to do work or have to deal with something like that. She is busy being a single mom and working a hard long hour job. So it was not right for her. No point doing that when you can get it already in another place without the work.

It's not silly. Some people like condos and townhouses. A lot of family do live in stuff like that with small rooms and space. A lot of people are far away from work or school and stuff. There is nothing wrong with being 45 min away at all. A lot of people have to do that sometimes. It's what she wanted and fits her children just fine. They are small and don't need huge space at all. Just because it's not what you want or think is best does not mean she did bad. And a lot of children share a bedroom.

I totally agree with you. the new house she bought is costing her an hour to an hour and a half commuting time. every day, which is time she could have spent with her kids. I think she will regret her choice.

I remember me and my grandmother watching this and it was the one of the things we got along trying to see what house they would choose and if I won I got ice cream I'm so grateful for this show she passed away 5 years ago and rewatching made me so grateful for the time we did and this includes watching this show at 6pm ❤

I would never, ever pick a townhouse with a 40 minute (with no traffic) commute over a bigger single family home with a 15 minute commute that costs over $40K less. Appliances, flooring and fixtures can be changed. I also don't care if a family has lived there before; I kind of like thinking that a house has a history. However, that's me. I just hope that horrible commute hasn't gotten to her.

The cheaper one even had updated appliances, and real hardwood floors which the townhouse didn't have. The only thing lacking in that home for me was an ensuite that could easily be added.

She bought that kitchen and en suite. Understandable, I guess, but give me a free standing home any day of the week.

I think people make WAY too big a deal out of an on-suite bathroom with double sinks and a soaker tub. It's just not that serious. Especially when compared to backyard, a fireplace, and real hardwood floors.

Ehh it’s not too bad. My job is 40min-1.5 hours depending on traffic and it doesn’t feel long. But she will dread those frequent gas station trips

+affinity rizzo No parent SHOULD pick a 3 BR over a 5 BR home that has already been updated, is closer to work, has a cheaper price tag, a budget to customize AND INCREASE home equity the day you move in. A smart single parent would not pick a home 45 minutes away with 3 small children, when a safer, cheaper, more customizable option is present. Falling for "New" is her problem.

Sometime seven if kids are hurt you still have to take time to get to where your child or children are. So no matter what you won't ever be close enough really. And the home she picked is good for her family for ure. She did a good job for being a single mother.

I hate when these shows say "Oh it's $50,000 under budget we can renovate blah blah blah" NO! That's not how it works (in Canada anyway) - just because you're approved for a mortgage at a certain threshold doesn't mean you'll be approved for a cheaper mortgage + a renovation loan. It's BS

No, but you can get a cash mortgage loan. Also, there is the possibility of a line of credit. The best option though is just to save your own money for renovations. Less debt is always best!

Number 2 gave her 100K in options, a 15 min commute, was already updated, had all the stainless steel and hardwood floors, 5 Bedrooms, and a finished basement. PS They should have really showed the School District Performance and Crime Stats, I mean those are the most important factors when kids are involved. Safety and Education above all.

Wondering how the homeowner is coping with commuting from Waldorf in Charles County, MD. Yes...that DC commute could get outrageous real quick. For comparison, my own commute during AM rush to and from Charles County (near Indian Head, MD, about 15 miles west of Waldorf and 12 miles west of La Plata) to DC (federal government building in SW near the U.S. Capitol) is up to 1 hour with little traffic, with commutes in moderate to heavy traffic lasting nearly 1.5 hours because of congestion, traffic incidents and detours. Many people in this area ride the coach commuter bus (usually about an hour minimum based on my experience) to reduce the cost and stress of driving to DC, since Charles County lacks local bus and rail transportation options. But, it's another story if that homeowner still has to commute between Waldorf, MD and Fort Belvoir in the south Alexandria section of Fairfax County, VA, which will require multiple public transportation modes to get to that far-out area. In this case, driving (or finding a carpool) to Fort Belvoir there will be the only viable option to get ahead of both early AM and PM traffic.

The house #2 could have been thousand opportunities home, where you would have needed to fix a pipe or another, fix this and that...everything breaks all the damn time. So that's why I would have picked the first one too..it's small but still a new house.

I do wish she tried for house number three and put in an offer at, like, 340. You know, just to see if they would accept. That way, if they did, she could use the spare money to update those appliances. But if she didn't want it, she didn't want it. I don't like stairs or long commutes so I would neeeever have picked *spoilers* house number 1. That being said, it is still a really nice house and I love Waldorf. I hope you enjoy it ma'am.

I think some of her expectations were unrealistic considering she had 3 kids. Yes, we want shiny, new everything but those boys will tear it up in a heartbeat. Her loud obnoxious friend was right with suggesting that she get a starter home then when the boys are older she can upgrade to her dream home.

I think David chose 3 lovely homes. I live in the Caribbean with sunshine all year and our commute from work to home is never more than 25 minutes. So for me with 3 sons my home would have been #3. But TO EACH HIS OWN. So if house #1 makes she and the children happy, i'm happy.

Over twenty minutes each way travel time quickly gets old & wearisome. I have my idea of which dwelling she had already chosen. Let's see if I am right! LOL I was! I believe her choice to be a poor one. Just too much travel time &, thus, more minutes to her work-a-day & more time away from the kids.

Appliances, floors and carpets can be changed. Location can't. She should go for the 3rd and offer 350k. The older home may not have a HOA fee. Which is wonderful in the long run, but hopefully she won't stay longer than 5-7 years.

After watching this episode, I realize that you are a lot like me. Very picky because you want the right home. I have been to several homes and there were many pros and cons but you want what you want and why shouldn't you have what you want when you work hard. Great choose though with this house, it motivates me to keep looking until I find the right home for me and my family.

Waldorf, MD to Virginia is not a 40 minute commute... it’s more like 1 hr 15 mins EACH way in traffic. She wanted new but that commute gets old real quick. Hopefully she has a flex schedule.

Very difficult to find older seasons of House Hunters, I've recently started watching again. I'm kinda debating between a west coast state and a midwest state for my children and I to plant our roots. I personally would not purchase a shared wall home, especially with children. I guessed house #2. It is a cute place, but IdK about working before work with that commute... I notice alot of newer build homes appear generic and boring to me, I prefer some uniqueness and charm. Thank You!

I would have choose house #2. But I do understand; when you want New, you want a Brand New House. That must have been her top priority along with a new kitchen and master suite. When you work hard and have a long commute, you need to relax in a luxury suite.

She is approved up to 350k so he should have never shown her a home for 369k. It is irresponsible to encourage a client to spend the max they are approved for. It is absolutely unethical to suggest going OVER their APPROVED amount. That is a recipe for being house poor and foreclosed upon. I am so glad she didn't go for that.

Some of these people amaze me....he wants a colonial home, but she wants a ranch because she grew up in one and loves closeness, but wants a huge master...?she hates the colors or rugs...she demands panty, a walk in type..he wants open concept....she does not etc. Just get a divorce!
