House of 3 tents: affordable cabin home in California

When Glen and Gerry bought a property in Northern California, they wanted first to live on the land to determine the best place to site their home. They found a company that makes tent cabins and erected three. They're not of the camping variety, but more semi-permanent fabric shelters sold by Sweetwater Bungalows.
The living/dining room tent was an A La Carte option where they paid $5200 for a DIY setup: this includes the shell and rain fly and eave and awning system. The couple had to find their own lumber for framing the 14 by 20-foot room. They cut holes in the fabric to fit french doors and the salvaged windows they'd found.
The bedroom and guest bedroom tents are smaller (12 x 14), but large enough to fit standard beds and completely floored with plywood. These kits come complete with frame, windows, and door pricing at $6100, not including the platforms which the customer builds themselves with plans supplied by Sweetwater Bungalows.
The couple converted an old shed (left on the property by the previous owner) into a plywood-clad bathroom, complete with composting toilet. The showers are outdoors on the decks.
For the kitchen, they constructed an open-air lean-to outfitted with propane refrigerator, gas barbecue (with one burner and stove), and a corrugated metal roof.
The space was built to be temporary, but several years have gone by and they've yet to break ground on their home (though they've seen fruit from the olive trees they personally planted and now have a line of organic olive oil).

We have had a Sweetwater as our 3 season cabin in northern Wisconsin woods for 8 years. It has withstood every midwestern weather extreme. We have never gotten insects or rodents. Even when 80 mph winds tore the steel rainfly brackets off the exterior, nothing else inside or outside was affected. We are not taxed on the structure. A space heater gets us through April and Oct. May - Sept are perfect. We lock it up Nov - Mar. Best leap of faith we have ever taken. Beautiful and economical.

This is the video that blew my mind and gave me the dream of living in a tent when I first saw it, years ago. For years I thought it would remain a dream because I live in Canada and there was nowhere I could afford to live with a climate mild enough (or so I thought). After seeing some blogs of people living in canvas wall tents in arctic regions, I realized there was no reason why I couldn't do it here. I'm currently saving funds to get going this year. I live where it gets above 100 F in summer and below -30 F in winter, so it will be a challenge.

i enjoyed this video more than almost all the other house videos i have seen you do. I think in part because it was so practical and low cost i can see me doing it if zoning allowed, but it is also very beautiful and one with nature. The idea that the tents are temporary is not a problem as so many permanent buildings that should last for generations in our country are torn down in 40 years. Ernest Flagg , my favorite architect would have liked these tent houses.

I'm willing to bet, that because of the location, meaning the wooded area, off the grid camp like, what could the zoning, planning or city say...This country is so selfish. There are over 24 million empty shipping containers in this country and could you imagine how we could turn those into homes for people?. The containers once finished are absolutely beautiful and economical. ✌

There are county and city codes, and once you get outside of the city and into county things loosen up a little bit. My experience is outside of California, so I don't know if any of what I'm about to say applies, and every place has its own codes, so do your research. If you live in county (outside of municipality) and you get a permit to build a septic system, and you get it inspected and approved, then the building code people will leave you alone after that point. You don't even have to use the septic tank. You can be off the grid with the composting toilet. As far as I know they just want to see a septic tank on the property, and then if you keep your building on the low down you shouldn't be hassled by code enforcement. This is my experience in Arizona.

Talk about taking advantage of people. Let's keep this whole tent thing to ourselves or they'll be charging up $50k for a tarp w/holes!

My wife and I set up in a large cabin tent on our land in a rain forest, whilst building our home, we were only in it three months, when the local council booted us out. The comments on this video are a fascinating commentary on a lot of the problems with modern society, especially the U.S. - from the 'you can't do that because of the laws,' to 'I'd be afraid of burglars and bears and meth addicts' to concerns about bad weather... it's amazing that it's legal to be homeless (sorta) and have beggars by the side of the road everywhere you go in the US, but god forbid you should arrange some sort of inexpensive housing for yourself; the codes prevent it. Tiny houses are too small, there are expensive permits and taxes to pay, and you're not allowed... and there are far more burglars (caused by poverty) and meth addicts in the cities with it's rules than there are in the countryside, and far more countryside and land than there are crowded cities... as far as weather goes, maybe a tent won't work in some areas, but strawbale, cob and other inexpensive and heavily insulated structures would. It's not rocket science, our forefathers managed for thousands of years, yet now we're 'not allowed' to even build our own houses to our own desires, lest they be bulldozed, find ourselves fined and put in jail (oddly, a jail cell is under the code-required sq footage for a proper house, but I digress...). You've all watched so much teevee that you're convinced there's a terrorist or bear behind every lamppost and tree. Congratulations, your brainwashing by 'programming' is complete. Here's some food for thought, and also please re-read the Constitution; it's the only law of the land we need to pay attention to, the rest of the laws and codes often are in contradiction to the Constitution, and could conceivably be ignored if only We the People had the nerve to hold our employees (i.e. government) accountable to both their oaths of office, as well as us): Licensing Liberty - "No State shall convert a liberty into a license, and charge a fee therefore." (Murdock v. Pennsylvania, 319 U.S. 105); "If the State converts a right (liberty) into a privilege, the citizen can ignore the license and fee and engage in the right (liberty) with impunity." (Shuttlesworth v. City of Birmingham, Alabama, 373 U.S. 262)

+signalfire6 Talk about brainwashed, you cite the actual law of the land, you know that your great-grandfather built his house with his two hands, and by right.... not permission. Yet, you believe somehow that a corporation not having a lawful authority over you (in your proper person - citizen), or your property (if you actually own it), to compel or order you to formally ask their permission, somehow has a lawful authority to bulldoze your home, that you built by right. You are simply persuaded to not exercise your rights.

It applies in almost every jurisdiction. The requirements for waste and water hookups alone amount to over $50K in most places. Every permit application (graft) adds to the total. For those who may have wondered, I've done a LOT of research on this particular build. The owner worked for Disney studios as a high level executive, thus the finances he had to work with; the land is apparently in Sonoma County although I'm not entirely sure. How he got this past the inspectors, esp with this level of YT notoriety, I'll never know, but I want to attempt the same thing myself. The Sweetwater Bungalow people were umm... unhelpful with regards to how to do this on owned land out in the open. Permits needed, etc. I want to be entirely off grid, rainwater collection and/or having water trucked in if need be (3 cents a gallon, more or less) solar panels, propane, composting toilets will do it. This lifestyle would go far in cleaning up the environment if adopted by a mass of people but the banks won't like it - no slave labor for 30 years paying them twice what their house is worth for the interest payments alone. I'll have to buy land out of the way, under cover of shade for the most part (to hide from the satellites which are used by assessors to find the random new unpermitted patio that needs taxing) and hope my efforts aren't noticed by the inspectors who will insist you build a coded house for your own safety, even though their perfectly code-compliant houses have an alarming tendency to burn down, especially in this area of California...

I really like the concept of 3 structures and incorporating the outdoors. I also like the concept of figuring out where to build first and utilizing the semi permanent tents. My only concern is: It does get cold in Nor Cal - especially in the winter! I mean it gets cold in a fully insulated house with the furnace on. God forbid a storm or something show up. How do they stay warm enough not to catch their death?
@le_th_
@le_th_ 9 жыл бұрын
Bmilesonline That's what they leave out. They leave out that they spend the miserable NorCal winters elsewhere, and you're absolutely right...it is sometimes unbearable in a fully insulated house with the furnace on, which is why they are careful to shoot these tiny houses in the warm season.

Bmilesonline If I can camp in a tent in Michigan during the winter with snow. Not sleeping on a cot but on the ground, and feel fine, good even. Then I think he will be ok. I'm sure he has heat in the living room too. There's is a fireplace in the master bedroom. Actually now that I think about it, I had to build a leentu in the winter while it was snowing one time using only thick tree limbs I hacked off, tarp for the floor and an emergency foil heat "blanket" (only coz we didn't have a second tarp) as the "ceiling" and door flaps, (and sleeping bag) he can survive this cali "winter".

Fine, don't then. From actual experience though, I can tell you that there's nothing " unbearable" about the way they live, on the contrary. But please, stay safe in the towns and cities, since I can't bear people coming into the wild bringing their city-mentality with them. Please all stay away and do your leaf blowing at home.

The city stopped me from putting up a few off grid homes on a 100 acre lot I own and pay ridiculous amount of property tax’s on in Malibu canyon. I have the city and a “neighbor” that wouldn’t actually see the buildings telling me what I can and can’t do with my land. This makes me want to go buy a bunch of tents and set them up all over the property.

You should create an 'estate' logo with the theme of three tents utilizing the fraction '3/10'. When you decide on the appearance, create a sculpture to greet people entering the property. I envy you more than I can express. I am simultaneously grateful. You are living MY dream. As I am unable to do so myself, at least my dream has not gone to waste.
