What makes me want to watch your show is to find out if the person’s house sold or not which you aren’t saying.... the other thing is it looks like the big tree was still there and the butcher block in the kitchen is horrible, other than that the house looks really cute. BUT did it sell?? because you are advertising how good you guys are at selling property but you didn’t tell us if it really did sell so we need evidence

The before was not bad just the homeowners were not that great at arranging and paint choices were a bit bold for that house. Always neat to see updates but not sure they were that necessary...other than that tree had to go. Also do staging furniture never have TV's? I would think that is something that EVERY house and room would have but just wondering what wall they would put it on.

There was a door off the kitchen that lead to a laundry room. They changed the entry way to the laundry room, so they could recess the refrigerator. Just a side note, the custom copper top table sold with the home. 🙂

I don’t understand American planning of when walking into the house. There is absolutely nowhere to put your keys or shoes or coat. You immediately walk into the living room. Love the backsplash in the kitchen and the whole redo.

Putting the fridge in the wall was the only solution for this kitchen...however I want my fridge nearer to my stove, so I don't have to walk clear across the room while I am cooking and need something from the fridge. Love the final results overall though. NICE WORK!

Wished the shot of the new refrigerator placement was longer, could have cut out the time it took owners to walk up the driveway,, that was way too time consuming. I had to go back several times to look at refrigerator and still am not positive if it was recessed into what????

They live in the Pacific NW where I lived for almost ten years. These trees are very shallow rooted and will blow completely over in a high wind--especially if they're half dead. It might have crashed down onto the house and destroyed it during the next big storm. Having trees too close to a house can damage a home's foundation, driveway and sidewalks because the roots make asphalt and concrete heave. The roots also clog up sewer lines.

Yea they should've tried adding a half bath somewhere instead hardly any improvement in kitchen adding different backsplash & new counter top which was not great fr 15 k was not worth just shifted refrigerator to another wall n added one center table .

@mesimesi2313 Remember this renovation work is not a Flip. It's designing a renovation budget that the sisters believe will be covered by a new, higher Sale Price. Yes - the kitchen wall could have been removed. But the kitchen budget of $15,000 would not have covered that additional work. If they'd done that job, they may not have recouped their renovation costs, and either lost money or made no profit on their work. It's all about balancing Risk. /Any additional profit over the original, unsellable $315,000 was to be shared 50/50. In this case the house reportedly sold for $404,000. Subtract the $40,000 renovation costs. $364,000 is $49,000 above the original, unsellable price of $315,000. So instead of each party receiving the projected $10,000 extra profit (from an estimated $375,000 sale price), in this project they each got an additional $24,500.

This is a great idea but morally wrong execution. If the partners are entering into a split then the level of investment is not equal. The owners own $x, the investor $y. The total value is $x+$y. The split should be $x/($x+$y) x sale price and $Y/($X+$Y) x sale price. . For example 315k/355k x sale price to owners and 40k/355k x sale price. After all, even the staging cost is them selling their own services to the project at retail. Owners deserve way more than the extra c. 10k they got. 🤷‍♀️

one of the reasons they do it this way is they guarantee the sale, if it does not sell within a certain time frame they will buy it from you at the listed price so you are not out on anything. They also use their own money (or the banks) to fix it up and the seller does not.

@jgsmile1331 I think this particular renovation has been screened before - but with a different edit. See the post in this thread from @aprilsmith6587 explaining that a pantry was recessed into that wall before. (aprilsmith not a fan.) That reminded me that I had seen that work another time. The girls decided that was their only option - reposition the fridge so it's not narrowing the walk-through, and stay within the $15,000 allocated for kitchen works.

As I mentioned on another comment, HGTV only puts short excerpts from shows and you have to pay to access full episodes on KZbin. The full episodes you can watch on KZbin have usually been uploaded illegally by private individuals which could put these people into legal jeopardy if HGTV decides to sue them. If they're feeling nice about it they might only ask these people to delete their channels. Official clips have "HGTV" noted on them. Illegally uploaded ones don't.

@inolagranville7832 I went back to 4:13 to see the $40,000 budget breakdown. I'd say the butcher block counter tops are so they can stay within that tight $15,000 kitchen budget. New appliances, and the Labour and Joinery work to recess the new black fridge into the side wall. I'm sure they would like to have had the option of stone countertops - but it's good to see their pragmatic choices.
