This property is hard to sell at that contract price of Php 23M. At that price you can purchase 2-storey house fully furnished with better amenities like huge outdoor areas, big lanai areas or even a pool area. Why it is overpriced? Here's why: - Standard materials used on bungalow house are not expensive based on NBCP. (Steel bars, footings, ceilings etc.) -Lot area is just about 250 sqm. -not even fully furnished (no dining table, sofa set etc.) - Window type AC. -compromized outdoor area space for bigger rooms. (Not really sustainable) -all bedroom only contains 1 Window (no cross ventilation) -the house is AC dependant. I don't hate or dislike this house, but if you really want to plan on purchasing this property consider this comment as a friendly constructive insights.

The layout of the house is not too bad, however seems to me the dining room space is bigger than the living room. The master bath wasn't so bad. But, for the size of the lot area, it is way OVERPRICED!

​@@JoyRockk​ I think the layout is also not sometheing to run home about, I work at architecture firm, seen better layout than this one. The placement of bedroom 1 is odd, you can access it via kitchen area (not desirable unless it's a maids quarter so it'll make sense), bedroom 3 has an access to open area outside not the master bedroom. I'm not saying the house is bad or what, it's just the pricing doesn't fit the overall value of the property.😅 Have a good day! 🙂

@@Riinaaa19 Hello! Now that you’ve mentioned the room next to the kitchen, that make sense not unless it is use for the helper’s room. I realized that room became part of the powder room which is NEXT to the kitchen. I wouldn’t want a powder room right next to my kitchen. Had to agree also with the cross ventilation cause the wind needs an inlet and outlet. So yeah. As far as the layout of the house, it is all depends on what people want to showcase and also the location. I do concur with the overpriced it’s almost 420K US dollars. (Probably since it in a subdivision 24/7 security) Thanks for all the info you have shared.

The view from every window downstairs is a blank white wall surrounding the house. From the dining area, one has a view of the gate and the street scene. Some potted plants are needed to give a natural backdrop views from the windows. I didn’t see a closet in the bedroom next to the kitchen.

I wish AV properties would show how the neighborhood is. How the neighbors’ homes look like. A drone shot perhaps. Why won’t AV do this? I’m sure it’ll help sell the featured home. I mean that’s the first thing an interested buyer would look at. Is the neighborhood clean and safe? It doesn’t matter if the house looks great if the neighborhood does not appeal to the buyer.

They give the house's general location in the description. This house is in BF Homes Paranaque which tells you everything you need to know about the neighborhood - middle to upper-middle class, relatively quiet unless you're near the shops, not the best choice if you work in QC because of the daily traffic, etc.

@@krdiaz8026 without current video or photos, a potential buyer will not have any idea how the neighborhood looks like. Even upper middle class homes can go into some disrepair. Not all, but maybe the house next door has become an eyesore who knows? So, in order to not waste a serious buyer’s time and money, a neighborhood drone shot would be a great marketing tool.

I think what made this property a 23M is because of it's different finishes and the High end kitchen materials also the narra flooring we all know that its too expensive but on top of that I love this layout for a bungalow house I wish there were some furniture included also.

What is the price of this particular property or prices for similar properties in this city or other cities. Mas practical at wise kung bibili ka na lang ng lote and then patayuan mo na lang ng bahay. Imagine kung gaano kaganda ang magiging bahay mo and sure ka pa na good quality, according to your preference ang design ng bahay, properly utilized the space of the lot at matibay ang pagkakagawa. Most of all yung helpers room nakaka suffocate sa liit ng space given to them when you could give them more space. 🙂
