I think the house is perfectly beautiful by itself but I think it should have a swimming pool for the price of 47M and an elevator as well for the elderly . However, my favorite spots are the kitchen area, the spa, the bedrooms and bathrooms, master bedroom and it's walk-in closets and the library !

Bare minimum is an elevator. Even for the young, three flights of stairs sucks.

If this is not a brand new house, it’s pricey. I know the place. The library, family room, spa area are quite big which compromised the size of the bedrooms except the master’s. The doors n kitchen island showed some scratches n fading paints. The furnishings are not high end, except the painting which apple mentioned to be 250K. Landscaping is average. Personally, i would say, price should not go beyond 40M.

I agree...in my opinion, and from what was shown, I’d say 30-35M, and that’s still very generous. I didn’t see anything that stood out to make it 47M. Of course, that’s just my two cents.

Pag mayaman po d na nila iniisip ang cost of construction. If they are satisfied about the place the design even if you use garbage for the design as long as its look luxurious and comfortable they will buy it. Thats the fact. Kasi tataas pa dn naman ang price ng real estate property pag dating ng panahon kaya d malulugi. That’s how real mayaman thinks. Base on experience sa pakikipagtransact ko with billionaires.

For a pricy (by local standard) house it is surprising that no air conditioning are provided to all bedrooms at the on-set. If the split system ac are to be provided then penetration of the facade wall is required. Installation of alternate window ac units are difficult on large window pane. Also the top of the boudary wall do not have encased broken glasses to deter any potential intruders to scale the wall.
