Very pretty house, even in this condition. You mentioned removing the powder room off the kitchen but I hope you mean that you will relocate it, because a guest bath on the first floor is a huge plus, especially for resale. The grounds look gorgeous, you can do so much with the outside space. Congratulations!

I actually like houses that have some walls and separation - I think having a living room where you can't see your messy kitchen is great. I wonder if super open floor plans will go out of style! I think the increasingly popular "dark academia" style is more into separate rooms than open floor plans, but that style has only seemed to apply to room decor so far and hasn't yet extended to house layouts (maybe as its mainly popular with GenZ, and not that many GenZ own houses yet). I love the beams and windows in your great room. I am excited for secret playroom and also to see your cheap bathroom tricks!

True! It will be impossible to completely “open up” this house but we are excited about the design challenges that come with more rooms/walls😁😁

It’s definitely just an American thing. In England there is a bit open plan but we very much like our separate rooms.

Yeah closed-off floor plans are becoming more popular because of the pandemic. You can't have multiple people working/studying from home if there are no walls in your living space. I'm Gen Z and just bought my first house. It has archways between the kitchen, living room, and mudroom just like this house. I personally love it, I think it's a good compromise between an open floor plan and a closed one. There's still privacy and separation of space but it doesn't feel claustrophobic because there are arches to break up the walls. With how into remote work Gen Z is I could definitely see most of us preferring closed floor plans.

Some friends of ours bought a Tudor as well that looks super similar! Huge but with many walls, looking forward to seeing you all opening it up. Happy wall smashing! Btw I think you have the same dynamic buying a home as my wife and I. I focus more on the investment side of it and she focuses more on the emotional family side (both equally important of course).

You guys always do the best renovation work! Looking forward to seeing how you transform this home. Could use some bathroom tips because my master bath and hall bath are both pretty outdated. My master bath is super small too, I might have to do an addition to expand it. There's less than a foot of space between the toilet and the shower, no joke. And the shower is tiny.

We had our contractor walk through it with us and “inspect” but we didn’t hire a formal inspector. We did have an approximate repair budget determined before we bought 😊

You should consider building an island wrapping what appeared to be a staircase to the basement. A structural post would still be needed, but once it’s finished it would give you a large open kitchen without having to relocate the entire thing!

Wow, they didn’t clean anything for you??? A little concerned to see that top heavy looking bookcase free standing in the fireplace room…seems like a tip hazard with the kiddos. I am especially looking forward to see what you do with the foyer, the great room, and what a German smear looks like on a rock fireplace. We have an ugly rock wall fireplace, and would remove if we were to retire in this home, but are seriously considering moving out of state in a few years.
