This condo is so well designed. I love the use of color and I don't think the floors are that dark. The floors add an inviting and richness to the space. I really like how they so beautifully hid the duct work, ventilation and return. She is definitely a talented designer. Her work speaks for itself. ❤

Nicely done in my opinion. I love the well-thought storage units. They are cleverly put in space. I don't love that the sofa is too close to the wall. It feels suffocating. The island and the dining table are space-consuming.

@Les Mad I believe what you see at 4.23, in the Living space, is a ceiling mounted S-Track. (The fabric ripples in an S-shape. This curtain hardware may have a different product name in Canada.) S-tracks are mainly used with sheer or semi-opaque fabrics - probably because of the fabric weight. A special tape is attached at the header of the curtains. This style looks elegant and timeless, and is often used to soften interiors with hard surfaces - including residential, retail, restaurants and hotels. I think there is a metal rolling ball feature, making the drapes very smooth to open and close. Your local curtain manufacturer or track hardware supplier would be able to supply more info.

Lovely, unique spaces and thank God the clients said no to a white kitchen! If they hadn't, we know it would have been all white, like every H&H design. What I don't get, is removing a den and a turning the second bedroom into an office only unless the client never plans on having overnight guests.

Emilia picked such a beautiful colour palette and the space looks functional! 😍 My only two comments are: 1. opening some of the doors without a handle seemed a bit challenging...this concerns both the drinks cabinet and the feature wall. 2. these espresso machines actually require more counter space, because in actual use there will be a lot of water spillage and coffee particles everywhere, even if you are very careful.
