I live in Utah. I have seen more homes for sale, but they are still so over priced. I started actually going to houses last Monday and even if I put an offer in, I just get outbid. It's depressing. So we are not going to rush and just wait.

I’d say Zellow didn’t calculate part of this growth rate do to the rise of RENTALS as a being a factor. Ppl would rather own, than rent if mortgages are cheaper than renting. I can speak to this personally but now the cost of homes in Cali are ridiculous too, so ppl like me feel stuck. Rents too high and can’t afford to buy either. My loan amount is estimated at $300k, and in cali that will buy you a real shithole dump in a really bad neighborhood. The American dream is quickly slipping away for a lot of ppl.

Lower interest rates don’t mean much if you pay 50k/100k/etc., more than the house is worth. The inflation right now is out of control (in most places). Appraisal processes are so out of whack, just contributing more to the problem...

Every house I've looked into has been out bid by $20,000 or more than listing price. These houses are not worth it.

I would like to point out that eventually $15.00 minimum wage will insure home prices will continue too rise. When salaries go up so will the price of homes and goods.

I would disagree with some of your commentary. You said houses are selling just as fast now as they did in March and April. That is not what I see. Here in Indianapolis the houses were pending in 1 to 3 days in the spring. Now, only the most attractive house here in Indianapolis are selling in about 4 to 7 days. The rest are sitting for 2 or 3 weeks. For the most part, I think those crazy above asking price offers are over with here in Indianapolis. Most of the current buyers seem to be smarter and more cautious than the spring buyers. I think buying right now is risky unless you get a really good deal.

Another video with great information, thank you for sharing with us. I'm still holding off, I'd like a house but at this point I feel like I would be buying due to irrational thinking and a fear of missing out. I have no real estate experience, but i'd like to eventually own multiple properties so this is just kinda me thinking the housing market is similar to stock market in the sense that people love to buy when prices are high i.e. FOMO buying. I'm going to stick to my gut feeling that there will be some kind of market correction and we'll see pricing go down. But with agencies like BlackRock buying properties, who knows.... im just speculating, would love to hear your thoughts Nicole as well as any civilized comments from other viewers

I say stick with your gut! Home prices will go up and down. At the end of the day all you can do is prepare yourself financially for your goals and go after them when the time is right!

Great question! Right now, prices are still on the rise but as more inventory comes to the market, it is likely that we will see home prices rise at slower levels.

I haven’t given up yet but it’s very depressing. I’m afraid if I just wait, homes will cost more and interest rates will be higher. Maybe less or no bidding wars but other than that, it appears the costs may rise so high, I’ll never be able to buy. This is a horrible experience for ppl like me.

My rent went from $900 to $1400 a month I'm low income with poor credit. Wish I can own a home. I worry I'm going to be homeless. Housing programs seem impossible to get an application. Seems impossible to get a mortgage . So scarry for me. Worried about homelessness. How do I improve my credit with little income? How do I pay such high rent? I pray God helps me through all this worry.

If you are using it to buy a home i think you might be able to do a transfer and avoid the penalty or taxes. Dont quote me on it tho, I think I saw a realtor talk about it on KZbin. So it might be false.

Here's my two cents from California I think that anytime is a good time to buy as long as you plan to hold and what I mean hold hold long 10 to 15 years I buy properties that need work so as soon as I purchase them I have equity I keep them fix them up and read them the common term b r r applies

Real-estate has always and still is cyclical. We are at or very near the top in home prices for the latest cycle. Home prices will drop just as fast or faster than they went up, likely in the fall/New Year and will likely bottom out in 2-3 years.

I tried to buy a New home but my Contract was Canceled by Lennar and they kept my 3% deposit. Builders and taking people money and selling homes to investors not ordinary people. Thats why a lot of buyers are not buying homes.

I'm looking at buying my first cheap place, and I find that rents are higher than a mortgage, I think a lot of people are making the jump once they see the great mortgage rates out there, inventory seems low in my area in KS and nice places go very fast.

@@TBoss3313 I think govt will backstop everything and prevent any sort of crash in housing/equities. So many Americans have their wealth held in houses and stocks, govt will continue with rent and mortgage forbearance, they will continue to buy mortgage bonds, they are even buying stocks. I think home prices will remain steady or very slightly decline over the next few years, but if you can get a low rate in a cheap place (I can get a decent starter home for 100k), it's still worth it because rents around here start at 600 for a 1br.

I will not buy now even With 20% deposit ready. REASONS: - Will get less house for high price - New house will not be ready for atleast 6 Months. - Moving costs. - High price for adjustments or compromise with what builder has to offer. - If prices come down I can get more house for the money. - Generate Income by reinvesting the 20% DP till prices come down.
