Agreed. The average Chinese had little faith in the rigged stock market so investing in property was a new brainer considering everyone thought prices would go up for ever. Rental yields viewed as a bonus as the yields were super low like 0 03%. Now the market has crashed the average Chinese nest egg could be less than what they paid for it depending on when they brought the property and the loan. This will be painful for the middle class

​@@Andy-P Got your point, but to be clear, average Chinese families including most middle class ones, they don't get to own more than one house per head, meaning, their actions on buying houses are urgent and necessary needs, only very few middle class got the chance and money to have those investments, mostly do so are the millionaires and billionaires. And if one buying a house only for living in it as being scheduled, then relative short period of time of price dropping isn't gonna be painful for them, since one should probably not going to sell it for the next one or two decades.

@@cheungchingtong You make a good point here. If it is your only property then the fall is mostly relative as you won't sell unless to buy another. China has a high rate of multiple home ownership, with more than 20% of urban households owning multiple homes. This is much higher than many developed nations. So a influential few will be losing out.

The world all over used the growth in housing as part of GDP growth but not China. The concern that China has is to make sure everyone can afford a property. Properties in the west have grown out of reach for the average population. In Singapore, this is also true. Earnings are just not catching up. China has done very well on this and this should be the way government should manage the property market. Its a roof over the head and therefore critical. The prices in China has dropped much in the past 3 years. This is to weed out the greedy and unscrupulous developers and those greedy investors that is not buying for their own stay. The clean up process is almost complete. When the price fall stop in China, the rest of the world will topple. Its coming. In China, perhaps it's time to buy especially for own stay. Congrats.

In Australia, you will never get even 10% of what you have shown. This is most surprising, and I congratulate the Government that has managed to make house ownership affordable. President Xi is absolutely correct, House is for living in and not for speculation !

Economy slow down actually is good for China. Not to get overheated. The GDP growth rate now already good enough for China. Their economy already in innovation era which they are leading in many technology fronts.

The economy slow down is necessary for not falling into the same trap experienced by Japan with its asset price bubble burst, which caused a stagnation of its economy for decades.

You can buy nothing in China. Only hire it from state and after 50 years good state takes it all back. In Uk when you really buy property it will be forever in the family. Your Children will be poor and start with nothing.

Know its a lease and it depends how long the body corporate lease has left It's not ownership and who knows how it was made given it's China and the shortcuts taken

When you buy and sell at a higher price, won't you just end up driving up the prices for future buyers? In Canada, the government is cracking down on foreign investors in Canadian real estate because they're just adding to the problem of driving up prices of homes that many Canadians can no longer afford to buy homes.

Very well captured and honestly shared pros and cons. Thank you for great video, Lizzy 👍 I live in Shanghai more than 5 years and I can just echo what Lizzy describes. Recently I was searching for new rental property and the cost is stable and super high in well maintained compounds and houses. I’m gonna pay 4200USD monthly rent in 200m2 apartment with small terrace. And it’s not in Shanghai downtown, it’s an outskirt but very nice area. However, the occupancy rate is almost 100%, very few apartments are available and usually rented really fast.

I completely agree with you, in fact, I am starting to go in there to start a business and to buy my own private and commercial properties before the coming recovery, I have already visited southern China and next week I will be in middle China around looking around. the price now compared to where I am now literally dirt cheap. since I am using a business visa, no problem staying until the price goes up. if the business boom, I win, if the property price goes up, I win, if one up and one down, I still win. just a matter of time. meanwhile just enjoy my stay.

My guess is You bought apartment #3 And in my mind you cant call an apartment a house. A house is a whole building not a part of a building. I really liked the apartments especially #6 but as you said it was prepped to look extra nice. Great video! 😎

Don't buy on a high floor...lifts get awfully packed and lift etiquette is poor. And during a lockdown or electrical failure one could be inconvenienced.

The best time to buy is when the housing market crashed, even better if you have the cash. Property is a long term investment if people are not greedy, think of it as a roof over your head, shelter, giving a chance to have a family growing up together 👏👏👍👍👍

In a way, you are describing a rather heathy property market - the good ones (in terms of location, construction quality etc) maintain their values regardless of the overall market, are snapped up quickly when put on sale and most importantly, the locals are still wealthy enough or sufficiently employed to be driving the demand. To me, a sure sign of a bad economy and property market is when even good properties are unsold for long periods (even after several rounds of price reductions).

the % of personal saving is really high in China...if you gear up and own multiple mortgages, that's your own problem, the ever go up property myth in China is no longer there, may be except for Shanghai

I would choose House 3 with the car port for $1 million..... if you don't have a car yet just rent it out and it will help pay a portion of your mortgage. Parking spots are so expensive and to have it included in that price ...pretty good deal

as an investment - buy a new development unit in a new area that's also building a nice school and mall - the price will likely be 2x within 10 years

For current downwarding real estate market, I personally think you should wait for a moment till it is stabilized and save another 100k or even more. Community management is also important and save you a lot of trouble.

mgmt company is very important....as property maintenance isn't a thing 10 yrs ago and building deteriorate extremely fast in China, hence the value goes down.

China's balance sheet problem is not costed by business cycle but by the rampant widening gap between the rich and poor. China's M2 total has been more than the total of US and Europe combined and China's total bank deposit is now 304 trillions RMB.which is much more the US . Europe and Japan combined. This huge amount of Chinese money prefer to stay on saving accounts to get tiny interest income rather than investing, the owners take Morgage of this cheap RMB to exchange for US dollars to earn higher interest rate, If the Chinese government give money to all citizens indiscriminately, that will have very little effect on stimulating consumption or encouraging invests, it is almost like a drop of water in the big fire. The money given out will soon be taken over the rich people and converted to US dollars, that is to benefit the US economy, not the Chinese economy. The only way China should take is let central government issue long-term national debt to replace their local government debts, thus to untie their consumption power gradually.

The property tax in China is very minimum, compared to the US where we have to pay about 2% of the value of the house every year, a rip off.

House No.6 would be the best choice. 1. The layout is better, without the claustrophobic feel of a small apt. 2. It is a bit bigger at 900 sqM. 3. The location will mean it will appreciate more than the others. Live well here and get more capital gain when you sell.

Back in 2016 wanted to buy a condo in Zhuhai and was told NOT for foreigners only oversea Chinese in HK/TW. Couldn't believe now foreigners can purchase one now. Guess property market is really slow in China.

I own a condo in Shanghai. My renter for 10 years decided to leave in July. I was afraid that I might have to lower the rent. Interestingly, the place was rented out in two weeks, with pretty much the same rent. I guess real estate is always, location, location, location.

I am paying 2600 RMB rent for a 120 square meter apartment in a 5 year old building in the capital of a province in China. That's roughly 350 EUR monthly. It would take 35 years to pay off the 1 million RMB you mentioned. Less than 20 years is a good financial decision, but 35 years makes no sense. Because nobody knows how the situation is going to be over 30 years later. If you take 1 million RMB and buy the ETF "Invesco FTSE Emerging Markets High Dividend", then you earn annually around 60,000 RMB in dividends. That's enough to rent such 80 square meter apartment.

1.1 million is a better one. If the public transport is good there, no parking is not a big problem. In western countries, no parking would be really problematic.

How China managed to keep property prices affordable given that there are 1.2 billions people demanding a home is incredible. Places like Australia, Canada, England which have a lot less population can't seem to be able to provide affordable housing for their people.

The prices of houses are unlikely to go up. It might be not good to buy one for investment. But if you want to live in China for many years and have sufficient money, you can consider to buy one.

the Area/city Lizz living in isn't so called tier one city, so 1m is quite reasonable in that city. in Shanghai, probably3-5m RMB depending on the area. i will def going for bigger size and bigger living room...take your time Liz and find the one you really like.

As property tax (or you can call it municipal services) for 75years is included, as you don't pay 2% annually like in USA, calculate what that would cost you on a $150k condo. Plus in China association is only $60/month, while in U.S it will be $400 to $1000 a month
