Add some NO SLIP to the stairs, and lighting on the stairway. Both are a liability right now. No retail business will rent on the 2nd floor, customers don't "travel" up to the second floor to purchase anything unless it is a licensed marijuana dispensary

Big Ben I could shave a bunch off doing those 4 units we both know appliances are insane but we have been buying scratch n dent for up to 85 percent off .I got a Samsung stacked washer and dryer for 800 reg was almost 4 racks had small dent in rear side just like the awsome 2 door stoves anywhere from 400 to 6 hundo and little dent rear reg price over 2 grand

Investing that $200k to make an extra $12k a year yields a 6% return. Far from great. If you have extra cash to burn, it provides you with a more diversified tenant-mix and a more attractive asset... lower cap rates for apartments on the 2nd story than retail on the second story. So that $12k per year at a 5-cap would be worth $240,000. Still not a great investment, but how long is that large retail unit going to sit vacant for? I suspect he'll be way better off turning those into apartments.
