Retired mortgage underwriter here. Zero down loans are available under a variety of programs. They can be federal, state or local and have varying qualifying requirements. If the first lender says no, keep calling. Many lenders don’t bother because they might not be as profitable so try the larger financial institutions first. Income requirements can be met by any income source that is “stable”. If your income is from something other than wages verified with paystubs and W2s, typically you will need to prove stability with 2 years tax returns. There are sometimes exceptions like she mentioned 6 months check copies. She most likely had to prove her child support would continue for three years minimum with a copy of her divorce papers. She also mentioned she had excellent credit. To summarize, you can purchase a home with zero down as long as you have good credit, stable income and a can-do attitude. The savings requirement for 2 months payments cash reserves is not always necessary to qualify but you would be wise to require it of yourself. A good place to start is by taking a first time homebuyer course. You can find one in your area by googling first time homebuyer class. You can also google zero down mortgage loans.

Start calling mortgage lenders/loan officers. Or google some websites and check them out to see how you feel about them. Call local places if you'd like a lender you can meet with in person. You can do it!

Yes! Please share your miracles with us…it is so encouraging. I’ll share a small story. One day many years ago I was driving to work (a 9-5) and noticed everyone that I passed in their cars, on their way to work, seemed to have either a sad, mad, frustrated, bored, distracted look on their faces. So I started to bless them as I passed them. I would say “God Bless you” or “I hope you have a blessed day” (out loud by myself in my car😊) I then approached a 4 way stop and I looked at the car opposite that stopped and noticed his license plate read “BLESS U”!! I couldn’t believe it and I still fell blessed to this day!!! ❤

I remember I went to the bank, after being widowed. I need a mortgage to buy a home.. The bankman looked at my papers, I had not received any widowers pension yet, just the child benefit from the state. Well your circumstances are dire, but they will not be forever, I will approve you. I got a job, a second job and for a decade I bought run down flats, houses and townhouses. Lived in them, did them up, and sold them for a profit. Until I built my own house in the woods of Norway in 2018. The most important thing for me was that the homes I bought was in the same shool district, so the boys had the same environment. Even if we moved 5 times in 10 years.🙂 You are doing great, I was thinking when you are tellling about the berries and other harvest you have - make jams, People love to buy farmfresh food, from fresh fruits and vegetables to eggs. I buy from local farmers here. Some have a makeshift store at their farm, some a self service stand and some delivers on my doorstep. My second job, which I still have, is as a board member in a building association. Back then I was the chairman, but I have stepped down, less responsibility and stress. Nice extra money.

Thank you. I hope I don't regret sharing. And I don't know if it makes people feel uncomfortable. But I feel like I can't help people unless I share the exact details and numbers. Someone can say they didn't have much money, but then I still see them eating out and going to Disney and I wonder if their "not much money" is the same as me. Or if their potty-training experience is the same as mine and details are helpful for that. So thank you for saying that cause I wasn't sure.

Marci. Great story. Good for you. You will be ok. It will be difficult at times, but what life isn’t. My mother bought a house “finally” when I was 15 years old. This was back in the early 70’s, they weren’t giving loans to single mothers back then. The first house she bought, was in a field, dirty as can be. She had 3 children and no family to help her. I think the secret to her success is she had a “can do “ attitude always. Believed in God hand three kids that loved her as much as she loved us. She made lots of sacrifices . As time went on she bought 2 other little houses. She was thrifty as can be. I am so thankful for the way my mother raised us and she always loved us. It was always a team effort in our house. My mother lived to be 97 years old and always a single woman w/kids. Thank your for your story .

There's nothing wrong with reusing foil and baggies. I do it too because it saves money, and there's no reason to throw them away all the time, depending on what you've had in them. We don't eat as healthy as you but I do cook from scratch. Noodles tonight. 😊
@singlemomonafarm
@singlemomonafarm Ай бұрын
Yep, you're right! Nothing wrong with that. I think it's the thought that makes it feel wrong. Like, "We're almost out of foil and I can't buy more" and stressing about it. Instead of just, "No worries, I'll keep using this piece." Sometimes I have good thoughts and it doesn't bother me and other times it's one more thing that reminds me of how poor we are and I just want to cry. Hope your noodles turned out great!

With the help of her faith in God and with the help of good friends, she bought a house and raised the children herself. When the children got older, they helped with money and many practical things. This was in the 60s. I wish you all the best for the future! It will be bright and good !

I am not being nosey but, I have been in a similar situation. Why do you not apply for social security benefits for your children since your husband is “disabled”? I am sure he is not able to work where he is? You should be able to apply for Vocational Rehab as a displaced home maker or something like that. Also, I was a divorced single mom not by choice…his fiancée was tired of shacking up and everyone comparing her to me…lol…but, my attorney told me to go school since I put him thru college he could pay for me to go again. Omg..you would be surprised what you qualify for yourself and children. I realize you probably have a degree but, make it your job. I did. Now days you can go and get a degree and not pull out of the driveway but, you do need internet….Also, I would give you all my taxes to for life for food stamps and anything else. Draw them forever. No one deserves it any more than an honest, decent single mom. Get free medical help. Vocational Rehab literally paid for a woman to get her hair done as it was in knots and gross so she could go on a job interview. And a wardrobe to go to different job interviews. It was not cheap. So, they buy shoes anything you need that is honest. Apply for it all.. And I know people who worked from home for the big online company lets just say A. They made $15 an hour just answering the phone. I also checked on online jobs and there were quite a few jobs on there that were doable. you are an intelligent, strong woman. I am sure you will figure it out. But, there is so much help right now after Covid. And some of these agencies are on line. You should go back to be a teacher in grade school education as you would be a great teacher. I wish you all the love and luck you need. 2 more thing… please, propagate and sell blackberry bushes. People charge $5 for a rooted plant. You are in a goldmine for fruit trees. Elephant garlic…people have made a fortune selling cloves on Amazon. One person spoke about supporting their family selling elephant garlic cloves. I know as I paid her $30 for about 5 heads of garlic to plant and it’s passive income. I am sure there is a flea market near you at the very least. In my town, people grow and sell fall flowers and Fodder for decoration. I could go on and on. Lol

I believe she has a degree. She met her husband in college and they both graduated together. She said her husband would not sign up for programs food assistance etc. so there is a possibility that he would not sign up for SSI benefits for "Disability" Marcie if your husband is receiving benefits from SSI disability all of your children that are under 18 may qualify for a small check. I believe you may still have 5 or 6 that fall into that category. I may be enough to pay your mortgage and that would be a huge blessing! As for her Teaching in a public school I am sure she would probably qualify as I work as a substitutive teacher however there is a huge difference between how she teaches and what a public school would. Have you watched her videos and read her stories on the website her youngest I believe was reading at 3 the three oldest all graduated from school at 17 and I believe the next one is poised to graduate at 16. They speak foreign languages They are highly educated children.

@@rachaelsupadventures Yes, ma'am. I have a degree. Places in town that I applied for didn't care and still only offered $9 an hour. But in my heart I didn't want to work there anyway. I want to write curricula and sell online, do nature camps on my property, things I can do at home or have my children involved. So maybe it's good the jobs in town don't pay well. I've thought of being a teacher but I don't want to leave my kids all day. Yes, you're right about how I teach differently. Spot on! You've really studied me. :) Yes, if I teach I'd rather teach nature school/ forest kindergarten at my house and do it my way. I feel strongly about play and not so much sitting in seats for 6 hours. Thank you for all your sweet compliments and praise! I don't know anything about SSI disability. Nathan is in a state mental hospital. I feel bad the state is already paying for him, I'd hate to ask more for our family. And we get food stamps and medicaid. I feel I can make up the rest with my business, it's just slow at first. There’s supplies in your pantry, vinegar, baking soda, lemon juice, that works well for cleaning and even brushing teeth 😊 also if you’re feeling creative making your own soap and laundry soap is very economical.. I enjoy the challenge of making things so that’s how I know 🫣😂

Yes, you're right! Great ideas, thanks! I do use baking soda for cleaning but haven't made my own soap yet. It's always been on my list of things to do... It does sound like a fun challenge.

Wonderful video. It's brutal sometimes being a single mom, but God's blessings were abundant. I was looking at your Sunflowers and thought maybe you could have a flower and/or plant stand. Sell bunches of flowers, plant plugs, plants, and volunteer bushes and trees. God bless you on your adventure.

You are a brave women to start your life over again with 10 kids. Be proud of everything you accomplish, as we don’t know how strong and brave we can be until we have to. Your kids will learn things that will help them in later years that otherwise they might not of. There was 10 of us kids also and we helped my parents with expenses when we could. Every summer break from school we picked strawberries when they worked the fields. From elementary school and until I was 60 I worked. Only when I got laid off one year, or was on maternity leave, twice, were the times I didn’t work. I got my good work ethic from it. I also learned how to budget and save for what I needed. Much love to you and your kids. You got this!

I love your attitude and the things you are teaching your children. May the Lord continue to bless your family. I hope your channel continues to grow and bring in some income for you. Are there things you really need that your viewers could gift you with? You could do an Amazon wish list and if people feel led to bless you they could.

Aww, you're so sweet! Probably pajamas for my little boys! Tonight they reminded me again that they didn't have any that fit. They are the same size and it's hard coming up with clothes for both of them. I used to be able to pass them down (they are 2 years apart), but the younger one has caught up to the older one. One is 8 and the other is 10 and they both wear size 10 (there's not really size 9 anyway.) I will look into Amazon wish list. Someone else suggested it but I hadn't heard about it and haven't looked into it yet. I really don't want people giving me things; I'm so ready to provide for ourselves! But I do understand this is just my season to accept and it won't be forever. And I know from when my husband had that good job for 3 years and we did secret santa for other families and were able to help others it was super fun. So I also don't want to deny people the opportunity to serve.

@@singlemomonafarm at multiple times in my single mom journey (it's been over 10 years now) I have been blessed by amazing friends who helped pay for my daughter's private Christian school (public schools where I live are unsafe and awful, we struggled through them for two years before taking a leap of faith out), gave us money for food, helped pay my lawyer (it took ten years to get divorced due to child abuse that took place), gave me a car, I could go on. If you are like I was, the thought of being dependent on others is so unpalatable you would rather do almost anything to avoid it. But here is what I have learned - one of the biggest ways God shows his love to us is through the people he brings into our lives to help us and bless us. Yes, it can be humbling, but the best humans are humble and gracious. You are becoming more of the person God made you to be. And in more recent years, I have had the good fortune of being in a position to help others. And it is one of the most amazing, joy filled experiences to be able to be on the other side of the giving, to be a part of what God is doing here on Earth! Knowing what it is like to be in need has helped me to be a more compassionate and thoughtful giver as well. So do not worry too much about accepting gifts. You are right, it will only be for a season. :)

Thanks for sharing your story. Besides the wood stove, what heats the first floor? Is it a forced air furnace where you have air coming out of vents or a boiler where you have heat from either steam or hotwater coming out of radiators by the windows? Is your water heater gas? I can’t live without air conditioning.

Look at Our Oily House here on KZbin or go to their website by the same name. She makes all here laundry soap, shampoo, dish soap, toothpaste, etc. She is a family of 9. Just an idea for low cost toiletries in larger quantities than you can get at a grocery. 💚💚💚

everyone needs to hear your story. we are so spoiled in America. I'm glad we live in a country that has been so blessed, but we take it for granted everyday. just about everyone you meet feels entitled and all that is getting ready to come down. America is going to be judged for turning her back on the God of heaven and earth that blessed us. I pray everyday that i will be thankful and grateful for everything i have and try to help and share with others around me. May God bless you in your life and i know he will help you. read Isaiah 41:10 that was the scripture he gave me when my husband died. he HAS helped me and strengthened me and he will do the same for you.
