I am doing similar, however not to as low a level I have 4 properties right now, Each property is R1.5M, each generating +-R25k-R30k pm but residential / cottages attached.... But R27.5k per month for R1.1M is awesome.

In Cape Town it seems to be the opposite. Most renters/agents actually prefer single or couples without kids especially in the lower-mid income market. Perhaps there's a market for cheap family apartments in cpt?

Cape Town does have potential for cashflow, but it's very limited and the yield is not comparable to Gauteng.

Please renovate their kitchen and bathroom. They are hedious. The outside building looks like somewhere in Hillbrow and the lighting inside the lounge area is awful. Good investment but please do better in terms of providing a safer and more attractive space for your tenants. They deserve better.

Tenants not paying or making partial payment is common in lower income zones, it's part of the territory. If the tenant becomes delinquent, we evict them.

Hi Johan, thanks :) 1. I didn't view the property before making an offer, but I did have my contractor and portfolio manager have a look. After signing the OTP, as part of due diligence, I did view the property. 2. The property is still in transfer, so we haven't started the renovations yet, but I'm estimating around R300k.

IRR is like a magical number that tells you how good your investment is. It balances the money you spent (initial investment) with the money you earn (cash inflows) over the years. Why IRR Matters: 1. Decision Making: If the IRR is higher than your target (e.g., 12%), your investment is great. If it's lower, it’s not so good. 2. Comparing Investments: Use IRR to compare different investments. The higher the IRR, the better the investment.
