As a home inspector myself, I always enjoy having the buyers on the property while I’m there. This allows me to explain things in much better depth compared to them just reading it on a report later. And it helps them understand how to fix something since I can use my general contracting history to buffer their concerns and expectations.

Great video. I always get all the inspections done. General, foundation, main sewer line, roof, chimney, and termite inspection. This way I know the exact condition of the property. It’s saved 10 of thousands.

Thanks!! Yeah, I did the walk through with the inspectors and "helped" them with their notes for the report. I just scheduled the inspection for the same time I was going to be there. And I did not use an LOI.

My real-estate agent was inexperienced and missed out on a lot of things that we could have use to negotiate a lower price for our home. Nice! Learn as much as possible about personal finance and real estate. Don't waste money on partying or trying to fit into the crowd. The "crowd" is filled with poor decisions and broke people. Buy an income property as soon as you possibly can and rent out rooms/space.

Curious. What if the inspection report is emailed to seller and they never view it or claim they never viewed it? Just don't see how they would still be liable if they weren't the ones who ordered the inspection.
