Ive only watched a portion of this video and as an experienced 7 year Airbnb host here's my take I started an Airbnb/vrbo right before the airbnb boom. Did great first few years from 2016-2021 Made about 30,000 per year Since then the over saturation of airbnbs plus the inflation has forced us to put our airbnb up for sale starting Oct 10 2023 We did not lose our investment since it was the house we lived in and just moved out. Had we of took out a mortgage we would have lost bigtime Life changes, fads come and go. Yes we still get guests but not enough profit for the amount of work it takes to run it. Adding to all that, I own that house and 2 others that are fully paid for and mortgage free One is an airbnb, its smaller than the one were selling and its doing ok had it up since June 2023 Even with all that, and credit score of 850 and no debt I would still not qualify for a 500k loan to start a glamping biz on this scale All investment is a risk

Sounds like a very intense and complicated business. before getting that $4,000 a month (which is not guaranteed, or factoring in future competition and environmental changes)... You'll definitely have put in at least $500k to $1m investment or more.. with an ROI of at least 10 years, that is if you're lucky...definitely not for a regular Joe type of business.. i think you should put a major disclaimers for this type of business but good information. Your numbers are close, but not quite on the ROI. It’s a good idea to do a video dedicated to breaking down the ROI. Based on other examples, this business can get a decent cap rate. For example, the Onera Lodge got valued at around $6m. And his initial investment was around $2m.

I just assumed I put 500k, divided by your estimated 48k (4k a month - revenue) a year, that basically at least 10 years before you recoup your investment... if you took out a loan, with 2023 rising global interest rates.. you'll be cooked... Anyway , one needs to do the maths to make a sober decision before venturing into this...but this applies to any kind of business venture.... yeah, you can do a video with a case example and some accounting numbers but that would take up a lot of your time. Wishing you all the best though :)...❤️

It would be $48K per year per structure, and that's a conservative estimate. you'd need at least 5 structures for a commercial loan and putting up 5 structures would probably cost $1m. you'd need 20% down (so, $200K), then add for site prep, landscaping and furnishing, add $100K. You'd likely be about $300K cash all in with $250K gross revenue in one year.

You must not be very industrious. I purchased 5 acres for 40k. I can probably build 3 cabins. A frame, dome or container for 50-100k. My driveway will be about 20k. All in 100-150k.

I've always wanted to start an Airbnb resort but I could never make or raise enough money to start one. I went to school and received my bachelor's degree in Hospitality and I started a Mobile Hospitality/Concierge business that provides hotel services but I still want my resort. Glamping seems easier and seems like a start for me that may eventually turn into my resort! What do you think?

Thank you for your kind words! In all honesty, a multi-dwelling glamping site is probably not going to be much different than a resort in terms of the permitting process and potentially cost. We are building permanent structures and are hoping to do 15 and are estimating our build costs at $2.5 million and a permitting timeline of 1 year with the build taking 2-3 years. Likely, it will be a 5 year project all told. So, given that, start by analyzing how much your dream resort would be to build and what the permitting requirements would be and go from there.

Yes, was just going to reply that AirDNA has international data. The only thing is that most AirDNA data isn't great, or rather *shouldn't* be used. Watch John Bianchi's content for more information about why AirDNA data isn't very good and how to sort through it to find the listings that are true comps. Note that his product only covers the US, however, the education he provides can be applied to raw AirDNA data.

If you want to build domes for couples getaways, 30 foot domes are a good size. You can build a good-sized kitchen and bathroom, as well as place a couch and table in a dome of this size. This would make for a very comfortable space. Good luck!

Thank you! Incurring debt responsibly is the only way to grow. For example, I own several properties that my tenants and AirBnb guests have paid for. How? I took the risk and put up the initial capital, fixed up the homes and rented them. In about another year, I will recoup that initial capital and have no more of my money in the deal. And, I get tax breaks just for owning these properties. So, the government pays me for the service I provide, too. It’s a beautiful thing.

All this is great but… You could do so many things by yourself and save bunch of money on that. Hiring the services for all of this could put you in bankruptcy before you even start with it. And on top of all there’s a two loans that you wanna hang around your neck?… Sorry to be the one with negative thoughts but this way is to much risky. No way that I would sign the half a mil loan ( at least) to start this adventure. Need to have some property first, to start with, need to do some work by your self in the beginning, if you wanna survive. And maybe than you’ll be paying this loan until the rest of your life. 🎉 All the best.

Im 48, and the term "glamping" has been around for decades, this is not a new word that came into being with the current batch of kids. Adults I grew up around used the word glamping for any form camping that wasnt "roughing it". Seems insignificant, but it tells me you're a marketing and business person, but not a person from the community. Thats great for navigatung business but calls into question your knowledge about the industry itself or ability to connect with what the community wants. Do you have a funger in the pulse of what is in demand or motivations behind those demands. Thanks for the straight business angle, though.

It's a matter of perspective and your point of reference. For you, that point is 48 years, which if a word has been around as long as you've been alive, yes, that seems like a long time. For me, the reference point is the thousands of years that language has been around. Even if I agree that word's been around for 48 years, compared to say the 200,000 that language has been around, then you can see how I could say it's a recent term.
