Hi , great content guys. Well done. Hope you dont mind me asking couple questions. How hard it is to find somebody to rent a room? How ocuppied rooms are during the 12 months as this will affect an income? What is tge average ammortization ? I think it is a bit of miss ( i mean like new keys, new utensils, new dishwasher etc). How painful is to rent rooms versus long term tennacy? Is it worth a hassle for 200-300 pounds per property with renting rooms versus whole property? Appreciate your feedback;)

I very much doubt that property will meet the incoming EPC minimum standard, meaning 2 years of 'profit' will be spent on upgrading it. Not ideal.

The legal advice is for when the mortgage lender makes the Ltd company director sign a personal guarantee. You can’t do this through the same solicitor that does your purchase, it has to be separate legal advice

Also it's a bad deal, £40k up front then stamp duty ect and fees. And you make £15 a day before tax. If all you want is a extra £15 a day you could make that in 1 hour just picking up change from the floor in the local high street lol
