Thank you Karlton. I have a general understanding of investments and tax laws but your explanation sparked some ideas for me. I have worked for some major investment firms and done well so I am retired in my 40's. I have always known the benefits of investing in real estate but just could not explain things the way you just did, so thank you for the education. Unfortunately, all of my investment properties are paid off and no more write offs. My day trader status under S corp. still puts me in a situation where I have to liquidate a huge amount of securities just to pay the IRS. It looks like acquiring additional real estate properties is the only way to lower my overall tax bill. I have never looked at commercial buildings before. Perhaps its time to reconnect with an agent and start exploring.

Where did you get the terms "affordable housing", "innovation", and "sustainability"? "Affordable" in particular seems like an odd adjective - last I checked the lions share of federal tax code real estate perks and loopholes doesn't vary based on affordability.

While many of the write offs for W2 employees went away under President Trump. The Standard duduction went from $6300 for single to $12000 which means that almost all W2 wage earners made out better than they did before the tax code was changed.

Also, they didn't always have enough in write offs to make itemization better than the standard.

I have to agree with your assessment. It works very well within the system. I however, walk outside the system and pay no Federal or State income tax or Property tax and a good portion of my Sales tax. All legal and without any government harassment for the last three years. It took me a long time to find this information and it's not even based on the IRS regulations. That's why the don't bother me.

I have a high income and I’m just starting my real estate investing this year. But honestly it really does feel so wrong how the laws are set up to benefit the wealthy and keep the middle class to poor class…poor, or at least paying the majority of tax. I came from nothing and struggled through my education to get to where I am, so I understand the struggle. I’m definitely going to utilize the laws to my benefit, but still can’t help feeling that it’s a bit F’d up. Great content though.

I always agree with everything you say but you lost me on renters provide affordable housing. What a comical statement. The selfishness of these investors, who sometimes own thousands of properties, has meant I couldn't afford a home for my family. When people greedily take hundreds or thousands of houses for themselves to profiteer there's a lot less houses left for the rest of us that just need one for our family. Lack of supply drives up prices and shuts out families like mine so you greedy landlords can roll around in my hard earned money. I truly hope karma calls to collect on this greed.

I got new for you. There is no employer out there that I know at 56 years old that is paying for an employees health and dental etc. One employer that I worked for, before becoming a union electrician, that paid a very small percentage of my health insurance and offered no dental nor vision insurance. As a union electrician, I get 45 dollars an hour, roughly and insurance and dues and supplemental retirement fund, and whatever company I take a job with pays 12.5% into a 401K, and now, there is a vacation fund they must pay into as well that accumulate .60 cents for every hour that goes into an account with my name on it, and I can use that for whatever I want, but I never worked for anyone that paid my health. By the time everything comes out of that base pay, I'm making 35.05 an hour as a quality connected Journeyman wireman. Union benefits are probably the best I've ever had and someone is negotiating new terms every time the contract is renewed with the companies that must agree to hire union electricians only. I've had so many employers through out my life that promised to pay me more if I put out more and they never lived up to their end of the promise. People tend to speak bad of union electricians, but in my life, the same kind of people are working with the same kind of work ethics, whether they are union or non union workers. You deal with the same people no matter what, and union electricians can be laid off with rehire or no rehire, and that all depends on the person! Even union companies do not pay for health, dental and vision. They do contribute 12.5% though, and that is pretty good, but my health, dental and vision comes out of that pay of 45.00 dollars an hour or somewhere close to that for a QC JW. That comes out of my wage negotiated at the end of a contract, and ever year there is a pay increase. I believe it was .85 cents this year.
