Marcel Rodriguez bro I think he means like just a single house. He likes to buy multiple units, so I think like a triplex or a very small string of apartments like less than 6 for sure and work up from there.

Not exactly he doesn't advise against buy property. He is saying don't buy a single family home. I think his message is but at least a 3-6 multi family and live in it. So it pays you an income.

@@matrixman8582 no thats my tenants job to do through my 30 year fixed mortgage. I got the house in 2009 for 415k, its at 812k right now. It doesnt make sense for a normal person to buy a house cash when you can just put the downpayment and let your tenants pay for it. Use that other spare money for other investments.

I have a question. So if you buy a home and its a "stupid" thing to do wouldn't you still be spending money on rent? I understand buying a home is a not necessarily a cash flow positive thing but, if you're stuck renting you're just chucking money out the door for nothing. Wouldn't it be logical to buy a home to gain equity from the house?

The thing is that when you own the house, you WILL pay 30 days every month. If you go for 2 weeks vacation . You still have to pay 30 days. When you rent, you just pay what you use. If you want to spend 3 month studying something, you don't have to pay the 3 month of your house. If you go 3 days for a weekend off. You pay the 3 days . Etc. At the end. Every day that you are not in your home , you are paying double price. You are kind of stuck in it. If you want to do some traveling then is better to rent.if not then is fine but you kind of force yourself to not travel. And that is sad

Rent where you live, buy what you rent out.....but this only makes sense if you can get into a position of buying multiple units so you can have your rent covered plus enjoy capital gain on the properties you rent out.

So. Question..... I do pay a VA mortgage. Have about 100k of equity. Pay 1900 a \m Thought Rent a small place for me Rent that house. Or refi and rent out.house. While I rent a small place for me Take refi cash get multiple family unit ?

Benjamin Bugarin Refi and get a multifamily property. You will be in the money in no time, and can Refi that one later to get another property. Be smart, investing is the way to go brother.

Can someone explain, Grant says to not buy a house but to invest in real estate. Is buying your house not investing as you will get back the money you paid for, instead of rent money which is all lost.

With one simple calculator you can sit there and go over whether or not a house will bring in money or even out. The odds are, you will break even at most. The longer you're there, the more money you will lose out on. Technology and building codes change and get updates every so often, people change what they want to buy, and you cannot properly account for opportunity losses while sitting in one spot for years. Unless you make serious money and can pay off an expensive house in a few years, the only way you're going to see any real money come of that single family unit is to rent it out. Otherwise, it's nothing but expense after expense.

So what's the rent of the units in the 54 million dollars building? I calculated they have to rent for $2.4k per month in order to have 12% Yields, which seems pretty high to me.

In my country you can't really rent a house at all. Rent apartments, sure, houses, not easy at all. Maybe if someone who live on a farm have a spare house to rent out. It's buy a house or rent an apartment

Absolutes about not owning I don't believe.. depends on numbers.. if rent close to payments, but get tax break on interest, and appreciation on asset... All needs to be estimated.
