Glennda is the definition of determination and she understands what it takes when you have to survive and make things work. She hustled and had no option to fail. Taking her kids with her and being a single mom is a driving factor to her success in the beginning. The key take away here is to do your research and go above and beyond. When you're prepared it shows! Side note: I'm so glad she pronounces Porsche correctly! HAHA

That baby stroller strategy is insane LOL. One lady I spoke to was saying she wore a "free snacks" shirt at the park and gave kids free snacks, naturally attracting their parents. That's how she got started from zero. So many different ways to do generate business.

Thank you for this video. I've just enrolled for my real estate courses for next month and I have a strong interest in Luxury Real Estate. In the 2 years leading up to this decision I've talked to so many real estate agents that literally do nothing at all and I knew that wasn't wise. I asked them about everything Ms Glennda was teaching to do and they would tell me that it's the buyer/sellers job to know that not the agent. She said so many gems I'm writing in my notebook and will use. Thank you.

I love this! I’m SUCH a research, dig, and prepare type person. I’m in the middle of taking the pre-licensing course and starting to get into real estate investing. I tried to get in to see a property recently. I noticed it was listed with the same agent as another property AND they were listed on the same day. So I pulled tax records for both and saw it was the same owner. So I pulled all their properties and saw 12 of their 34 properties were on the market. I found out which county they lived in and found out they were divorcing. Motivated seller!!! I need to know what I’m going into in order to have the facts and/or strategy for the situation I’m in. I loved hearing being prepared is valuable. This is my nature and I’m exited to use it to be able to facilitate a successful business! Thank you for bringing so much value!

Can you recommend a way to become more familiar with all of the high-end finishes? For example once you get your first high end client, you need to be able to speak the language.

Silvia, I used handwritten notes when I first started. As my business grew I set aside 10% of every paycheck for marketing and client appreciation gifts. I hope this helps!

Silvia, you can also check your local MLS. Pull up all the homes that closed 365 days prior. Send those people a handwritten note “happy 1 year anniversary. I hope you are enjoying your new home and loving the neighborhood.” Dropped your card in and send it off. You can do the same a week after they close “welcome to the neighborhood.”

I don’t believe you do at all. There is no one way to do this business which makes it so great. I always say you can grow through sweat or debt meaning hustling by making phone calls, door knocking, hosting open houses, etc. or you can buy leads on the internet or spend a ton of money on marketing. Both work when done correctly. It just depends on your personal preference and situation. Glennda started out as a single mother in an apartment and built her business by walking neighborhoods and becoming the expert that knew every detail of that neighborhood. The marketing she does now and money she spends is out of the abundance of the business she’s built through hard work. She didn’t spend it when she started because she didn’t have it to spend. I’ve got interviews on this channel with Jay Johnson, Heidi Harris and Molly Slagle that built their businesses without spending a ton of money also. In my opinion now is an amazing time to build an amazing business because a lot of agents are “fat and happy” right now due to the business being so good over the last 15 months. Now is the time for people that will work hard and find ways to add value to buyers snd sellers to rake market share. I hope this makes sense and helps.
