I have a Question. I have a residential flat which i want to sell off after a profit and invest that money into retail or office space to get monthly rental. I do not want to go back in corporate job space and want to get full time in rental business. I will have liquid cash even after i spend on commercial properties as a backup. Please suggest if this is a good strategy.

Technical Analysis is good but I find It truly baffling that major crypto youtubers just look mostly at pure T.A and completely ignore the bigger narrative of why BTC is pumps/pumped and why the future outlook will be even rosier than it seems. It's kinda irresponsible to ignore the fact that each ETF launch so far has caused a major dump at the peaks of BTC. We were already on shaky footing with historically low volume and almost pure whale pumps, narrowly avoiding a long-term bear market. More emphasis should be put into day trading as it is less affected by the unpredictable nature of the market. I have made over 19 btc from day trading with Thomas Easton insights and charts has been one step ahead of other analysis.

If the society has been maintained well, then it will always be relevant and keep appreciating.. Couple of additional metrics: 1. The kind of gentry staying there, if better crowd is coming there 2. If the rents have been generally increasing These points will help you in making the decision

@@BarkaDog Because I already have a bigger loan free house. In my 2nd property I am getting 2 % rental yield and around 8-9% value appreciation. In stocks/Mutual Funds I am getting much better returns. Also I don't have to manage the headache of property maintenance and Tennant searching tension.

Abhijeet ji, the span of life of a flat is 75 to 100 years. If the society is well maintained, less seepage and sound walls, and good location, then tenure does not matter. Nowadays, it is all flats. More than 80 % percent of the people want to live and buy in society flats only for safety and other benefits. It will appreciate

Sir I want to ask that you said in some video that prices of flats will become very high in future for gurgaon, bangalore, etc. just like those of mumbai (bandra and all) but if salaries of people will not increase in that proportion then that means no one will be able to afford it and then these builders will sell flats to whom? Doesn't that mean it will keep prices down?

Couple of assumptions here: 1. Salary may not increase: what if salary continues to increase? Cannot be sure salary will not increase 2. In cities like Patna, Lucknow why are real estate prices increasing, salaries are not increasing there as well. Other factors come into play as well

But I think reason given to buy flat today rather than waiting for future when we have enough capital is that the prices of flats will rise very high as compared to income of salaried people. If salary also increases then no one needs to hurry in buying flats. Why not accumulate money first rather than taking loan?

Many big companies including multinational companies are buying real estate in Gurgaon especially on SPR road. These companies will generate good employment, the requirement of property will grow even further. What I also noticed is big builders are focusing more on high net worth individuals and NRI and luxury apartments is in trend.
