I like the objective of the program but to add a couple cents here for anyone considering this program to consider the downside financial risks of 100% loans. Since the bank is accepting all of the risks, the interest rate you pay is higher and the path to owning the home (i.e., establishing equity) will take longer to achieve. Further this creates a hurdle for refinancing when rates drop because it requires a certain % of equity to refinance. I love love love the objective to increase minority home ownership (generational wealth) and I think an alternative way to achieve this is to increase financial literacy in our community. Savings, investing, ways to increase and maintain a high credit score, in my opinion, will help fight against/decrease the racial equity gap in this country.

Brother Banks, I agree with you 100% about the need to increase our financial literacy as a community. I actually agree with everything you’ve said but I want to make sure to point out that while buying a home is financial, it is primarily driven by emotions. If a family has been renting, has never owned a home, but doesn’t want to continue renting and they want their children to remain in the same school, yes the financial part is important but, the purchase is driven by emotion. In another situation, say you’ve got elderly parents with health challenges and they need to live with you, yes the financial part is important but, the care of your loved ones is the driver of the decision. That’s emotional. Even looking at analytics from this KZbin channel… the more left-brained videos with market updates and statistics don’t do as well as the home tours because the home tours are emotional. I personally do not think it is financially illiterate to take advantage of leveraging a 100% financed home if it will put you and your family in a better living situation and offer a solution to a problem (or sometimes several problems!). People can still do all the things you suggested (savings, increasing credit score, etc.) and they should. At the end of the day, everyone’s situation is different and I encourage people to take all of the information in from family, friends, advisors, etc. , but they ultimately must make the final decision for themselves. As always, I appreciate your perspective and I welcome your feedback. 👊🏾
