It's not only ruins you need to beware of re habitation licences. Back in 2018, after a disappointing viewing of another property, an estate agent took us to view the exterior of a new build without a habitation licence (it wasn't advertised on the company website). He told us it was within our price range because there was no licence in place and gave us a half plausible reason for its lack, i.e. owner lived in Lisbon and had missed the deadline for picking it up. The agent insisted it would be easy enough for us to obtain one as the new owners., despite the fact the property was in a natural park. We loved the house and sought legal advice. Our solicitor didn't buy the agent's explanation and advised us never to touch a property without a habitation licence. Sadly but sensibly, we walked away. I'm loving your channel, by the way. Not sure what a solicitor is but glad to hear you walked away. I’ve been interested in Portugal and viewing properties there. I’ve seen property that is said to have been renovates 10-20 years ago and the properties condition is so poor I would be afraid to purchase anything that was constructed without knowledge and proof of what was done. I’m beginning to see where Portugal is not a very regulated country with regards to building practices. They seem to be rightfully protecting their cultural buildings of the past but might be going about it incorrectly.

We sold our very old family home in the North of Portugal about 25 years ago to a doctor from Porto . He Renovated to make it more comfortable for a Weekend getaway home but kept the old stone vintage look. Went to Portugal a few years ago and got to see the home. I was so pleased to see how beautiful he made it. brought so many memories of when I lived there when I was a little girl. I got very nostalgic but happy that a new family gets to enjoy the house.

You're welcome for the video. When I first arrived in 2000 I heard that you had to build up ruins with the materials that were traditionally used. That was 20 years ago and no one appears to be saying anything about that now. Let me know if you find out?

@@AlgarveAddicts I remember reading something about being able to bypass some fire/zoning restrictions if you build a house completely out of solid stone that would "blend in" with the environment and basically be fire proof. I first went to the Algarve in 1969 when it was easy to buy a ruin and renovate, I did many. as Portugal joined the European Union the laws have changed dramatically. The best advise I can give, is find a Portuguese agent to act for you it will be cheaper and quicker in the long run, there are plenty of expats who will give you advice but, do get a local Portugal agent. Good information Ken. There are a few questions regarding annual property tax. I haven’t seen that discussed at all. Also when renovating do you need to provide architectural drawings or plan to the local officials and do they do inspections of the work being performed. I’ve seen some of these renovation video’s and the work seems to be done Wiley Niley . It also appears to be big moisture problems in homes there as evidenced by blistering interior paint and mold. I live in Florida which is a humid/rainy area for half the year and we have to keep the exterior pressure washed about once a year but our home interiors are not a problem unless the roof leaks.

Ken is a Barbie doll, my name is Nick 😏👍🏼. Seriously though, Tom, annual property tax is called IMI and it varies slightly from area to area, look up "IMI Calculadora" on Google. Yes, you need architectural drawings and yes you need council approval before commencing work. Damp is a problem here due to old and bad construction practices. Bear that in mind when buying, constructing and renovating and you'll be fine.

@@AlgarveAddicts its not really bad construction, back then they just did not care so much about paint flacking off the walls, they did just use white wash every spring again, the nice part of the moisture collected in those walls is....house is cool like a cellar in the summer, the white wash did keep the mould away rather good too, how older the house, how thicker the layer of whitewash gets, try to hang a painting on such a wall....

The total minefield of beaurocracy/council rules and regs, eh? Same all over the world, but can be a real headache in Portugal. Very informative video, Nick. Some people I know have done this with a 'Monte', which is basically a ruin on a small hill, almost surrounded by river/dam water.

Dont forget that ruins from oldhouses,, means, they are very small, old houses in Portugal were very tiny, keep that in mind,,, the modern standards dont apply on old farm houses,, those were poor people houses, you can find some big ones, but more expensive, much more..thx for the channel, we really need positive thinking in this country.

Hi Nick - have always loved the Algarve (from way back in the early 1980s) and nearly bought a time share in Carvoeiro then... Looking at land for sale in the Algarve today, one can't help but see numerous properties with derelict buildings on them and I always wondered what happened to make the people abandon their homes - and in some cases - with some furniture left inside. Ken, in his clip, gave a reason why there are empty, run-down properties but I was thinking there must be other reasons and wondered if the 'Revolution in the 1970s" also had something to do with that - do you know? Thanks.

Great video again Nick, very informative. I'm guessing that a land owner does not own the mineral rights on his/her land. I learned from another channel that Portugal has very high deposits of Lithium (the highest deposits in Europe?). If so, then I'd want to be careful about buying that land to begin with or buying land nearby an existing Lithium mining operation or one to become such. Is that an issue for buying one of these abandoned farms?

That's an annoying history from the couple, with the changes from the fire treats. It's so easy for Portugal to extend a fire risk area instead of taking actions on it.

It depends on each particular place, but generally it's about 30%, but you really need to check with the Câmara.

Who can tell? As far as I understand it they will leave you alone. However if a neighbour complains about you, they'll investigate.
