I love listening to the local agriculture radio station its very educational. I'm not sure I want to be a farmer but it definitely makes me think about food in this country and how much of a pillar it is. They discuss global flows of ag products and it really gives you a perspective. Makes sense the government wants to help out that system.

Building on that lot MAY be financially challenging if you need flood insurance due to the location on the river. Vermont has had MAJOR flooding in the past few years and mother nature and FEMA can ruin your best laid plans real quick.

Flood insurance is a racket. Had to pay for this in the CA. desert. 2” of rain per year. But you’ll need it in NY.

I just came here to leave exactly this comment. There's a reason why the land there is cheap. I grew up in that area and all along those rivers are just catastrophic flood zones. It used to be every couple of years there was a mild flood (and typically some flooding in early spring, particularly for the course in river valleys). But the flooding has gotten exponentially worse and those areas are getting absolutely wiped out now. I wouldn't build any kind of permanent structures there and I would not put myself in a position of being fully dependent on the crops either.

However, along the lines of where you mentioned chained-up dogs in front yards in the area of consideration, I am reminded of articles I’ve read on the subject of how the Amish overwork/abuse their horses and make money using puppy mills keeping the dogs and puppies in horrible conditions. Have you had the chance to investigate this about your Amish neighbors?

This is great info I want to move from suburbia so bad and I have tried to deal with USDA in VT theirs is VT/NH in one office they refuse to make loans for farms unless you have verified 10 years experience in farming even me my Dad was a farmer I know so much yet they refuse and they are rude as all get out! Maybe they would do grants or matching funds if you already own the land but as far as buying it through them as. Farm what I have found is they refuse unless you have verified experience if I’m wrong please tell me! 😂

I really like your channel, vibe, and overall outlook. I do wonder, however, if all this content creation you post here is what is funding your monthly payments until you can get your crops up and running. I, for one, am not as eager to put myself in front of a camera and speak as eloquently as you to do that. I would worry about being able to make payments in the startup period for that reason.

Alexandra has got herself a great thing going here. Just want to add a cautionary note here as well. The dream of owning a little piece of land somewhere outside the city has been around a long time and there are people out there that will take advantage. Do a quick read on Horizon City, TX in Wikipedia to get an idea. These lots were all sold in the '60s and '70s. All those buyers had dreams. Just be a little careful I suppose.

The agent wasn't a good agent. They should 1st ask if you want to see it before anything and tell you to go ahead and look at it. The agent majority of the time doesn't have another buyer. There has been a lot shady things found in what agents are doing with companies buying up property and looking for desperate buyers. Don't let them get into a bidding war with yourself. Look up the information on the county and look for recent purchases in the last few yrs. Make them chase you.
