Dear Mam, good day po. E konsulta ko lang po kung puwede pa po ba mapababa ang zonal value after mae re classified from agricultural land to residential land. Kasi po nag apply po kami ng re classification noong year 2018 at naapruban noong 2019 para maging residential. From that year ay nag increase na ang aming tax. Pero dahil po sa COVID 19 PANDEMIC e hindi po nag materialised ang project dahil nawalan po ako ng work as OFW. So till now po ay still agricultural pa po ang ginagawa sa farm. Meeon na pong 16 lots na nae subdivide of about 240 sqm per lot of the residential and 4 lots na commercial. Gusto ko po sana sumulat sa BIR sa municipyo para e deferred ang imposition ng new tax until mag patayo ng mga bahay ang prospect buyers.

PEPSI JR, ang alam ko po ang zonal ay di napapababaan. Infact, tumataas ang zonal value after certain period of time. Nagkakaroon kasi ng deliberation ang BIR with other govt. agency lalo na mga LGU as technical committee na pinaguusapan ang magiging zonal ng bawat lugar.

baka newly created street and subdivision po iyan kaya wala pa. Kaya po nagkakaroon ng zonal valuation ang BIR para idagdag mga wala pa sa existing zonal pero hindi po iyan every year kundi depende sa Technical committee sa ZONAL.

Kung yon Po mismong agricultural lot Ang may improvement dahil tinayuan na Ng residential building ay magrereflect sa BIR tax iyon. Pero kung yong katabi nyo lang na lot Ang residential ay ibabase pa Rin sa current zonal value sa inyong Lugar. Di Po makakaapekto yong katabi nyo lang na lot.

along the national highway ay nasa 6,175 per sq/m po ang commercial at 3,350 naman ang residential. Pero kapag nasa NIA road po ay 2,750 at 2,800 naman sa barrio rd. Depende po kasi saang street pero all other street at 2,750 po. You can check sa website ng BIR para makita nyo value as per location.

To compute the capital gain tax ng property na binili or sold ay depende whichever is higher doon sa 3 basis ng BIR sa pag-compute ng tax (BIR zonal, Selling Price, and assessed value sa latest Tax Declaration from municipality of location ng property) multiply sa area ng land per sq. meter. tapos kapag may improvement pa po at kasama sa computation iyon.

Do I multiply the amount from the excel file with per sqm? Example in brgy Victoria, tagkawayan. A1 is 250. Do I multiply 250 to total sqm?
