Doctors for health, Mechanics for cars and Valuers for properties. As simple as that. For instance, things like contour, condition, age, presentation, easements, local area knowledge, town planning information such as zoning, flood, heritage, etc plays a vital role in valuing a property. I don’t think just comparing the accommodation and block size will give a proper market value. Although a good video to start with valuations. Cheers.

PK, how would you adjust this for property markets / suburbs that are heating up (rapidly) - areas where the amount of offers on a house are higher than ever and agents are swamped. Using these tools to value, has a time lag so I’m wondering how you make that adjustment and if there’s just a strong likelihood regardless you’ll miss out as buyers become frenzied (because there’s always someone willing to overpay and take a larger risk / bet that the capital growth will be fast and strong enough to counter the overpayment)

How to navigate tenant issues it you have multiple properties? Does property manager do assist tenants in replacing things if something breaks like oven heater or owner has to do this?

Hi PK, I bought a property with a landsize 700m2 and estimated internal floor area above 300m2. However, the realestate and RP data mistakenly show it as only 110m2. Would this influence the valuation? Is it worth to get the property floor plan scanned before applying for a bank evaluation? Or the valuer will just pick it up without the floor plan? Thanks!
