It's not actually 1200 for the sub contractor though. They have to be bonded and insured, covered by workers comp, drive to the job, provide a pressure washer and gas, provide a sprayer, provide tape, paper, masking film, maybe painters plastic, caulking, putty or bondo, primer, spray tip, brushes, roller naps etc. Also you bid labor at 20 an hour. So if they are a licensed, bonded and insured sub after paying labor burden 20 an hour turns into a couple 14 an hour employees, quality painters make more than that, that's an apprentice wage. Journeyman or very experienced painters are going to be 18-30 which actually costs a company 25-38 roughly. Once you take materials and trip costs out there's probably realistically closer to $1000. So even if you had 2 guys at 14(20 labor burden) and they finished in 2 days the owner makes 360. More likely they finish in 3 days and the owner is makes 40 bucks. This is in no way a lucrative pay scale like you say, yeah you're making good money but the subs definitely aren't. You need to charge more and pay the subs more if you really want "take care of your subs".

Sales guys secure their profit. What about when things go wrong like for example removing the wall paper was not a easy as it looked. Who gets screwed? When you sub out who deals with the employees of the subs asking for more money. I’m greedy my self and am trying to find my self on how to pay the right amount and keep my skilled guys. At this moment we have a lot of work and not enough man power. In other words the labor maker in favor or the employees. They demand more or else they go with another sub. Right now in GA no one works for less than 18 an hour. But I guess that makes up for inflation. What’s going to happen is that we are going to be forced to increase price to costumer, but we need to stop being cheap and hurting one another by not charging what we have to charge.

The homeowner is also paying for your years of knowledge and expertise. Not just your labor and the cost of paint. In 2023 a job like this would go for 5-6 grand.

This price is pretty low for most of the country. He's estimating based on paying subcontractors $20/hr. Crazy.

Keep in mind this was over 8 years ago, but yes sadly most contractors take advantage of their subcontractors and usually don’t really treat them or consider them as their real team. However, I don’t believe Eric was doing anything close to that as he gives out relevant and accurate advice all the time for absolutely free. Unfortunately it took me many years to realize am fully capable and worth it to have the grit for elevating and becoming even better then my old boss and/or other competitors in my area…: my only advice is to job cost every single project so you’ll become confident in your numbers/ know your gross profit and know your worth because we only have one body and your health to count on so don’t let anyone take advantage or string you along and tell you different. Here in California a good painter makes at least $25 hr. I bought your program a couple months ago and it's worked for me but I've had to charge more on labour. Your sales process is gold. Thanks for this videos Eric and God bless

Yea things need to be tweaked a little. But also keep in mind that ESTIMATING is different than ACTUAL pay. We can bid a job for $3,000 - which amounts to about $1200 towards labor. One painter may finish the job is 100 hours for $12 per hour. Another painter might finish it in 40 hours for $30 per hour. Estimating needs to be a science - specific, exact. But not all painters paint at the same rate. Better painters will do it faster, less touch ups, and no clean up which makes them a lot more per hour.

This is pretty freakin bad ass! Not everybody knows how to convert steps to feet so that's good you mentioned the paces. I'd like to contribute to this video too because some people will take it as you say it and will be stuck or simply forget. For those that want a faster way to estimate on painting you can do what he shows of course to assess the property but also have a way to determine faster prior which can get your supply cost quickly. You can them adjust when you are there. Knocks down estimating times big time and gets them bids in faster and working sooner. This is mainly aimed for new people getting started and a disclaimer, this is NOT downing anyone nor am I trying to "be smarter than the rest". I work for myself so have to develop these logical strategies in order to make it. Example Sq Ft: 1,550 1 Can of Paint Covers 400 Sq Ft Paint Cost: $27.00 How Many Cans?: Formula(SQ FT / 400) = 2.88(3 Cans) Paint Supply Cost: Formula: ($81.00 * 3) * 2 = $162.00(Cans For Two coats. Include 3 more cans for primer) Additional Supplies: $60.00 Total Supply Cost: $222.00 Base Rate(Going High on This One): $48.70/hour Estimates time for Project: 2 days Formula: $48.70 * 48 = $2,337.60 Rate + Supplies = $2559.60 Retainer(.20%) = $511.92 -------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- You can apply this for anything if you know how to convert. For those that start pacing the properties you can get your sq ft quickly. Pace the "L" shape for length and width. Example My Step I Take: 2.2ft Front of Home(Left To Right): 13 Steps Front to Rear(Front To Rear): 22 Steps Conversion: Front of Home: 28.6ft (2.2ft * 13 Steps) Front To Rear: 48.4ft (2.2ft * 22 Steps) Estimated Sq Ft: 1,384.24 sq ft(1,384 for those that don't worry about the "inches(.24)"

I think that price is very fair. Especially on a house that's in good shape. I personally do houses in bad shape for about $1000 more than this house. So I definitely need to rethink my estimates. Great videos.

The way I do it is take the square footage of the house, say 2000 sq ft and multiply it by $1.50 = $3000 give or take a bit to account for extra or less work. I usually get about 95% of my bids, which means I probably don't charge enough. I'll have to try it your way next time.... if this damn virus crisis would go away already so the phone would start ringing again.

To be honest l tried to be fair. But l notice in some upper middle class neighbourhoods -Other contactors charge a lot. I remember one time this customer call me for an estimate big two storage house I already have my price one coat $4500 l was surprise when she show me the estimate. 7,800. So was able to match same price.

Seems to me it was quoted one coat. My recommendations same color one coat l always suggest second coat where the sun hit the most. You can see the way paint fade away or peels. I do recommend two coats in that area. Also when customer request change color in the house. I notice a lot times paint cover with one coat. Even when you using a different color - If customer request two coats. You will use the same price - except prep time you already did that part in your first coat. I do charge depend on the area this year l was able to charge for two storage house by the lake including two small garage no scraping. Two coats, 8 shutters. Gutters. I wall stucco 4 colors. I did spray it took my crew about 90 hours $9000 plus 10% off

Hey Eric, quick question about the estimating standard form. At the bottom where you have the Price Equation further down under that, there's a box that says "Total Price x 1.35 =??? 5-year price" What is that for? Is that saying how much it will cost 5 years from now? I'm not supposed to use that, am I? I haven't seen that being used in any video thus far. And just wondering what that was about? Thank you for all that you do for us painters...

I did sub painting job this house was lead based paint so there was lots of prep some wood repair stucco, I saw how much the company was getting pay and the total was $19,000 dollars, I don't know why other guys charge so cheap, I guess is the only way they get some jobs but lowering the prices and getting fast food worker wages is not competition

That was pretty good. I estimate the same way except i dont do .25 and .5 and stuff,, i just keep everything 1 hr and try to make $300 per day here in nyc as a self employed painter. $300 usually gets any job that i estimate. i have a 90% closing rate and just call businesses that could use fresh painting every few years.. As im building a customer base,, i would like to just stay on the phone while sub contractors do the deals that i close. But i cant seem to make the transition. Im stuck in worker mode and trying to figure out how to get past that,, and hire guys. Thx for ur insight and i will continue to watch ur videos.

You're stuck in the vicious cycle. If you are only charging $300 per day and you are winning 90% of your estimates, that means you are not charging enough.

Just a couple things that needs to be adjusted here. Not everybody paces the same length. You need to measure your own "step" from big to to big toe. So example my steps are 1.5' each pace(no stretching your steps out)... Again, it's an example number despite my actual pace; 1.5 x 30(paces or steps) = 45"(front side) 1.5 x 19(paces or steps) = 28 1/2"(front side) = 1,282 Sq Ft Also when you are talking 1.5, .5 ... etc. Those are like flag hour types. So yes, you're adding up the total hours but also for the new people, they need to understand that you need to apply your worth with that. You'll have someone calculating 18.7 hours and will mess around and charge $1,000 because "they don't want to scare the client". SO let me say this for those that are starting out including myself(Im a licensed contractor by the way but I don't paint... until the other day). So helping you new peeps out is the first thing is knowing your worth. I'll say this in short hand... if you are a bad ass painter and looking to branch on your own.. f'in do it :-) but know YOUR worth as well as your market. Out here it's $1.50/sq ft Labor for some people, we charge based on the job so therefore we have that flag hour setup and we have a base charge. Been working in field for so long I've developed my own competitive strategy but you can do it like this for starting out Example 1 Define Your Worth: Add up your total expenses: Ex. $2275.00/month(all bills and mortgages baby wipes toilet paper and all) Expense Rate Per Day: $75.83 Expense Rate Per Hr: $9.48 Expense Per Sq Ft: $1.75(Your sq ft labor rate inverted from the expenses based on 1,300sq ft anything) So this means you need to charge at least $3.50/sq ft(if you use sq ft rates) Example 2 Define Your Pricing: Your Market Rate from researching: $3.16/sq ft(All products and labor inclusive) ... remember, you are a bad ass and know your level of work so you can charge this ethically, we'll call it "Your Rate". Your Rate * Sq Ft(1282) = $4,051.12 $4,051.12 + 15%(Possible Incidentals and additionals/Blanket) = $4,658.79(Your EXAMPLE Price)(You can blanket this at 30% if you need too and tell the client prices will adjust accordingly) So your BASE price for a 1,300sq ft home for painting is $3.63/sq ft. Well within national margins. if you are a sub/unlicensed, you need to be at $3.12/sq ft). If you are a contractor and have subs then you make it inclusive to $6.12/sq ft across the board and that puts the estimate at $7,845.84. Little high but that would be a California rate or can damn well work out here where I'm at. Again example numbers but when you have all these factors, you can literally show up on-site and can drill out an estimate within 10-13 minutes instead of knit picking ".5, .15, .35, .12, .25...etc...etc. The methods I've shown works, people are happy, even the few who have compared me said I'm super competitive and well within reason. In all honestly, I wanted to start the moment I saw the this video appear in my timeline when he posted, his method got me started but I've since evolved.

Do you estimate dormers any differently? Also are all these equations including two coats or just one? Thanks for these videos! Do you plan on doing a similar video for an interior?

I would estimate dormers however they best fit into the standards. Most likely I'd just estimate the window, separate from the vertical trim, and the siding would already be included. This includes 1 coat. I'd multiply it by 1.35 for 2 coats. Not sure when we'll get to the interior one.

That's pretty much the way I do it. I round my paint up to $30 gal or $40 $50 depending on product. And prep is a full day so that's $350 (or whatever you charge per day). Atlanta.

A lot of people (including me) are being thrown off assuming its 2 coats. You may want to something in there to make it clear the price is 1 coat. I read several comments where you clarified that but not everyone will read the comments.

With all the comments on rates, it's clear most people don't understand what he means by "$20/hr." That's not the hourly wage for the painters. That number includes the subcontractor's Social Security and Medicaid match (7.65%), state and federal unemployment tax, worker's comp insurance, general liability insurance, etc. Those should be about 20-30% of the hourly rate. There's also PTO, health insurance, etc. It also includes the subs' cost for equipment, van, gas, phone, etc, etc, etc. Not sure what the painter's hourly wage is, but I doubt it would be above $15/hr if the sub is only getting $20.

Yeah I don’t know seems kind of off . I make $24 an hour painting and I live in California. There’s no way my boss is charging $20 an hour for labor it’s got Be at least double that or a little bit more.

It's all the same, we just divide the siding square footage by 100 instead of 200 to budget for additional paint and back rolling.

stucco house is easy,,if the stucco is rotted just restucco those parts ,,spray the house.2 dollars a sq ft per coat including paint you cant loose.

@@macfriday1989 he didn't say that's literally how long it'll take, but it's good business practice to always account for unexpected things that you probably couldn't see during the estimate but can potentially delay the job, for example, are some of spindles loose and need to be reattached? To the client, you'd come across as lazy and careless if you just painted them knowing they were loose. Charging a bit extra will allow you to spend the time to do things above and beyond that show the client you're looking after their best interest, so even if they didn't tell you some spindles were loose, you can now show them you discovered the issue and took the initiative to fix it. I hope you see how different you'd come across in those 2 scenarios. Lastly you also need to account for warranty, so in the event you have to return to do anything like a touch up, you are not on the losing end paying for more labor which you can't charge the client for again. This is the part where you'll probably jump in telling everyone that you're so awesome you never miss anything during the estimate as if anyone would believe that 🤣

@@pete8675 Without that markup, we wouldn't make money once you build in overhead costs. Companies in all different industries have markups that high or higher. I know a lot of multi million dollar business owners, and they're all at about the same markups across the different trade industries. There are a lot of costs to running a bigger business, but you can also provide more to clients when you do that.

It's just a number we use to mark up the job. It doubles the estimating cost of labor and materials an then accounts for some of the "extras" like sundries or subcontractor profit.

Adjust them obviously, depending on the type of paint you're using and the cost of that paint. $20/hour is just for ESTIMATING. It depends how fast you paint that will determine the actual labor rate.

I know right!! 😆 but It might be different in other states. I live in Northern California and I work for a painting company and they pay me 24 bucks an hour and I believe that might be the standard for a journeyman painter. So there’s no way my boss is charging $20 an hour for labor hes got to be charging at least double that or more. I 🤷‍♂️

Subbing does not "get you out of" any local requirements. You should operate your business the exact same whether you sub or use employees. So yes, if a contractors license is required, get it. Get your own insurance. Get your own workers comp. Protect and cover yourself fully, always.

Profit margin is the money you make... When you take the total cost and DIVIDE by .4 or .42 it will make the price a lot bigger. That's how you account for your other costs and profit. Other costs include insurance, office, marketing, sales, office admin, etc..

@@jorgeo1492 No you shouldn't do that. Be detailed in other ways, but not with the money. The only money on the contract is the price. Be detailed about the work you're doing, warranties, notes about their concerns, etc.

Only spot prime. We are not doing a full prime in this example. We're doing the prep work necessary, and one full coat on the house. In this example.

Yeah California labor hours for painters is $18 to $25.... 3 painters a day is $500 for two days $1000 for 3 days $1500 4 days $2000 plus materials and the money owner the painting company 4 a list is $3400 to $3800 paint house California $3400 and up

It should not take you one week to paint a house all the houses I’ve painted big or small always takes two to 3 days and I pay my painters 12 for some one that’s in training 15 if they know how to paint and are new to my company and 20 if they been working 3 years with me or more and 25 for leaders, I’ll have 3 guys at one job one gets 12 the labor guy that preps gives the guys paint or wash or rolls and the 15 he cuts he knows what his doing and the leader 20 he tells them what they going to paint what color is what he cuts or rolls or what ever he wants to do, now the guy that gets payed 25 he has 9 men he has to take care of he gets them paint and tells the leader what to do and what the client wants he also talks to me, more like the middle men he sends me all 9 guys hours so his back and forth at 3 jobs site. Love your videos keep it up hope this helps. If I’m wrong or right I know it works for me and I’ve been successful!

@@valdez0512 Here in Denver the minimum wage is 11.10 so 12 dollars for a helper it doesn't work they prefer to go to McDonald and make 13 and hour,16 and hr for a helper is fair in this city. some companies are paying 28 30 to a painter with experience I pay m helper 22 10 hrs a day cash transportation and drinks, the 3k for house is low in this city, and to do a great painting job in that house is about 4 day 3 guys or 3 day 2 guys doing a crappy job like the majority of the painters do

There isn't necessarily a "right" price. We have 2 man crews who will finish this house in 2-3 days every time. The pricing I teach people allows us to deliver great work with a labor + material cost of around 50%. This gives us the margins we need to have a healthy business.

$12 an hour? This was bid for $20 per hour. And if you watched the video, some of those estimating standards are EASY to beat if you are a good painter. For example, the job might be bid for 50 hours... but a good painter can do it in 40 hours. That means we bid about $1000 for labor. So a good painter would be making more like $25. Maybe you misunderstood something I said in the video. But this is bid for $20 per hour, and the standards are all beatable, which allows good painters to make even more.

lilone I just started as a painter in California and I get paid $12 an hour... and the owner has a ton of work and over prices all his jobs. I’m only here to learn and leave as soon as I learn enough and hopefully start my own thing. The owner is extremely greedy

lol 20 bucks an hour for a owner of a company hahahahahahahahaha,, 40 to 50 is what we get in New Hampshire,,but we contract hardly ever do by the hour. i noticed that house is mostly vinyl siding. so this guy says 55 hours to paint this house by brush or sprayer? so 3 guys 2 days and this house is all done doors windows trim siding,,sure buddy you can not bid a house at all.
