Trying to buy land for farm land its best to go through a company that supports selling to rural areas or farmers such as Farm Credit.

Utilities matter a lot when getting a loan for land. You need to be able to prove that you can afford to install utilities. If not the bank sees it as a high risk gamble since they can’t be assured you will be able to afford to install utilities on the property. That’s why people that sell “ready to build on lots” have utilities installed already at a premium. They know a buyer is more likely to be approved if the land is ready for a home to be built.

We used US Bank for our land mortgage (major bank, which I recommend because most banks don’t even do land loans... then we switched to a smaller local bank for our construction loan!

Once you build your home you will need to refinance into a traditional loan, and you can use whoever you want.

how long does a land loan require you to use the property as your primary residence? I ask because, I wouldn't mind living in the home i would build on it but eventually i would want to move out and use it as an investment property.. thanks!

That would not be a land loan, that would be a regular mortgage! If you buy land that has a structure on it, you need to decide if you're buying it as a house or as land, if you're buying as land you'll need to demolish the structure on within 60days so it's just land, if you're wanting to keep the structure it will be a home mortgage! And ofcourse different banks may have different rules but our bank had us remove the structures that were on our land with in 60days of closing

I just spoke to a broker and shared with me several instances where people moved in a house and didn’t live there long enough to satisfy occupancy. Apparently the bank was okay with it because they all had some type of excuse as to why they couldn’t satisfy those requirements. Interesting.

You use the land as a down payment for a house. FHA isn’t a really good mortage product if you have downpayment money. FHA has pmi which can add hundreds to your payment that doesn’t go to your payoff
