Good video. Best tip I can give any prospective trainees is find a mentor first, then take your courses. The hardest part is finding someone to take you on.

I've heard that quite a bit BUT now on the flip side...the appraiser is asking me to take my courses first.

@@iesquivelful If they agree to take you on with the contingency that your courses are completed before engaging in work with them that would make sense. If there is no guarantee for a partnership/mentorship, then I would wait on the courses.

Thank you Jimmy for your video. I have been a Certified Residential appraiser for 18 years now and the company that hired me back in ‘03 paid me 40% per appraisal. They were looking for employee appraisers. Only drawback is that I wasn’t taught to run basics like E&O check and didn’t even sign my own reports! I only went out in my own 3 years ago because an appraiser friend of mine I met through the gym thought I was crazy for taking any less than 100% of my appraisal fee. So, it’s good you let people know not to chase the instant income at first but rather the proper training. They taught me a ton and reports were incredibly thorough but they never taught me how to step out in my own. That is key :)

Thank you for this video! I just started my pre-licensing training. I feel that the appraisal industry will be a great fit for me. I have 7.5 years of real estate sales experience and have my Broker's license. From what I understand, the hardest part of this process will be finding someone to train/supervise me. I found this video to be very insightful on how to be a good trainee. I myself am seriously considering entering the appraisal business in Arizona. Real estate has been booming over the past 5 years and it would be great to learn more about the inner workings of a growing industry.

I luckily already found a supervisor appraiser. I'm getting my licensing courses done and learning about real estate in college. My dad is already teaching me about comps and how to be accurate as an appraiser. I analyzed an appraisal that was submitted to him since he is a broker and it was terribly done. We both knew it because we knew the area where the property was well. The property was appraised 2 to 300 grand HIGHER than it should've been. All because of poor choice of comps and lazy work. I had a better opinion of the price and I'm a rookie! So I feel good even going to a different market and knowing that I gotta be diligent about studying the housing demographics, the economy in that area, and good property comps in the area

Love this video! THANK YOU! This is very inspiring. I finally found somebody who didn't mind taking a chance on me. I have been working for free since October, but when you find fun in your job, it's not a job - it's a hobby! I, like you, have a full-time job and do anything I can during my off hours. I am being patient knowing that the time I put in now will pay off. When my trainer doesn't have any work, I study appraisals and look for classes to take. Thanks again! I look forward to reviewing more of your videos!

Good stuff! Ask your trainer if you can tag along on inspections. You can learn alot just by watching... and you'll be showing you're really interested which may open other opportunities :-)

Jimmy, I have been an appraiser for 19 years. It took me 7 years of learning and accumulating credits to get certified. I wouldn’t take on any trainee to pay them to teach them a skill. Just like you said, if anything, they should pay me a tuition for teaching them or at least intern for free. A new trainee appraiser doesn’t really bring much value to the table. I can do an appraisal much faster without the “help” from a trainee.

True, at least out of the gate trainees don’t have much. That said, the right person can be excellent at this career.

Ironically, I just had a conversation with my trainer/mentor earlier today and he told me that out of all the people he’s trained over the years (approximately 40 years in the business) I was the only one that turned out “have way decent.”😊. If you know you recognize how big of a complement this worse 😆 Unfortunately, I have not come across anyone with the tenacity and discipline that I had early on that was really interested in learning the business. There may be someone out there yet, but they haven’t come across my path just yet, and the part that we never really think about is that if no one comes along the free market system will ultimately replace all of us.

I appreciate your videos, they are very helpful. I am working through my initial 75 hours now! I have been a mechanical engineer for 29 years, and feeling burned out. So I thought I would give appraisals a try. You are right this profession is no joke! The courses are challenging but very do-able. I am enjoying them so far. Much respect for the appraisers out there.

It is shocking to me that there are no online listings of appraisers willing to take on trainees. This industry appears very disorganized compared to other professional certifications.

Jimmy, I love your support and insight. I am finished with my classes & changing my career and am not 20ish...I don't see a problem with getting a base salary for Appraisal Training. Should I go to a bank, institution rather than an individual appraiser? What about getting my training while completing all the appraisal forms, office work, and learning while completing actual forms? I realize it is some luck to get a trainer/mentor, so I am thinking outside the box.

Hey Jimmy! I’m really enjoying your videos. I have currently worked full time in the title industry for the last 4 years, and been in the real estate world for about 8 years. I’m thinking appraising might be something that I would really enjoy, and would take my career to the next level. I’m also in Metro Detroit. Any tips on finding a trainer in this area? Also, is the training process something that can be done while I still work another job while I do my apprenticing, so that I have an income coming in, or do you recommend putting money away ahead of time? Thanks!

tuned into your video. It's been a great help. I have accepted the job as county property appraiser trainee. I get to learn about all three types of properties, commercial, residential, and agricultural. I'm so excited for this opportunity and the education opportunity but the pay is absolutely horrible, but I was able to take it because my husband is the bread winner. But my question is, are the re ways for me to supplement my income using this education in other realms ?

Thanks for that insightful video on becoming a real estate appraiser. I’ve completed all studies required for trainee and NJ state license (150 credit hours plus the supervisor/trainee course). I also earned the state real estate salesperson/referral license, just to give myself an edge. Submitted lots of resumes but no-one willing to supervise at this point. May have to put myself out there as willing to work for free as you did, or maybe auto allowance. If you have any other ideas send them my way. What do you think about earning experience credit hours performing revaluation work for a mass appraisal company? Can that count as credit? Hope to hear from you Jim.

I am interested in becoming an appraiser. My wife is somewhat in the industry (on the lender side). My question is "My state requires 1000 hours of training. I am in a similar situation, as you were, as I have a day job as well. My job is a little flexible because I work from home. How may hours were you required to log?" I see from your video it took 3-4 years to complete. Thanks for the video!

Todd Bangz thanks for reaching out. The core skills are all analytical. Specifically you will need to learn some statistics, spreadsheet manipulation, and a slew of other tools. The main thing you’ll have to learn is how to communicate... with everybody in a myriad of ways.

So when he trained u , so those were all logged up - and as a result that went towards your licensing requirement (1500 hours I think in NJ) ? Plus now u usually get apprisal requests directly from management companies ?? Is that how it is

As a trainee you cannot sign anything (without a supervisor signature) so in essence you have No clients. They all belong to the supervisor appraiser. Yes you should be included in the report as someone who worked on its completion. Yes the reports you’re included in will go towards your hours.

Hi Jimmy! Looking at becoming an appraiser in Florida. FHA loans are big down here. I'm not sure how to obtain the for lack of a better word, "approval" to do them. I see there is an application to do it, but is there any additional training to do so?

Hey there! To do FHA appraisals you'll need to work through the process and earn your Certified Residential Appraiser certification. Once you are licensed, you can register (apply) to be on the FHA rooster.

Great video... Wish i would've stayed in this i worked form '08 to'11 went on jobs on my own did the reports on my own (which i dont think i was supossed to do) and in the end all the work i did my name wasn't put on the jobs by my employer so those 3 years of experience i had went down the drain and i was so down i didn't go back and start over. Also i was let go due the market crash during that time :(... but even to this day im always inspecting houses in my mind when i visit someone so i think its not to late to get back in the field..

Trainee here. I had a mentor, but he wanted me to sign a perpetual non-compete clause (with basically All the amc’s)... so I left. Still looking for another mentor. I have been doing appraisal inspections (I de my real estate license; to pay the bills). I’m about 400 hours short of applying to be licensed. Any ideas? Any response would be appreciated. I’m in California. Thanks.

😐the short answer is find someone else to work with. I’m sure you know other appraisers in your area. also, get your appraisal log sign off for your previous appraiser. if you can, get a copies of your reports as well. good luck my friend. *** get the sign off of your previous appraisal experience ASAP.. Seriously!

are you still enjoying the Appraiser industry to date? I've had several Appraisers tell me its not what it use to be, what does that mean? Saturation?

Hey there, majestic W, personally, I do enjoy appraising. That said, there are parts of the business that are rather annoying at times. But what industry do you know of that doesn’t have issues? In terms of market saturation, actually, I think the opposite is true. I heard statistics from a few years back that said, the average appraiser was 65 years old. Interestingly, the guy who trained me 20 years ago, just turned 82. Given those type of demographics, if anything, the appraisal industry is undermanned. In fact, banks and governmental entities know this and have begun reducing appraisal entry standards to encourage younger people to get into the business.

Could you explain what classifies a property as non complex and complex?

Good question. It starts with the idea that every piece of real estate is unique... but most have a lot of similarities. Appraising is about comparison... so how do you compare things that are not reasonably similar. Complex properties from an appraisal standpoint are usually complex because they are very unique for their market. Think "newly build 8,000 sf mansion surrounded by thousands of 1,000 sf 1950s ranches." The newly built property is so out of step with what's around it extra-ordinary steps have to be taken to value it. does that answer your question?

Appraising far harder than real estate agent. A good agent that makes a lot of sales. They do it by building relationships with people.

Sounds like that guy took advantage of you. People need to feed their families. It's 1 thing to observe and learn for free. It's a completely different thing to actually go home and spend 3 hrs doing work for free. If anything, that's greedy from the trainer. Make you work and reap all the cash.
