Mistake in kitchen vent - You are not allowed to have vent for sink go around king stud in this situation, the drain should be moved over into framing stud bay so vent can go straight through the roof. How can you span regular 2x floor joists such a distance? I'm doing a similar project and I see in the tables that even with a 2x12 you can't span more than 18'

I've done it on 20 feet with 2x12 that will be 12 inches on center. Keep in mind to check with local building authorities in your area before building.
