What happens if genuinely, or accidentally on purpose, you’re farm stops becoming profitable a couple of years later? Is everything rescinded or once you have the permissions are they locked in?

Good informative video thanks. One question what is the easiest way to get planning? We have 6 acres used for horses stables and arena and grazing. We have sited a static and intend living here. Both retired so not wanting a big business just something to help with planning so we can stay onsite. Green belt land now classed as equestrian.

You need 275 man hours and your business will need to make a profit. You have to show a couple of years accounts for perm planning. John Nix book has the man hours for various agricultural enterprises.

hello mate, really appreciate all of the videos, I've couple of questions - where is the best place to look for renting land? and, in your opinion - how crucial is it that you have the 12.5 acres to achieve what you have with permission to live there? Land near me is extortionate and the Mrs wants to stay local, if I had a 4 or 5 acre plot with a large market garden, would I still be in with a sniff of getting through the full planning app to get permission to live on site?

U need 2.5 acres minium and can rent the other 10 to give u pre development rights

Hi Mr F 2 F. I have one question on how you got the 5 hectares (to do permitted dev), so if i bought a 9 acre plot, where do i have to rent the remaining 3.5 acres to get the ability to build agricultural permitted development on 9 acre plot? Does it have to be land adjacent to your property or could be a few miles away? Sorry if this doesnt make sense! Youre a massive inspiration to me though and im seriously considering teh F 2 F life. Funnily enough i knew you were local because of the harpur coach you bought! I thought i wonder where you are! I've figured it now, but the fact you can do it so local to me makes me think i can aswell. Cheers buddy!!

It seems like a catch 22 situation to have to be working more or less full time to justify building a house, I suppose you didn't commute from too far away? So did you build the sandbag / green roof house for reasons of it not being temporary or financial reasons, what if you built a wood cabin straight off?

How does this work if you’ve retired and don’t want to have a business. We got pensions and don’t need to work to support ourselves. Have enough to build on our land from savings.

Or you could buy some land in Pembrokeshire and build what you like, as long as you demolish the buildings if you want to sell the land.
