I was interested in hearing what you had to say in your video but as i am a motorcycle rider, all that i could think about was how distracted you are while driving in your car. Driving without due care and attention can cost a life/lives, May i suggest fixing your camera on your dashboard so that you don't need to take your eyes off the road or neglect checking your mirrors while filming. You seem really cheerful and bubbly and i wouldn't want you to have an accident. Stay safe Abi xx

Stamp Duty, especially on Buy to Let properties, was supposed to go up quite substantially, with extra tax to pay on 2nd homes etc. Lockdown put this on hold - so all the investors out there went and bought more houses, especially from people who were desperate to sell as they'd lost their jobs etc. Meaning, of course, yet more people were unable to become 1st time buyers! Poo's and roundabouts!

You mentioned you can do a BRR for your own home, could a bridging load work too? When you come to refinance it, what type of mortgage will it be? And are you allowed to live in it?

I would be also interested how do you structure the shares in the ltd-s. Do you have share classes (freezer shares and growth shares) in the company structure to protect yourself and your kids from future IHT issues? Would love to hear your opinion on that Abi. Thanks

Tut tut no reply Unfortunately, the better education providers are playing in the same pond and using the same marketing techniques as the likes of those well-documented other trainers/mentors who have taken huge amounts of £££'s off newbies in some shape or form and not fulfilled their obligations or side of the bargain. Let's not forget the property guru/trainer who was convicted of 12 counts of fraud, went bankrupt for over £2million, and even ran training courses while awaiting sentencing with a tag on his ankle, and is currently enjoying extended time in one of HM's HMOs! With more (multiple) bankruptcies currently in the pipeline - also being remarked upon on social media - its even more important to be cautious about giving large amounts of money up front for training or mentorships. The nefarious trainers/mentors stir up the mud and tarnish the reputation of all providers in the same way as rogue landlords tarnish ethical landlords with the same brush. Newbies have no idea who are the good trainers and who are the unscrupulous ones. That why social media, forums etc. shine a light and help direct newbies towards ethical trainers. Ethical trainers have nothing to fear from commentary and discussion on forums. It will only direct newbies towards them. They could even lead the way by providing a due diligence guide on how to undertake DD on education providers. No need to mention names or write blog posts with innuendo or warnings either . These just polarise people because there is no substantiation and it therefore can be brushed off as sour grapes or a marketing exercise and it therefore has no credibility. Create a DD guide and empower new entrants to undertake their own research on who the best education companies are. Property Tribes has already produced such a guide and google is your friend, so there's no excuse to become a victim of a dodgy guru in this day and age of social media! A good place to start is to put the individual's name and company's name followed by "reviews" and "scam" into google and see what comes up. If you cannot be bothered to even do that, then you deserve to lose money and its very likely you will! ​Old Chinese proverb - "When a man with experience meets man with money, the man with money leaves with experience, and the man with experience leaves with money".
