Hi @Abi, Your property investment videos are superb. Shall be thankful to clarify my understanding: After 90 days of renting a buy to let property, the following taxes apply: 1) Business Rates instead of Council Tax 2) If total income is over £85000 threshold, then VAT bill 3) Corporation Tax 4) Dividend Taxes to draw money out of the commercial setup.

Thanks for the very insightful video Abi, i was wondering - in arriving at the overall profit in your R2R scenario, do you not factor in other costs such as the management company fees, redecoration cost, etc? but I suppose if this was rented through a Ltd company, then the expenses would be allowable in computing the profit, and capital allowance would be available on the capital cost. This leads me to the next question of the process of converting a council tax property to one for business rates with the council, as I understand (from Touchstone FB page) the council doesn't always approve these. Does one have to seek advance permission? Sorry for all the questions, I've just discovered Touchstone Education channel and booked my 2-day course as i'm really keen to learn learn learn. Thank you

Hello Abi, I have signed up to one of your courses in June, so looking forward to that. My question is I am 57 years old, getting a divorce, and selling my house, which will leave me with approximately £280,000 after the sale goes through. I really want to get into property to build a strong future for me and my children, and for my retirement. I need to purchase a residential property for us to live in, (I live in London and would like to continue to live here), but I also want to purchase a property to refurbish and rent out. I just don’t know if I will be able to afford to do both. For affordability, I am not sure whether to buy my residential property as interest only and also purchase my buy to let as interest only too. I have a full time, permanent job, so do have quite a good wage coming in. Could you advise what you think might be the best strategy, please? Do you think I should purchase my residential property first, or stay with family after the sale and dive straight into investing in property?

Seeing you Abi and Paul, inspires me to take action! However I have some doubts about your numbers. You mentioned at the end of the video that you are making what it would be a £70k/year salary through property. That is around £4k net income a month. By the sound of it you are still working on them nearly every day, because you mentioned you enjoy it. To me personally it is not a decent retirement salary, and also when you are still working for it. Could you put all of it on autopilot and still earn the same money? Moreover, you said you can make around £1.5k/month with a service accommodation property, £350/month on a BRR and £3k/month on deal sourcing. But still you are making only £70k a year? You also said you were doing 52 BRR the year of the video was made, which is about £18k a month in profit! Am I missing anything with the maths?

Well analysed! I am sure it is profitable at some level but it appear that you have to be working 12-15 hours daily nearly everyday. If you worked at Mcdonalds at £10 an hour 12 hours a day, 7 days a week means around £43,000 per annum.
