Hey Michael I’m thinking of buying my first rental that’s in a park. It’s a 1993 model trailer. Has a metal roof and no other issues with the trailer. Has new flooring in and everything and guy wants 10k for it. Tenants been paying 865 and lot rent the owner pays of 320. Tenants agreed that if I bought it they would be willing to sign a year lease with me right off the bat. Just wondering if this seems like a good deal. I mainly been wholesaling real estate but wanting to start getting that mail box money. Should have an awesome ROI just wanted to get someone else’s opinion on it.

Sup Michael! I am in the process of buying and flipping a mobile home from an outright owner who currently lives in a park. The homeowner is leaving soon and wants to sell us his home, so we can move it, and flip that thang for a new owner. All good and well so far right? However we are hesitant, because the park manager wants us to submit a ‘Park Rental Application’ to be approved or denied by the them in order for us to be allowed to purchase this home from the seller who owns it (title and all). Is this a situation where they have any leverage on us? Or can we simply buy and move the home from the independent seller, refusing to comply or sign anything from the park… Or would it be better to suggest that we submit a Right of First Refusal and let the park send their offer (if we still get the house, we’d like to have a good relationship with the park too, so they let us go on site to do some renovations) thanks for these videos man. I really appreciate you spreading your knowledge, experience, and authenticity. But yea we would love it if you shared some advice on this flip! I can see now how these crooked park managers like to play ball, and let me tell you i’m not about to get stuck in some undesired contract with them. LMAO nice wig btw
