You know, I caught that too. But I was thinking along those lines when Vin found that creaky floor and started sex dancing. And then Ben jr, came over and did the exact same thing. He didn't refi on time. He will loose too much money refinancing at today's rate. Property decreased in value compared to when he purchased it, Not only will he need to put money down for the new loan but the interest being so high he will be upside down and far from positive cash-flowing the property. Cap rate will be negative. best option is to take a loss and move on.

I watched this video tonight and Ben when you made the comment you're taking a million dollar loss on that Lowe's building I could see the look in your eyes that hurt. The thing is I understand what you're going through I'm trying to teach my son to take over my business which is basically the same as yours however I don't have the debt level you have. People don't get it at this time in America that interest rates are going up to the point that real estate investors can't afford to be developing property because the interest rates are so high unless the rents go up considerably the numbers are not adding up. Hopefully in the next one or two years things will start turning around and interest rates will go back down but this video gives you a good example on the effects of those interest rates and how they affect everyone not just the developer but also that rental tenants as well. At the moment I'd like to expand my business and buy some more property but at 6-- 7% On a commercial loan the numbers are just not working out, especially if you only have a 5-year arm.
