Good Question, but the answer is NO. Pancake mix does not contain yeast which is a major puff puff ingredient.

Flour is carbohydrate. Carbohydrate will convert into sugar in the bloodstream, which is worse than sugar. Therefore, claiming your recipe as healthy just because of the sugar absence is totally misleading. Not to mention the oil.
