I pay a little extra on my mortgage every month. What is hurting me right now is ever increasing property taxes, which is collected through escrow. Buying a smaller home might help on lower property taxes too.

@@JM.5387 I don't know about where OP lives, but where I live to qualify as a senior or disabled person, the income allowed to qualify is below what is needed to qualify for food stamps and medicaid. This is not an option for many people.

Yeah, the minute your cash flow gets interrupted, the whole thing comes tumbling down. I would much rather pay extra on my principal when cash flow allows. You can always pause the extra payments when you have a tight month -- much simpler and safer than dealing with a HELOC.

1 year emergency fund! WOW!!! I currently round up to the next hundred dollars on my mortgage payment plus add another hundred. This usually ends up being around one extra payment a year plus or minus. Thanks for explaining it, but I would never do it. It’s almost like people who open checking accounts and credit cards for the bonuses. I prefer my time.

You have spread fear in others because you don’t understand that all debt is not the same and paying a mortgage off 7 years early vs 23 years early and saving $100k+ in interest is like saying all stocks are the same. Just buy stock. It doesn’t matter which one you buy. OMG you must educate yourself and remain silent until you do. People do your own research. I am looking to pay my mortgage off 23 years faster and that’s even with less cash flow when a life event happens.AND how interest is calculated is major!!!! Mortgage interest is charged to you from day one. It is front loaded on your mortgage! The bank buys a house with your interest payments before you can even pay for your own house. You have to see the calculation and reduction in your debt to really see how it happens but millions have done it. It is proven. This is how the rich stay rich and the poor stay poor and the middle class stay middle class. 🤷🏽♀️

I think a velocity HELOC sounds like trouble. I don’t see the benefit over just paying extra principal payments on your mortgage.

My mortgage rate is lower than the interest rate on my HYSA and everyone is saying I shouldn't make extra principle payments because I'd be losing money. I hate being in debt but I don't want to be foolish about money and just pay on the mortgage because of an emotional reaction to debt. I'd be interested in what you think about that.

Would love to have a paid off home someday. Working on my car loan currently and then I’ll move back to the mortgage. One little tip I have been doing is using any money I make from apps as extra debt payment. It isn’t much, but adds up over time and takes money off the principal.

I’m not in the US, I don’t think we have an equivalent of this. Remortgaging every few years is really common here. We are not looking forward to ours as we had a deal on a really low interest rate for several years that ends in 2026, and interest rates are much higher now even for people with good credit. We are working on paying down what extra we can each month on the mortgage but I have 2 kids in university and that is reducing what extra we have available.

I think if someone can pay a 30 mortgage in 7, velocity banking is a no brainer.
