I made a higher return with Nvidia stock. I have also owned 13 properties but the headache which is rental property is just not worth it as I get older. I’ve had some great tenants and then a couple of problem tenants. One problem tenant can make you want to sell every property!

The money obviously has to be out of the US. Would you open a bank account in the name of the US LLC or do you also need to establish an LLC in the country where you are a resident?

Have you gotten property, yet? I suggest you join the REAPS and REIA in your area. They’ll provide and guide you to educational resources to teach you how to flip contracts (wholesaling) for no money and other REI opportunities once you get some income. However, expect some minimal business costs, though.

I have a 401k that I am looking to invest in different ways and love the real estate idea from a retirement account. When you purchase a property through an LLC, you say the IRA is the owner. I assume you are still the landlord?

The LLC is the landlord, but if you set up yourself as the legal Manager of the LLC you are essentially the landlord. (Manager is a required position to have when forming an LLC so make sure to list yourself as the manager).

I had to use a non-recourse lender to purchase an investment property because a regular mortgage company would not accept or approve a loan for an LLC. It had to be under my name or personal trust name.

I need to check my understanding aboutRoth IRA and 401k limits.. Anything over the maximum yearly contribution is subject to a 6% excise tax. If that is the only tax liability on that money for a yearly realized gain it much lower than paying short turn capital gains or income tax. That plus the tax rate on a Roth is the only yearly tax bill or regular business tax also applies? If a business in in the Roth you can also set up a 401k for your income to nearly debate your tax liability?

And a lot of experts don't do cash because you can buy real estate cash and then you use the equity to buy another real estate property but I was told that the equity has to go to intermediary can't go to personally to you or I can go to rescue to that property you found

I just started 2 new jobs which brings my income to approx. $6k a moth. My expenses are $1,600 a month. PERFECT. Save/invest 2k into my IRA....real estate. Buy rental property , deposit rental income directly to the IRA. Retire millionaire at 67.(watch Marks video on that) Makes sense. I'm going to add to my income by turning my hobby into a side hustle home-based business, deduct my apt. space for business expense and invest that income as well into my HSA. C'mon guys. Mark is laying it out plain and simple. Open your minds.

Good stuff, Mark. You should really do a piece on Mega Backdoor Roth (it’s different from Backdoor Roth) as a turbo funding method. Through 401(k), you can pipe up to the full $56k limit per person into a Roth IRA; you’re not limited to the $19k cap.

Yes, you can do a Solo 401k and hit the 56k Limit with a Roth Contribution and then a company or profit sharing match...then convert that over to a Roth later. Is that what you're referencing? @@MarkJKohler Hi, Mark. In 401k plans offered by companies like Vanguard, Fidelity, etc. you'll be familiar with the Traditional vs. Roth sub-accounts. There's actually a 3rd type of sub-account called "After-tax 401k", which falls under the 401k but isn't subject to all of the QRP rules because contributions are after-tax (like Roth) but the gains are tax-deferred (like Traditional 401k). It does fall under the overall $56k annual cap for 401k (so, subtract your QRP contribution under the $19k cap, and the company's matching funds). Technically that $56k cap is intended to limit company matching funds, but it's now possible for employees to contribute to it above the $19k QRP cap, but without all the QRP benefits (and restrictions). There was a 2015 IRS ruling that allows this sub-account class to be rolled directly into Roth IRA, since it's after-tax money and technically a 401k retirement account. It doesn't have to pass through Traditional IRA and backdoor conversion (so existing pre-tax IRA funds don't create a pro-rated tax event). In versions of the plan that I've seen, this rollover is allowed once per 12 months but doesn't require separation of service. The gains are required to be distributed pro-rata (as normal), and they're pre-tax, so they do have to rollover into a Traditional IRA. The whole process triggers no tax events. For after-tax earnings that are destined for a normal investment account, it makes a lot of sense to steer that income into this After-tax 401k to really pump up the Roth fast and make the investments earn tax-free. With Mega Backdoor Roth, the strategy is to contribute only enough to Roth 401k to maximize the company matching funds, then direct as much as possible into the After-tax 401k account and do a rollover annually into a Roth IRA that you can then self-direct or move to a Solo Roth 401k. Although the name is similar to Backdoor Roth, Mega Backdoor Roth uses entirely different mechanisms. This isn't well-known at all, even among financial advisors, though you will find some articles and videos on it. In a company of 70,000, some of us have been doing it for years, and it's been pretty well researched and supported by the 401k provider. For folks approaching retirement with the ability to "stuff the mattress", it's an amazing tool.

Isn't the solo 401k only for those who are self employed? What if you are W2? Also, doesn't UBTI apply for non recourse loans? And if we can't have direct descendents own any of the business or property from the LLC, does that also apply for siblings and cousins or there a way to get around that regarding the partnership? My commercial building mortgage is $500 per month and I’m receiving $2850 rent monthly. I was not sure paying off early would be a good idea, due to mortgage interest write off advantage. What is your input? I only know paying mortgage bi-weekly towards principle will help pay less interest and paying offing early.

7:49 he says that real estate appreciation has out performed the s&p 500 at 6.74%. This is uploaded in 2019. From Jan 1 1989 to Jan 1 2019 the s&p grew an average of 12.13% with a compound rate of return of 10.61%. Am I missing something here or does he really think his audience wouldn’t fact check him?
