Hello po, I have a question. Lets say I have successfully sold my pre selling/assuming unit, would that be put me in a bad record sa developer? I mean if I plan to get a pre-selling unit again to the same developer in the future would they still allow me to buy one?

Hi Yan, developers will not flag anyone with a bad record if you sell your unit during pre-selling stage. It’s common in the industry.

Hi Ms. Alexa, thank you for the informative video. I am also reselling my pre-selling unit (assume balance). Regarding the real estate broker, is it advisable to use the in-house broker (the one who sold the unit to me) or a different one? Also, is it advisable to ask a friend (not an estate broker) to refer a buyer and pay him or her a referral fee? If yes, how much? Thank you so much!

Hi, yes you can use the in house broker who sold you the house or look for another broker, it depends on you. It's also legal to have your friend refer a buyer as long as he/she does not do any work of a broker since it is against RESA. For the referral fee, there is no standard rate depends on your agreement.

Hi there Alexa, just wanna share and need your professional opinion. I just finished my down payment for the pre selling house and lot. However the developer had only 2 accredited bank for their house loan and the problem is they only gonna build my house once there is a approval coming from the bank. I tried for the first bank and it got denied, now I am down with 1 bank that is accredited to the developer. Can you give some tips or pointers on what should I do if I got denied again from the second bank. Should and sell my spot to look for another house and lot?

Hi, what was the reason you were denied by the first bank? Is your gross monthly income salary sufficient for the loan amount you need to take out?

Hi there Alexa, thank you for the amazing presentation regarding on "how to resell your Pre-selling unit" however I am just wondering. I have already completed the down payment in the house and lot preselling that I have acquired. The question is can we negotiate the redocumentation and broker fee with the buyer? Can we share the expenses in that kind of situation? Let say my full DP is 567k so I am expecting getting half of it like 250k? because of the redocumentation and broker's fee? Is that correct?

Hi! Usually the brokers fee is on the account of the seller. The redocs fee can be negotiated with the buyer. Or you can also add it to your assume price.
