Im looking to help my dad sell his property in makati, do you have any estate agent recommendations out there? My dad told me he spoke to one agent who said, if they value the property, it HAS to be put on the market to be sold, since they will do all the work to get it valued. That sounds wrong to me.

Hi! I have a condo unit where I already finished paying the equity. I also continued to pay the principal amount to lessen the remaining balance of the contract price. I am planning to sell my unit prior turnover probably next year. My question is, will I only be able to get a return on my equity payments + additional principal payments and not the whole contract price? I’m quite confused with how that pans out. Hi Vagren. If you sell it, its up to you to decide on the selling price. If you return it to the developer, Maceda law states that as lng you've made 24 monthly payments on the downpayment, you're entitled to a 50% refund on amount paid. However, since there are other penalties and fees, the amount for refunded is usually closer to 20-30%, depending on how developer computes it. I would advise you to sell the unit to another buyer so you can get back what you invested plus a little profit.

Hi, if the original owner is already dead the heirs needs to settle the estate tax first. Once it is done then you can sell the property since this is a condo and foriegners are allowed to own one.

Hi Grace, you’ll need to prepare an SPA to Sell. For unit market value, you can check sold prices of similar units in the same condo. You can consult with brokers there on this.
