It begins with the following:
Good credit - Anything above a 740 generally gets the best rates.
2 years worth of tax returns - This shows that your income is consistent and that you’ve built up some work history.
Bank Statements and proof of income for the last 2-6 months - this way you can prove how much money you’re actually making and spending. With that, they can calculate what your debt to income ratio is - banks prefer those who save a lot, and spend very little.
Cash reserves - sometimes it can be 3-6 months of mortgage payments, taxes, insurance, and a buffer in liquid cash or assets.
Pretty much any time you buy real estate, you’ll need a down payment. Banks want to see that you have your own money at risk when you buy a house…this down payment forms your initial equity in the property. Generally 15-20% down is about what I’m seeing.
If you don’t put down 20%, you’ll generally need to pay PMI which stands for private mortgage insurance. This is an extra cost that helps assure the bank you’ll be making your payments, since the less money you have in the deal, the higher the risk is that the bank will lose money in the event you foreclose.
If you can qualify lower down payments and the numbers make sense, go for it. But in more expensive markets, you’re going to need more money down. Some other options might be available like a VA loan where you can buy with 0% down - so this will be up to you figure out what’ll be best.
When saving for a property, it’s really about setting your priorities and deciding what comes first - if buying a property is your number one priority, it might make sense to cut back in other areas just for the sake of accomplishing this.
What I use that helps a lot is Mint.com and PersonalCapital.com - I use these to track all of my expenses. You need to know where every penny is spent and exactly how much you earn. It’ll be nearly impossible to save as much as you can without doing this.
One other strategy I like to use is to automate my savings. I have one bank account where all of my money is deposited and saved - this is Ally Bank. Then I have a Bank of America account for my expenses. I’ll only transfer a certain amount of money every month to bank of America, this means that everything else I have is pretty much already stashed away.
Finally, generally banks won’t want the mortgage payment to exceed about 44% of your total income after expenses.
Again, with this, it’s all cutting back as much as you can. You really have to make this a priority to save as much as you can.
Now for those who just don’t earn much money in the first place, the reality is that you’ll need to either cut back on your expenses as much as you can and save the difference - or work to increase your income. There’s no way around it, there’s no way to sugar coat this - if you’re not earning enough money, you’ll need dedicate yourself to making more money. This is one of those things where if you want it bad enough, you will somehow find a way to make it happen.
Now one more thing I do when it comes to saving is to keep it all in a high interest savings account. Most people want to invest it, although in the short term, there could be too much volatility to risk it in the markets.
Ultimately, when saving up for a down payment, it really just comes down to income vs expenses - and once that’s handled, banks will look at the bigger picture to determine what you’d be qualified to receive. And patience and discipline here goes a long way - you will need to do this long term consistently.

@@ReyHombre23 Everything went smoothly! 3.6% interest rate on a 30 year, Paid 58k TOTAL with seller paying 6% towards closing. Currently doing some soft remodeling and sharing the two units with a roommate to cut costs in half. At this rate I should be able to have my first tenant by the end of summer. Good potential to be paid off completely in 10 years.

Graham, I am a mortgage broker and this is excellent! This is the perfect overview with enough details to be actually useful. The only thing I would add is have your credit pulled by a mortgage broker 3-6 months before you start shopping for a house. There might be things on your credit report that are not accurate and there might be some tweaks the buyer can do a head of time to raise the credit score and the lower the interest rate.

He nailed it right on the head. For the last 2 years, I have made running my business and maximizing my income in order to save up and to qualify for a house my primary goal in life. I have been willing to lose friends, relationships, and my overall happiness, lol. I have worked and worked and worked some more. I had a little bit of fun here and there but I mostly had 1 purpose in life, and that is to buy a house. I close on my new home in 14 days :) ❤

@@curly_girly702 Too old to be buying my first house, lol. I'm 35 and came from a poor family and was not taught important things like this growing up. The houses here are pretty expensive and I never though I could do it but once I realized you can achieve anything you put your mind to and fully commit yourself to it, I knew I would be owning my own home and no longer renting. Save all of your money. It will be hard because it takes a while and you will have to sacrifice a lot. Find activities like hiking that don't cost anything to do make your own coffee, take lunch to work. You will have some inner challenges but if you keep your eye on the prize and stick to it, you will achieve your dreams. I am self employed so I had to play the game for 2 years. It was tough sometimes, but then I remembered that two years is such a short tidbit of my life. It's literally nothing. Suck it up and make it happen, then you can relax, gain equity, and level up :) Best of luck on your journey!

I just cut out tacos and $5 coffee from my lunch routine two days ago. With tip i'm saving minimum $15 a day. If you add in the bacon egg and cheese biscuit and orange juice i would also get a few times a week, now it's well over $20 a day i'm saving with the only extra effort being the ham sandwiches i make in the morning. So in a way i get paid $20 to eat oatmeal and make 2 sandwiches.

True, cash reserves can be shown with a 401k account. I did it to close on my first rental property. Love this guys perspective on real estate investing!

Your lender will ask you if you have a 401k if you dont have enough at closing or if you didnt put enough down. They will allow you to fax a statement showing the funds in the 401k account. They do not withdraw the 401k funds, they simply use the statement as proof of funds in a worst case scenario!

@@RelSparks My understanding is that has to do with resources. There's limited land on which to build, which limits housing supply. Plus an inability to produce enough to supply the population and tourists, so everything has to be shipped in from far away, which drastically increases the costs of consumables.

Create a playlist here on KZbin and every time you watch a video, add it to the playlist . Then later on you can review all the videos you have watched to refresh your mind . I do that and it’s super helpful

New subscriber 🙋🏻‍♀️ I’m currently binge watching your videos on the daily so thanks for all of the great content! I just graduated and received a full time job but i am still living at home so that I can pay my student loans. As soon as I am debt free I plan on sticking to my strict budget and saving all of that excess money for a downpayment. Currently I’m averaging $1,900 toward debt monthly so once I finish paying debt I know I can easily save up for a down payment within 1 yr. by adding a few side jobs. Thanks for the motivation and great tips!

Banker here, the 45% DTI is usually based on Gross income if you are a W-2 employee. Net income is used for self employment.

Jonathan Rosales it’s a type of Discover credit card. If you’re a college student it’s very easy to get. I continue to use mine to this day.

FYI you can get rid of PMI too if your property value has gone up enough, and you refinance, which is what I did.

I’m kind of doing the same saving up for my first rental place of my own (for me). It’ll be the first place in my own name I’d be renting and iv been stashing money away in a lockbox to hide from myself.

Just FYI.. can get rid of pmi if property increases or pay down the loan to make up the 20% down.. although I always say put 20% down.. wait till u have that.. exception is if in Military, then can get 0 down without PMI, but have other VA fees. Of course excellent video as usual!

Sometimes you have to jump on the deal. you might not be able to afford to wait till you have 50 60 70 grand to avoid the pmi. I didnt wait I was only able to afford 3.5 for my house so I paid pmi for about 2 years then refied n bought down my payment by 300 bucks. The determining factor for me was I knew prices were gonna go up if I waited and sure enough they did this house I bought for 240k 2 years later it would have been 310k which 20% of that would have been 62 thousand which I did not have 2 years later. And even if I did now my payment would have been higher cuz I bought higher. Basically I knew it was worth it to take the hit up front cuz my income was gonna double and the house price was gonna stay locked in so it depends on individual situations

I did it working construction . Bought my house in July of 2018 at 21 years old. I just pretended I already had the house and paid the bills but put the money into savings so if I had to dig in that money then I wasn’t responsible enough for a house. And it worked , it took two years but it worked .

I'm a student with 8k in the bank who's going to graduate this coming year. After that I want to get a full time job (to get proper tax returns), and invest everything I save into real estate close to where I live (Amsterdam, NL).
