I sold my house by myself in 2020- I made 12K more than all the local realtors told me I could get. Their advice was 100% wrong. I am very creative and I just watched many videos on staging and I attracted a buyer within 3 weeks of posting my ad. I took the pics myself- I hired someone for a flat fee (a broker) and although the buyers agent was rude and very combative, I did sell my home and save 3%. It was worth it and I would do it again.

dude that is the FUTURE for a LOT of transactions. Little by little the Realtor will go by by. had a real estate license from 91 till 2022. and let it go for that reason. Only complicated transactions and troubled properties will be sold with a listing agent and eventually those will be gone too.

No doubts , a good way of growing and saving your money is through investing . You don't need to have much before you can invest. "That little money you have now can make you millions if you invest it wisely". Right away from comparing a "phone photo" of a wall with no furniture, to a staging photo with the right angle was very deceptive. Trying to insinuated the realtor photo with staging was better.

@@MarioGonzalez-oq9bp today's smartphones can take "true hdr" photos and process them on device. The cameras literally take several photos the moment you press the shutter and then overlay them to get what appeals visually. There's even a "Pro" mode on some flagship phones that allow you to use the full 50mp or 100mp sensor and even allow you to save the RAW data of the photo for later processing in something like Adobe. I do agree that pros can take better photos 90% of the time but someone with a cell phone, who knows how to take photos, can also get some great shots. Especially since people viewing those photos will do so from a phone or website which compresses them anyways. Your examples are what the people commenting on had issues with. They just weren't a true representation of what someone could do with a phone. Good luck to you and thanks for the video!

There are several steps. I would be happy to guide you through it. You can email me or call me. For starters, I would get a written contract to protect you and the buyer regarding the terms you have agreed upon. Secondly, you need to contact a Title company (if in Florida) and I would strongly recommend that you use with that is run by a real estate attorney, locally. They can guide you though many of the future steps.

If I went with a realtor today, I would instantly lose $20,000 just by “using” a realtor. I’ve sold 1 home and purchased 2. In every case the realtor has done next to nothing except organize meetings and paperwork. IMO that is not worth $20,000!!!!! Insane. I’m not stupid, and Zillow gives me a nice relative price for selling the home. What a scam

Homes in my area are selling in 1 day above asking price, with over a dozen offers. My concern is the contract, when to get money in escrow, who pays appraisal and inspection. I am going to use a real estate attorney for the closing. Also thinking about selling my house AS IS. I don’t want some inspector trying to get me to fix this, paint that, etc. Thoughts ?

The offers are usually submitted on your local "standard" form. You can counteroffer on your own form if you like. Everything is negotiable. The buyer will pay for the appraisal and inspection. Who pays for what should all be spelled out in the contract. Read it carefully and make sure that you understand everything. The buyer's lender usually has their own appraisers and the buyer usually finds their own home inspector. There may be more than one inspection. The general inspector may find things that he recommends to the buyer that a specialist checks out, like a roof issue or a structural issue. The buyer may want a specialist to look at the plumbing with a scope and even remove toilets to do it. You don't have to allow invasive inspections. You have the right to sell your house as-is. This will reduce the number of buyers you will accept offers from. Some types of loans such as VA, FHA and Farm loans may require that certain repairs be made, or they won't approve the loan. You want to have your home in the MLS using a flat fee agent. There's an MLS listing form which has check boxes for which types of buyer loans you're OK with. If you will not make repairs, just check "cash" and "conventional loan". If you check VA loan, etc. and you're asked to make repairs, you don't have to, but if you don't the buyer will not get their loan and the house will fall out of escrow. You need to study up on various contract contingencies such as loan contingencies, appraisal contingencies, inspection contingencies, low appraisal contingencies, etc. There's a lot to know, but it's all out there on line if you look.

As an ex agent this guy over exaggerated everything. His pictures are hilarious. You can easily list it on MLS for a fee around $700 and you need a lawyer at $1000. You should offer 2% commission to buyers agents to get the traffic "doesn't mean you have to go with someone with an agent." I may put "don't let your agent steer you away from this gem because of the slightly lower commission" lol steering is illegal but never prosecuted and a large % of buyer agents do it

I don't understand why realtors think they are entitled to a percentage of your 20+ years of hard work for doing a $65/hr job for a few hrs. Brian, take a look at the two photos again and see how much area the professional photo took without warping the space. It is significantly different than a cell phone photo. It also used HDR photo layering where they take a good exterior photo and overlay it on the best interior photo...much better than any HDR app on a phone.

LOL. Pretty funny. In our current market, sales have slowed considerably and days on market are going up while prices are getting lower and lower. However, the best realtors out there are still getting top dollar for their customers and on average sell higher than over 80% of FSBOs.

Like most real estate people, you start out by asking people to subscribe to your site so you can send them notifications. Did you disclose you financially benefit from the subscription as well as what you do with the information contained in the Subscription? Second, like it or not you're a real estate agent and therefore your bias. Your site spends a great deal of time talking talking about problems and the negative side of listing yourself. I see nowhere where you give explain things like making sure a potential buyer doesn't come to your house with their agent, as they may be bound under their broker contact to pay a commission to the agent. This is totally counter productive in a private sale. Your site should be avoided.
