How to Support a cracked bowed basement block foundation wall.
In this video you'll learn how to effect an engineered repair for an existing basement block wall Foundation by installing steel support columns. foundation block walls have horizontal cracks and is pushing and bowing inward.
Using 4 inch by 4 inch by quarter inch thick Square Steel stock columns with welded 6 by 8 inch plates to the top end to the bottom.
Bolting is explained as half inch threaded rod by 5 in drilled and epoxy set for the slab base.
Proportion is bolted to a cross plate between the joists and then has two two by tens mended together turn sideways and butt and installed in front of the column to prevent the column from pushing back at the area location.
This assembly was created buy a local engineer and this installation technique provides a dead stop which will prevent the decaying compromised block wall from additionally bowing inward

Just a quick question... how were you able to attach the bottom of the post plate to just the basement floor w/ just 4 bolts and epoxy. Typically the basement floor is 2-3” thick in most cases in older homes, not nearly thick enough. Why didn’t the engineer call for a footings under the post ? In this video, the floor is already cracking where the bottom of the post is attached. Thanks for you response.

Usually the footing overhangs at least by 4 inches, there's a chance they bored through the floor and the footing. You'd be able to feel it when drilling.

A footing is not necessary, this is for a sideways/shear moment. Footing is to spread a load coming down from the top

So why not make a beam like you would use on a deck and go across all the floor joist and anchor it that way? Also how did you get them fitted to the right height?

Each column is independently anchored at multiple choice above each column location. Each column location was independently measured for height causing each column to be prefabricated to that specific location. Predetermine placement was mapped out first

So the wood is there to hold the steel beam?? If your not relieving the lateral force what impact does this have on the wood flooring once the beam pushes into wood?

No. You missed something there. The top steel plate bolts to a double flat joist plate mounted to the above joist. The floor frame supports the post which supports the wall

From experience I can tell you the floor WILL strain from the pressure over time. Esoecially since if the home has one of the block foundations the floor joists are likely abit undersized for modern conventions as well.

How are walls handled which are parallel to the floor joist. Adding blocking in the joist to secure the top from moving inward is not the same when load is placed on the side of a joist.

Excellent question.ans 3 joist cavities blocked the added flat plate contiuous span abutt to the the back side of stock column pinning againt the block wall. Not very attractive. But effective. At least according to the engineer who designed the support system.

That's the one a lot of contractors get wrong. They brace the tops of the posts to the bottom of the floor joists and in time the joists roll/rack offering little to no resistance.

Did the buyer negotiate the price down for this foundation problem after it was fixed? Future insurance?

No. Buyers inspection co recommended engineer evaluation. Repair is based on sealed engineers plan to prevent further movement. All inspected by local municipality....buyer accepted as fine

I put an offer before knowing the foundation had an issue. Should I walk away from buying this house since if I attempted to sell the house, the next buyer would note the brackets and problem with the foundation.

Can you tell me how to ask for these particular beams when ordering from a steel supplier? When I called the supplier before, they asked me about certain type and measurements and I had no idea what to tell them. I can tell them how long, deep, and wide. But they want more info than that, and they wouldn't offer any suggestions for my particular situation. Great video btw. Thank you!

HSS4x4x1/4 is what's used in the video. Another very common steel shape is an S4x7.7.

Steel i beam 1/4x4x8’ hot rolled steel will cost around 75-100$, the 5/8”x6” anchor bolts are about 35$ for a box of 10, 2x8 yellerwood is 10$, through bolts and lag bolts are about 10$. 1/4”x6x4 hrs plates will cost 15$ X2, anchoring cement tube is 25$ so for one column materials alone is around 200$.. but generally contractors should charge around 1000$ / support beam. Thats how much i was charged, 3k$ for 3.. then i put in another 10 myself for 2k$ and about 2 full days of install by my self.. I installed mine under pressure though with a 20 ton jack pushing agsinst the beam then bolted em down.. the sounds the friggn house made for the first month were wild.. it would pop n crack so loud it gave an old vet a ptsd episode..

It's a nice job and will definitely hold don't get me wrong just that top set up and the ability to correct or counter the continuing issue. How are the 2x10's secured at the top if you don't mind my asking?? As you mentioned on the inside of the floor joist butting some 2x10's anchored with architect screws and some cross bracing was a good idea! Thank you for the reply keep up the good work!

Double flat box bracing send the post mounts to the flush bottom. You do this you do this bracing to two floor joists cavities deep for added rigidity.

Engineer plan are from other structural support job that do infact secure and prevent further movement. Also creates a documented structural support system in n order for homeowner to sell the property and for a buyer to confidently purchase. Apparently your are not versed in support nor engineering so not sure where your cimment contains any validity.

Sir I have a question for you, if you don't mind. If its a foundation wall with dirt on the other side, will drilling holes in the wall cause more damage? All I want to do is frame out one side of my garage wall.

Wondering where to start with hiring out a project like this. My 101 year old basement wall is slightly bowed (1.5 to 2 inches) , and doesn't call for what the "basement specialists" are selling. Especially as the bowing is decades old and has not noticeably moved in the last 5 years (the amount of time I've owned the home). I'm just hoping to hire someone to install steel beams like this to prevent future movement. Where do you recommend I start when searching for a contractor to complete this work?

Search for structural contractors. Foundation contractors. Either way you'll get a s*** ton of opinions and differences

I have two due to soil compaction time and water around the property and the fact that it's old enough that there are no horizontal or vertical supports built into the wall system. Random settling

So the post had to be picked up cut and welded with plates actual one day. Four guys installed 9 columns in one day. This particular project ran 4800

If someone put drywall over an issue like this and sold the house without saying anything, can they be liable? Asking for a client P.s. They wrote their name and the date when work was performed on the block wall itself (which was approx. A year b4 they sold it)

I would probably seek an attorney for non disclosure issue. Buyer beware is one issue but failure to disclose a latent defect is another. Especially if that detail would have influenced the purchase and sale or no purchases sale. Good luck

so your really just stabilizing the wall not forcing it back into plumb? Also did you seal the crack once you stabilized it?

@@mikemolski8567 not sure. Probably based off of max load potential for each column. His warranty for the specs. This is stamped sealed and permitted with construction office.

Can you Anchor into the floor if there is tile drain concreted along the wall ? Thinking it wouldn't be thick enough to support this

I was going to ask the same thing. Maybe the bottom of the post can have an extension plate so you can drill holes 8-12 inches from the wall. Idk I'm not an engineer but that seems to be the only way without having to drill into the French drain.

Would you shim the gaps between the steel and block where it isnt touching due to theblowing? Or you just left it as is with the steel only touching the bowed area?

Correct supporting just the boat area no reason for shipping anything else it doesn't low in anywhere else except the Midway and that's what's being supported

The idea is the beams push back on the wall and over time as the tempature and moisture in the soil changes.. the I Beam or these posts should help push the wall back. I'm not a fan of using this posts. I like the I beam idea. If you can dig out the dirt outside the wall you can get most of the bowing gone the same week

Every base , condition, bracing is different. This particular job averaged 4500.

Why would anyone buy a house with an existing problem like this? How is water on the outside being managed which most likely is causing the issue?

I thought the same thing. Pretty old farm house. I've seen this in newer home as well. No issue with water surprisingly Unsupprted backfill of 7' with hollow 8" x 16" block foundation set very poorly. Just fix a 35 year old ranch with 9' high basement and 8' x 16" hollow block with 8' unsupported backfill. all thoughs years of soil pressure and hydronic water pressure caved in their gable wall. the entire perimeter block walls are bowed inward with a 4' horizontal split. (insurance won't pay for this either. Faulty construction as code where not there. Shame

Some areas, this is happening to every house that is affordable. When you think midwest you probably think corn fields. This is true, but it is misleading. The entirety of the midwest is floodplain. The water table is ridiculously high. So your choice is $$$ for a new development (which are likely all being made just as cheaply as these homes were) and sell before the symptoms show, or buy a $ house and spend a little to brace the basement. And yes, you are correct the only true solution in the long run is fixing drainage around the foundation. Dig around the foundation, fill all cracks, seal it, wrap it in a barrier, install a heavy duty drain pipe, and backfill with a bunch of gravel. And most importantly grade the yard to heavily lean away from the foundation.

Typically these houses are cheap and have character. Here in indiana even the brand new cookie cutter slab housing additions have issues. What you see in those is drywall screws pushing out after a few years and cracks on the ceilings, walls, and corners/seams.

Son of a bitch. Why doesnt anybody show the supporting brace for the joists running perpendicular to the steel beams..?? Do you just sister the upmost joist and place cross bracing inbetween the following joists? Where my joists are floating on the central built up wood support with lally columns, im afraid to put a steel brace on the walls with joists running the same way as the wall to be braced because if it moves it will put lateral force against the main house beam support... even if i built bracing inbetween each rafter.. wondering if i should go with the plate and anchor system where you apply the pull to the wall from outside... block foundations are the worst thing to be done to a house aside from replacing all screws and nails with glue only...

Job was calculated by material cost, custom fabrication of each support, and overhead addition of carpentry modification for suppirts for horizontal joist above. Along with man hours to install. Every job is different. This one totaled 4200. For 8 supports

Well that engineer must have gotten his licence online!!! Why the hell would you not have used spring steel I beam with a 1" bolt and bracket at the top to actually correct the problem for half as much $$$???? Commenting for a friend!

Are you trying to describe an S4x7.7 steel post? There is nothing wrong this design using HSS4x4x1/4. Virtually no difference in price between the two. Labor in the area will dictate differences in project costs more than material.
