I have been looking for cash buyers in my current city and in other cities I have lived in (I have moved a lot trying to basically find a place I can settle down in). Hey Hugo, thanks for the comment & for subscribing! It's never a bad idea to have cash on hand. It never hurts. However, know that you CAN wholesale a house before the EMD is due. This requires you to have all your ducks in a row, but know that it is possible! Having cash on hand for a refundable EMD can help extend a deal's wholesaling chances by extending the deal's life until the end of the inspection contingency. When you're starting out wholesaling & flipping houses from the MLS (on-market) the real estate agent will typically recommend the title company you can use. I wouldn't put finding a title company as a high priority when wholesaling houses from the MLS. The skill you need to get great at is putting distressed deals under contract below market value! I'm looking to start my journey as a wholesaler but I just have a few questions... after you find a cash buyer who agrees to the price and signs the assignment contract what is next? Do they now deal with the seller or do you still? Does the real estate agent who's selling the property have to be informed that there is an assignment contract? Also how does closing work does the cash buyer now just go to closing with the assignment contract and your no longer involved in that process?

To answer your questions, after you find a cash buyer who agrees to the price and signs the assignment contract, typically, they will be the ones to deal with the seller. You will assign your contract to the cash buyer, meaning they essentially take over your position as the buyer in the transaction. The listing agent selling the property should be informed that there is an assignment contract, as this is typically included in the assignment agreement. This is important to ensure that everyone involved is aware of the arrangement and that there are no surprises down the line. As for closing, the cash buyer usually goes to closing with the assignment contract, and you will no longer be involved in the process. The closing agent will handle the transfer of funds from the cash buyer to the seller, and the property will officially change hands. It's important to note that the specific details of how the assignment process works can vary depending on your location and the specific laws and regulations that govern real estate transactions in your area. It doesn't hurt to have properties to offer them but hard to do so prior without knowing their exact buying criteria. As you get better at negotiating the price of properties, your wholesale fee will increase. In the beginning, it may be a bit lower as you learn but have no fear it will get better as you do. When you talk about cash buyers and speaking to them and obtaining more of them, if you are contacting their business, do you want to obtain more of "Those Companies", is that the same as individual cash buyers like you are saying? 3-5 cash buyers = 3-5 companies you have good relations with?

Hello, Branden! Typically cash buyers will have set up an entity such as an LLC. So yes, you are making a relationship with the owner/operator of that LLC. Note that all it takes is 1 high-quality cash buyer to get off and running as a wholesaler. Hey Nya, Thanks for the question! Glad to see you’re loving our content! I want to be clear on your question here so which part of the contract are you confused about? First, you need to find the deal that fits your cash buyers’ buying criteria. Then you will negotiate that down under market value. While keeping the property within the buying criteria. The amount that you can negotiate down vs the price you sell it for is what your wholesale fee will be. So let's say you find a home for 194k and your buyer is willing to purchase at 204k your wholesale fee would be 10k. In terms of assigning the contract first, you negotiate the deal with the listing agent and get it signed on both ends. Really lots of things can be illegal when done the wrong way, like driving on the wrong side of the road.
